Mafalda Franco , vendedora da Century By Nunes de Odivelas , foi a vendedora que se revelou a vendedora de pesadelos , sem nenhuma ética , manipuladora de vida alheias!
Mesmo tendo assinado um Cpcv com um cliente ainda assim manipulou me durante vários dias , exigindo elementos para a assinatura de um CPCV para o mesmo imóvel cujo já existia um vínculo com outro cliente. Está jogo de manipulação obrigou a deslocação e vinda do real comprador do exterior para vir para Portugal . Isto tudo numa base de manipulação enquanto a vendedora jogava com a vida de várias pessoas, sendo que com quem já estava em estado avançado nunca informou de que o mesmo imóvel já tinha um cpcv assinado .Aos novos potencias clientes mas falava, explicava e pedia que aguardassem alguma falha de quem já tinha um cpcv assinado . Ou seja com esta agência nem com cpcv assinado está seguro e defendido de nada . Até porque a responsável da loja , Isabel Nunes, concorda e aprova esta prática
Aconselho vivamente a não procurarem os serviços da Century by Nunes das Colinas do Cruzeiro .

Boa tarde o meu nome é Adelaide Correia e juntamente com o meu namorado Nuno Neves, fizemos um contrato de promessa de compra e venda de um imóvel em Samora Correia na Century 21 de Lezírias. O imóvel foi nos mostrado pelo vendedor Tiago que depois de nos ajudar e realizar uma proposta ao qual foi aceite direcionou nos para a Sra. Cristina Peres ( dona da century 21 Lezírias) para podermos assinar o cpcv e fazer o pagamento do mesmo no valor acordado de 10 mil euros. Até aí tudo certo, tudo correu dentro do esperado, porém, ao entregarmos a documentação da casa ao banco para ser feita a avaliação do imóvel o banco recusou o empréstimo no valor de 295 mil euros valor esse acordado com o vendedor do imóvel. Contactamos de imediato a dona Cristina com quem tínhamos tratado do CPCV ao qual informarmos que o banco não teria aceite e que teríamos de cancelar o cpcv. Tentamos ainda durante uma semana com o banco chegar a uma solução porém como não foi possível falamos novamente com a Dona Cristina ao qual ficou acordado que não sendo possível realizar se a compra do imóvel ela iria proceder à devolução do valor entregue. Isto foi no dia 19 de Março, desde então o contato com a dona Cristina tem sido praticamente nulo pois ela não responde nem a telefonemas, nem a chamadas nem a emails. Estamos muito preocupados porque as duas pessoas da century 21 de lezírias que conseguimos ter contato uma já não trabalha lá e alertou nos que a loja está cheia de problemas e que irá fechar novamente e não nos irão devolver o dinheiro e a outra pessoa que não está a receber o vencimento informou nos que não somos os únicos clientes com o mesmo problema. Estamos super ansiosos pois dizem nos sempre que apenas a dona Cristina pode fazer a devolução do valor porém ela já não vai à loja á semanas não responde a ninguém e é como se tivesse sumido, já estamos á um mês nisto e nós temos de devolver esse valor a pessoa que nos emprestou e ninguém é capaz de resolver o problema. Isto é só um pequeno resumo de tudo o que aconteceu pois existem mais pontos ao qual não explico aqui pois senão iria se tornar um email muito longo.
Agradeço que me tentem ajudar de alguma forma a resolver esta situação e se possível darem me os dados desta senhora para podermos possível entra com um processo em tribunal antes que seja tarde demais.

The most disorganised estate agency I have ever come across. Never reply to emails, obviously dont want to show you properties. After many days chasing managed to book appointments. Looking for 3 or 4 bedroom properties asked to view a fully finished bungalow, shown a dilapidated one bedroom farm. Second property again not finished. Third one we were given the wrong location 30 minutes away which we drove to and waited. Only to then be sent a whatapp telling us to go to another location 30 minutes away. We decided to go home. A totally wasted day and a nights accomodation. Would not advise anybody to use them.

I would not recommend Century 21 to anyone. My losses to deal with this agency is 72000€!!! Century 21 Representative, I am writing to express my extreme disappointment and dissatisfaction with the subpar service I received from your agency. I had two contracts with Century 21: one for renting my property and another for selling it. The rental process was protracted, taking several months to secure a tenant, which resulted in significant financial losses. Furthermore, your agent Paulo Florindo failed to properly vet the tenant's creditworthiness, leading to persistent late payments and four months of unpaid rent, totaling $5200 in losses. Additionally, the property sustained considerable damage when the tenant vacated. Your agency also provided inaccurate information regarding the property's condition, stating it was 'very well maintained,' when in reality, false information had been provided. Moreover, the sales contract was handled inefficiently, with no viewings for nearly six months, from October 2024 to March 2025, due to the property being advertised on social media with incorrect addresses. Throughout this process, I was consistently assured by Agent Paulo that he would handle the situation, but his inaction and lack of results were alarming. Due to the problematic payment issues and the stress caused by the tenant's actions, I was forced to accept the first offer, which resulted in a reduction of more than 10% of the original price. I regretfully accepted this offer and reduced the price by €46,000. An offer was accepted in June, and my husband and I traveled from Australia to Portugal for the signing of the sale contract. However, Century 21 failed to finalize the sale, resulting in losses exceeding €10,000. Due to your agency's unprofessional work, I was forced to hire a lawyer to complete the sale, incurring additional costs of €6,000. Given the subpar service and significant financial losses totaling €20,000, I question whether your agency deserves the full commission paid. I would appreciate it if you could consider providing compensation for this loss . Sincerely, Elena

CENTURY 21 Castelo Branco, Covilha and Lisbon

Having very recently dealt with this Real Estate Agency in Portugal, over a two month plus period, with a view to buying a property, we came to realise that this crowd are very clearly a highly suspect organisation. They practice deceptive pressure selling tactics, and deploy contract less reservation fee collection methods well in advance of any real agreement between the seller and the buyer - masquerading as so called "property purchase reservation" promises. If this doesn't work they move on to doing precisely the same thing with so called "CPCV contracts" to trick much larger sums of cash out of unsuspecting buyer bank accounts, well before any deeds are signed, and if they can get away with it, before any due diligence is actually carried out by a solicitor. Please be aware that both these so called "contracts" are neither legal nor are they necessary. They are basically a cleverly disguised scam perpetrated by unscrupulous estate agents, designed to separate a naïve fool from their money.

If the buyer refuses both of these advance fee ploys, they will then up the ante and move to demanding immediate payment of the agreed full purchase price into the sellers account and will employ blackmail tactics to try and compel a buyer into making this irreversible mistake. Finally when all else fails and if the buyers are still there on the day that the so called deeds of sale are to be signed, one may well find themselves in a room surrounded by up to 10 people linked to Century 21. This is meant to intimidate the buyers into agreeing to send money immediately to an unidentified bank account provided by Century 21, which has been conveniently named as the sellers account. The hope is that the buyer sends 1000s of euros without any legal protection whatsoever. Our advice is to never use this agency as they are totally untrustworthy, corrupt, deceptive and basically a bunch of fraudsters in disguise. Furthermore if you are a foreigner they know you haven't a hope in hell of getting a single cent back from them.

All techniques are deployed only to gather reservation fees and CPCV fees (both totally unguaranteed legally), and neither are legally required at all in order to buy a property in Portugal. It's a total con and crooked solicitors are in on it so beware foreign buyers. There is no protection whatsoever and you will lose the money if paid and the sale inevitably falls through. In fact these crooked estate agents have no real intention to sell anything, only to make off with the loot. 10% is the common amount requested in association with the so called CPCV well in advance, which will be in the thousands.

They need criminal investigation by the authorities and some of the people named below may well deserve to be arrested and imprisoned.

Beware of the following list of names, who are highly corrupt liars with only one aim - to collect and retain reservation & CPCV fees from unsuspecting, foolish and over trusting buyers:

Luis Figueiredo - an ageing (possibly 70 year old), silver tonged liar with all the guile of a full blown psychopath. We believe this man is the criminal mastermind behind this organised "property selling" fraud gang.

Ana Vitoria - a shambling mess of a human used by Luis Figueiredo we believe, scout for unsuspecting buyers misrepresenting herself and lying about virtually everything. Please note that this woman works as an Estate Agent for Re/Max out of Covilha Portugal, falsely advertising herself as an independent consultant. So avoid Re/Max also we would advise.

Afonso Trindade - a 22 or 23 year old clueless successor to the Century 21 crown. He appears to be an upcoming advanced fee fraudster. During the entire 2 month plus process this man was conspicuously absent and therefore faceless. How convenient.

Jaqueline Scholles - This woman was basically the silent side kick for Luis Figueiredo at Century 21 Covilha.

If you do involve yourself with these morally corrupt fraudsters, arm yourself with a good lawyer, do not pay a cent to them, ignore and swat away all fraudulent techniques they use to obtain any fees, for example they might say: 'you will lose the sale with no reservation or CPCV fee payment as there are others making offers simultaneously" You will find and eventually realise that this an utter lie and a psychological trick used to manipulate you into paying them free cash. Very similar to the tricks used by low end 419 scammers out of Nigeria. So watch out as this technique is all too common in Portugal. But on this occasion we seem to have identified an entire gang of fraudsters and were able to dismantle and expose their agenda.

AVOID THIS ESTATE AGENT IF POSSIBLE.
STAY AWAY FROM THESE UNSCRUPULOUS FRAUDSTERS.

Minha experiência com esta agência, e especialmente com o agente Marcus De Araújo, foi uma das piores que já tive. Ele me alugou um imóvel apresentado como limpo, em boas condições e pronto para morar, mas a realidade foi exatamente o contrário: a casa estava suja, em péssimo estado de higiene, com sinais claros de descuido e vários problemas estruturais.

Quando relatei a situação, Marcus De Araújo negou qualquer responsabilidade, mentiu repetidamente sobre vários aspectos do imóvel e demonstrou uma total falta de profissionalismo e seriedade. Após a assinatura do contrato, afirmou que “não era mais problema dele” e simplesmente desapareceu, ignorando todas as tentativas de contato.

Um comportamento vergonhoso, desrespeitoso e completamente inaceitável de alguém que deveria representar uma marca como a Century 21.
Desaconselho fortemente qualquer pessoa a confiar nesta agência e, em especial, no agente Marcus De Araújo: experiência enganosa e decepcionante em todos os sentidos.

Tudo errado, pior acho que não pode existir.
- Contrato assinado no domicílio e que devia receber o mais rápido possível para decidir se queria ficar com a Century 21, tenho 14 dias seguidos para desistir sem ter que dar justificações, chegou ao 18 dia, porque insisti inúmeras vezes...
- Para ficar com a casa o agente imobiliário mentiu ao dizer que já tinha clientes com interesse, ainda estou á espera...
- Telefonemas e msgs em 20 consegui 5 ok, ou sempre ocupado ou desligado e ainda tenho o nr pessoal que não valeu a pena!
- Em três meses um excelente apartamento T3 na segunda linha da praia da Rocha com 140m² brutos e 122m² úteis, e um espaço privado com acesso por chave no terraço, só foi visitado por uma única vez!!!!!
- Desde dia 21 Maio 2025 que não sei se o agente tá vivo ou morto, não diz nada!!
- Insólito...a chave do apartamento sou eu que tenho!! Mas para as vezes que lá foi, também não aquece nem arrefece...
- Placa da Century 21 também não existe, todos os dias sou bombardeado com agentes a querer ficar com o apartamento
- Tive de baixar o valor na esperança de vender mais rápido, mas é igual... não vale a pena!! Até o Idealista dá um valor superior
- Certificado Energético C apesar de estar com um erro na dimensão do apartamento, o agente quando consegui contatar disse que isso não era problema, 92m² p/140m² =
- Contrato exclusivo, mas o super agente disse que posso publicar no Facebook e noutros locais, não faz sentido nenhum!!
- Num outro contacto que consegui após várias tentativas, confrontado com a minha insatisfação, inventou mais uns clientes que vinham da Alemanha ver o apartamento...
- Não sei qual é a ideia do agente imobiliário, dizem que só quer angariar, mas depois não vende...ou seja nem coiso nem deixa coisar!!
- Soube que foi despedido de outras empresas da área devido a esquemas pouco claros e bastante duvidosos! Normal!
- Já enviei uma carta registada com aviso de receção que na qual peço a anulação do contrato sem qualquer penalização para a minha pessoa, e falo da percentagem de 5% do valor do apartamento e o iva, pois por lei o contrato não chegou às minhas mãos quando era suposto! Todas as informações foram partilhadas com o advogado de família, assim como o gabinete jurídico da Deco onde sou sócio.
Também todas as afirmações estão provadas através dos registos telefónicos, assim como todas as acções relativas ao assunto. Ambas as entidades afirmam que não necessito de defesa, pois só pelo contrato não estar na minha posse dentro do prazo legal, já é motivo suficiente para anular o vínculo com a Century 21. Segundo as mesmas fontes eu é que posso colocar uma acção judicial a pedir uma indemnização por danos morais e monetários baseados na condução desta venda, que me faz perder tempo e dinheiro para estar presente para abrir a porta do apartamento; aliás tive de me fazer deslocar de outra cidade com assuntos pessoais para tratar e ter gastos com combustível, nunca vi um caso semelhante!! Não irei por ai, não quero indemnização nenhuma, quero é ver este assunto resolvido o mais rápido possível, vou esperar pela carta da Century 21 na qual deve estar a anulação do contrato! Quanto ao Certificado Energético vou fazer o pagamento no valor de 220€ mas julgo que não será á Century 21, mas sim ao engenheiro responsável pela elaboração do mesmo, apesar de errado!
Espero que tudo isto tenha um final tranquilo, sem ter que me preocupar com algo que não estou disposto a fazer, já tenho problemas com a minha saúde suficientes, sou doente oncológico, já tirei um rim e três cancros da bexiga...e tudo isto mexe com o meu sistema nervoso sem ter necessidade de acontecer!
- Lamento que uma empresa conhecida pelo seu prestígio e confiança no mercado, venha aos poucos a perder esses valores devido às má escolhas dos colaboradores!

Agence immobilière que je ne recommande pas... Nous avons acheté une maison a Mira Portugal, avec l'agence century 21 de vila Nova de Poiares.
Nous avons signé le lundi, et il y a eu semble-t-il des tuiles arrachés le samedi,mais personne ne nous a prévenus ni l'agence ni l'avocate des vendeurs...
Nous l'avons découvert par nous même une fois les clés en main...nous avons envoyé les photos a l'agence et a l'avocate et personne n'en a rien a faire... L'agence aurait dû s'en assurer avant la vente Que tout allait bien, sachant que nous arriverons de France le jour de la signature... aujourd'hui l'agence a vendu et s'en fou royalement de nous ... Nous devons payer nous même les réparations puisque plus personne répond...
Donc j'en ne conseille pas cette agence.

Um consultor desta empresa do Parque das Nações de nome Francisco Campanha vendeu me um terreno acerca do qual sempre indicou uma determinada área de construção, para após a escritura descobrir na Câmara da localidade onde adquiri o terreno que não só o terreno era de uma área bastante inferior como a moradia tinha de ser geminada e não isolada, como este sempre mencionou. Confrontado com a verdade informou que iria pedir uma reunião na câmara, com caractér de urgência. Passados 6 meses ainda aguardo. Uma triisteza. Possivelmente teriamos comprado o terreno na mesma, mas o que nos chocou foi o termos sido enganados por este senhor, quando na nossa parte sempre cumprimos tudo o que nos foi solicitado.

Minha pior experiência com arrendamento foi com a Century 21 Realty Art M&J. Demora absurda para elaborar o contrato, erros constantes e total falta de comunicação. A entrega das chaves foi um caos, cheia de exigências sem transparência e atrasos que me geraram prejuízos financeiros e profissionais.

Mesmo após mais de duas semanas de processo, com o contrato assinado e pago, o problema ainda não acabou. A entrega foi incompleta, e ainda não consigo contato com a corretora para receber a outra chave, finalizar a vistoria e pegar o controle do portão. Nem mesmo o atendimento da imobiliária sabe como contactar a corretora.

Falta de organização, descaso e zero compromisso com o cliente. Se não quiser dor de cabeça, procure outra imobiliária.

Do Not Waste Your Time! December 24, 2024

The representative was lazy and unprofessional. He wasted my time, and was discourteous! He didn't even bother to return my calls or look through my properties with care.

Most unprofessional real estate company I ever dealt with.
We visited a house and the agent was really helpful, however, we later found out that we were given wrong/misleading information about the house:
- the year the house was built was informed to us as being in the late 90's, when in fact it was first registered in the 80's. This makes a huge diference in the type of materials used for the plumbing etc
- there were some major issues in the house plumbing that were not communicated by the agent
- it was not clear that the house had occupation permit, as it was never provided by the selling agency

On top of this, the process was full of pressure from day one. While we were visiting, we were told that there were already a few offers for the house from other buyers, and if we wanted to make a deal we needed to make an offer on that same day. It worked more like an auction.

We liked the house anyway, so we decided to make an offer, which was later accepted (supposedly) by the owner. And then the pressure was even higher.
C21 was trying to get a reservation fee from us without providing any contract. When we said that we would not be paying any reservation fee without a contract, we were provided with a contract without any clauses to protect our interests - basically they wanted us to pay 1500 EUR to make a reservation, without having any guarantee that our money would be given back to us is for some reason the deal was not concluded.
We did not pay any fee but wanted to proceed with the deal, so we asked for all the docs.
They also tried to convince us to sign the CPCV with no resolutive clauses that would defend our rights - so in their minds it would make sense for us to pay thousand of EUR with no guarantee that the money would either be used to complete the purchase or return to us if the deal was cancelled.

The docs they provided us were incomplete, with incongruences between the different docs - we also asked for the "licença de utilização", which was missing, and they found the request strange - it almost felt they were hiding something.

It was less than a week between the visit and the fall of the deal, and the lack of empathy, professionalism and customer oriented processes were mainly, but not solely, the reasons why we decided to back up in this deal.
The icing on the cake was the messages we received afer informing them that we would not be proceedin with the deal - completely unprofessional and even offensive. I will never ever again contact anyone from C21.
