We decided to use AMS purely through their reviews. I am so glad we did.
Communication from the off has been fantastic, Ellie was on the ball returning calls and sending emails. We have just had a level 3 residential survey done and it is one of the most thorough surveys I've seen. It was presented in a simple and informative layout. The survey was carried within 5 days of instructing them and the report was back within 5 working days. Thanks to the survey it uncovered a catalogue of problems hidden which sadly meant we decided to walk away from the property we had set our hearts on . But it wasn't meant to be. We will certainly be using AMS again for our next survey

In preparation for selling my house, I arranged for a survey to check for dampness and any timber issues. Bobby, the surveyor, was a delight to work with. He patiently walked me through each step of the process, ensuring I understood what he was doing and shared the main findings with me. The report arrived quickly, was straightforward, and included actionable advice. Bobby had a great grasp of the challenges associated with older homes like mine from the 1890s, and his recommendations were satisfying. He was readily available for follow-up questions and clarified details once I had the report. Overall, it was a fantastic experience, and I would strongly recommend their services for anyone needing a damp survey.

The booking process was easy, very clear information given over the phone prior to the survey being carried out. The team were always easy to get hold and the survey arrived on time and in good detail. They also had no issue arranging a follow up call so I could run through a few questions I had on the report. Very professional set up.
From my first conversation with Ellie, who took the time to talk me through the different types of surveys. She took the address of the house I am in the process of buying accessed the house on line and advised I would only need a Level 2.
She checked availability for the following week and confirmed they had 2 slots left for the surveyors in the area I am buying. I paid the fee (which was a lot cheaper than a lot of other companies). Elle confirmed she didn’t know why others charged so much. All L2 RICS surveys follow the same standard. Others charge more for ariel views of the roof which we didn’t need due the Estate Agent pictures of the property.
The survey, completed by Anthony Phelps is first class. Very easy to read and contains everything that I think I need to make decision on the property. Lots of pictures across the whole house, garden, loft etc, backing up all the comments he made. The seller advised that Anthony was there for hours, he was meticulous to the extent the seller thought there were lots of problems. There wasn’t. The sellers described him as a very nice friendly man who also took the time to interact with her young son.
AMS, Anthony is a credit to you, he clearly presented himself in a friendly professional manner to the sellers and produced a comprehensive report for me with in a couple of days of his visit.
If you are wading through the endless companies who offer surveys, I would highly recommend AMS.

Reassurance needed
Contacted AMS as very concerned re the stability of our landing floor following a recent re boarding by a local joiner.Jo was amazing , understood our concerns and arranged an inspection just a few days later . Ian inspected the flooring and reassured us that the floor was structurally sound . Report was prompt and provided us with a number of solutions, Ian has been really helpful , the reassurance was unbelievable. Would recommend them to anyone needing a survey
