The literal worst rental agency I’ve ever had the misfortune to deal with and do not believe the realestate.com reviews go to product review for the real story. 3 trips to RDRV with these guys refusing to repair fixtures in the house - this is illegal and they compensated every time and had to repair! Avoid like the plague.
Jellis Craig Brighton
Jellis Craig Brighton — 1 star
"Without consent, Jellis Craig Brighton installed a real estate sign on my wife's private fence to advertise the sale of a neighbouring unit. Shortly after the sign was removed, the section of fence where it had been mounted collapsed entirely. Every other section of the fence remained intact.
Rather than accepting responsibility, their General Manager Tracy Burr conducted what she called a 'thorough investigation' — which included presenting our own damage photograph back to us as though it was their pre-installation evidence. When challenged on this, no explanation was provided.
Tracy then put in writing that she understood I was 'recording conversations without consent.' This accusation is entirely false, completely unverified, and remains unretracted.
Jellis Craig's Compliance & Risk Manager at corporate level was made aware of the full situation and has taken no meaningful action. The REIV, whose Code of Conduct has demonstrably been breached here, also failed to return my call.
This is not a customer service complaint. This is documented trespass, property damage, misrepresentation of evidence, and a false accusation made in writing by a General Manager.
I will be publicizing this matter. If you have had a similar experience with Jellis Craig or any real estate agency that escaped accountability, I want to hear from you.

As property owners, we were extremely disappointed with the property management service and believe the agency failed in its fiduciary and professional responsibilities.
We were significantly overcharged for repairs they arranged. We expressed our concerns about the costs and provided clear written instructions stating they should contact us for all repairs, including urgent repairs. It is ironic that, to avoid potential overcharges by the agent, we had to help manage our properties while paying management fees.
Despite these instructions, they unblocked the toilet without notifying us and billed us over $1,000. Our requests for details, photos, and proof of the repair were ignored. When the toilet blocked again after three weeks, we paid $250 to fix it—only a fifth of what the agent charged for similar work—raising serious questions about their pricing. After submitting a formal complaint to Carmel Franze, we received no response or evidence. Meanwhile, the disputed amount was deducted from our rental funds without any proof or our consent. We followed up on our complaint; however, the agent was unable to provide valid evidence or explanation. We have escalated the matter to Consumer Affairs Victoria.
Property owners depend on their managing agents to keep them informed and act in their best interests, but our experience was quite the opposite. Based on how our concerns were handled, we strongly suggest other property owners avoid this agent.
It was sold before bids

No one returned my calls the vendor missed out on another 25000, bid. Brighton Jellis Craig is corrupt and I wouldn’t recommend them at all.
Jellis Craig avoid!!
Had an absolutely horrible experience with Jellis Craig! Our settlement date was close to Christmas, but our vendor did not move out on this date, claiming he wasn’t aware of this deadline date.
We will never know whether this was pure ignorance, or failure to receive required communication, but regardless, we were left scrambling, with very little support or assistance from these agents.
Attempts to contact any Jellis Craig agent fell on deaf ears, as they’d all diverted their phones to ‘holiday mode’, and the one agent that was allegedly working at this time, informed us that he was away and couldn’t help.
We were never offered a final inspection, so we were left with a property in a filthy state, with no recourse to follow up, as they’d all clocked off for the year.
Furthermore, a previous property that we owned, neighboured a property that JC was selling. The agent felt it appropriate to hand out my personal details to the buyer, without my permission.
They couldn’t care less, once the deal is done.
Don’t make the mistake of using these selfish people. They are the epitome of the quintessential, self-serving real estate agents!

Review for Jellis Craig Bayside Glen Eira – Experience with Jacquie Douglas
My experience with this agency deteriorated the moment my property was assigned to Jacquie Douglas. The mismanagement was constant and exhausting.
• Lease renewal ignored for five months, despite repeated written requests.
• Approved carpet quote left to expire, then I was told to pay more because nothing was actioned.
• Jacquie applied pressure on me to pay to move the tenants’ furniture, even though Consumer Affairs confirmed it was the tenants’ responsibility.
• Emails ignored, incorrect advice given, and basic tasks left undone unless I chased them.
• An incorrect lease‑renewal fee was charged to the trust account, even though it had been waived in writing — and I had to identify and request the correction myself.
Because of this ongoing mismanagement, I changed agencies, and the difference in professionalism was immediate.
Based on my experience, I strongly advise landlords to avoid Jacquie Douglas at Jellis Craig Bayside.

We recently sold our family home with Jack Smith from Jellis Craig Lilydale. We could not have asked for a better agent. Jack was punctual, honest, approachable, and professional throughout the entire process. His attention to detail, knowledge of the market, and consistent follow-through gave us complete confidence from day one. He was friendly, supportive, no-nonsense, and genuinely worked hard to achieve the best possible result for our family.

Extremely disappointing experience with Jellis Craig Richmond. A tradesperson they arranged (to my understanding unlicensed/uninsured) flooded my kitchen the day before settlement, damaging floorboards. Six months on, the issue remains unresolved, funds are still held in trust, and the new owner is left with the damage. Repeated contact has gone unanswered. A complete lack of accountability.
Jellis Craig Armadale - Rental Experience!
I rented through Jellis Craig Armadale for the past 3 years at $1050 per week. I had the most disrespectful and disgraceful experience with Daniel Carrozza (Partner & Head of Property Management Department) and Mickayel Kolian (Property Manager). I even met Daniel in person to understand the process and build rapport. Notice to Increase Rent at $120 per week emailed without even a telephone call or text. Then Notice to Vacate emailed without even a telephone call or text. Final rental amount and vacation email emailed without even a telephone or text. The entire Real Estate industry and especially Jellis Craig, must be disrupted to re-imagine and respect the tenant experience with end-to-end customer care. Tenants are occasionally landlords of alternate properties and may well be potential sales customers too?
And you call this Service?
What passes for “service” at Jellis Craig
would, in any other industry, be called indifference dressed as professionalism.
The Man sits on his phone as though it were an article of faith, unmoved by enquiry, untroubled by urgency. The Girl cannot muster the minimal competence required to send a link. This is not merely inattentiveness. It is a quiet contempt for the very people upon whom their livelihood depends.
And yet, this is the theatre we now inhabit. A crowded inspection, bodies moving through spaces they cannot secure, each person carrying the small, private anxiety of a market that has outpaced reason. They are not just ignored. They are processed. Reduced to background noise in a system that rewards inertia over effort.
It would be easy to lay this entirely at the feet of the agents and their choice of hopeless Gen Z's, but that would be too generous. This is the downstream consequence of a housing framework that has failed to keep pace with demand, a policy landscape that has allowed scarcity to become spectacle. When supply is strangled, service becomes optional. Why perform, when the queue is endless?
What is most striking is not the incompetence itself, but the acceptance of it. A generation entering the workforce not with hunger, but with a curious detachment. As though the simple disciplines of responsiveness, accountability, and basic courtesy are relics of another age.
I have entrusted this firm with eight sales in the past. That history, it seems, carries no weight. Loyalty has been replaced with amnesia. The relationship between client and agent, once grounded in mutual benefit, has been reduced to a one sided convenience.
Let them continue as they are. Markets have long memories, even when individuals do not. The Robots will be better.
Awful communication - Adrian Petrucelli
Terrible buying experience with Adrian Petrucelli - poor communication (no followup at all) as he didn't seem interested in getting the best price for the vendor - just whatever was the easiest sell. Seller beware!
Jellis Craig Stonington, Richmond and Armadale Areas
Jellis Craig Richmond has been wonderful. Me and my husband were leasing with them for almost 3 years. We did not have intentions to move, however, the property was on sale. It was something we did not expect as we were looking forward to leasing longer. Then, we had a wedding to plan on top of moving. We had a challenging time of finding a place to move. Luckily, Madlen Dimitrova was very kind and understanding to us. She was able to respond with our concerns quickly and was able to liaise with the owner in a very efficient way. She was able to help us so much even it was in a short period of time. Thank you!

Jason De Stefano was amazing to deal with from the very first meeting. I was nervous to purchase off the plan, but I could not be happier with my new home. Be it as a landlord or a tenant they make you feel like they are superior and they are doing you a favour. Never returned phone calls emails were left in actioned for days..
Almost 12 months to get concrete bleed fixed in the carpark and the damage to the car and not even an apology or compensation. Everything is always everyone else's issue eg the landlord or tenants issue or fault.
Happy to take their commission or their management fees but never take responsibility. Save your money if your a landlord or be prepared for a rollercoaster if youre a tenant.
Memorable for all the wrong reasons
Memorable for all the wrong reasons. Hired this agency to manage my investment property and ended up with countless and repetitive emails from property managers who were obviously not interested in checking my responses to their emails and more focused on exonerating themselves from any accountability. Generally unsupported and lied to by one of the most collectively arrogant agencies I've dealt with - and I've bought, sold and rented from quite a few over the years. I seemed to be paying them to increase my stress levels. Awful.
Edit: would love to know how online reviews are calculated and displayed. I've seen reviews for the same entity and from the same review sites vary greatly, from 4.8 to 2.7. Where lies the fault? Is it the search engine, the browser or the review site algorithms? Or is it something else?
Offered 30$/wk more Still rejected, All JellisCraig ones are getting rejected
Not only Mitcham, but all the rental applications I put through with Jellis Craig (same as Ray White) were rejected, even after I offered 30$ more per week. Our family income is $262K, with $120K in savings with good rental history, and both of us have good permanent jobs without dependants, just one small dog. The property I applied for was pets-allowed too. It’s mysterious why those Jellis Craig applications get rejected the very next day after applying, and last Mitcham property I applied, never even went to “Processing” status, even though I communicated frequently with the agent. It just went from “Received” -> “Rejected.”. I Know its landlord choice, but my application never went to "Processing" status and rejected every time when the property manager is JellisCraig (or RayWhite) and that should be investigated by VCAT.

Costa very unprofessional
Costa was more concerned about his own agenda, and everything that we put forward over the campaign was slowly whittled away. He didn't even consult us on the day of the auction what was going to happen and what price he would start the auction. (Costa was too busy worrying about another auction that he had to go too straight after) Didn't even have the courtesy to congratulate us after the auction. Very poor experience and I will tell anyone I know not to use Jellis Craig Monash. Left a very sour taste in my mouth.
