Avoid City Rooms. Their handling of our property was negligent, disorganised and completely lacking in accountability.
The most serious incident was a fire in one of the bathrooms while nobody was at the property. City Rooms’ first response was to accuse the tenants of leaving a device plugged in, despite there being no wall socket in the bathroom for anything to have been plugged into. The fire was ultimately caused by a faulty extractor fan, which we had reported to City Rooms a week before the fire occurred.
Afterwards, one of only two bathrooms in a five-bedroom property was completely unusable for three weeks. The house was covered in soot, yet we received no compensation and barely any meaningful response regarding professional cleaning or the replacement of damaged fixtures. We were simply expected to live with the consequences of a fire linked to an issue we had already reported.
This lack of basic property management extended to smaller issues as well. An unmounted mirror left behind by a previous tenant was leaning against the wall in my bedroom. City Rooms said they could not mount it, so I asked for it to be removed. They agreed, but when I moved out six months later, it was still sitting in exactly the same place.
Their utility billing was also inconsistent and opaque. Bills were sometimes issued monthly and sometimes every two months, with little clarity. During the month of the fire, when most tenants were not even living at the property, we received the largest utility bill of our tenancy. We submitted meter readings and were given written confirmation that a revised bill would be provided, but it never arrived.
Finally, I used Reposit instead of a traditional deposit. When I moved out, City Rooms submitted a claim for £89 without informing me. I had to gather and submit evidence myself to dispute it. After reviewing the evidence, Reposit rejected the claim and charged me nothing, which says everything about how justified the proposed charge was.
This was not a single administrative mistake. It was a repeated pattern of ignored maintenance reports, baseless accusations, poor communication, unexplained charges and attempts to make tenants responsible for failures in the management of the property.
I would strongly advise prospective tenants to avoid City Rooms. Anyone who does rent through them should document everything, keep every email, photograph every issue and challenge every charge.

I am so disappointed in this company
I am so disappointed in this company, I think I have to move out. Here is the situation. I was told that I would be living with two other females. Turns out, on of them was a couple, so instead of living in a three-bed house, it is a four-person house. This is WAY too small to be a four bed house (one bathroom, one fridge etc.) I am very annoyed at this.(Even though the couple are lovely). It just seems very dishonest. Also my room was SOOO DUSTY when I arrived, I have emailed them to come and clean it again but I have had no response. They are also overcharging us council tax for some reason, which I hope gets sorted soon. Either way I think I wont stay at this property too long; these people are dishonest liars. I honestly think it is so strange they told me I will be living with two females, but now its two females AND a male? There is honestly not enough room. I am so upset and disappointed. And I'm paying 1K!!!!!! I think I need to move out. Navdeep from City Rooms is the rudest, most incompetent agent I have ever encounted.

My partner and I have just moved into a new house in London (sixth home in six years), and this has been by far the worst experience we have ever had. Renting in London is difficult, but this agency has taken it to another level.
We viewed the property about a month before moving in and immediately liked it. The house itself is nice, so we agreed to proceed. From the start, everything seemed professional, but they requested excessive documentation to prove affordability, which felt like their main focus.
The rent was also advertised with an extra £100 per month for couples, which we accepted.
We then paid almost three months’ rent upfront (one month plus an additional month and a half), a very large sum of money, before move-in.
On arrival day, we were not given the keys at the property but had to collect them from their office and then go to the house. The existing tenants were not even informed and were surprised when we arrived, which created an unnecessary and awkward situation.
At the office, we were told there was only one key. We explained that two keys were essential as we have different schedules and cannot share one key in London. Despite this, we were told to “manage over the weekend” as we moved in on a Friday.
To make it worse, the first set of keys did not include the external FOB needed to enter the building. So, we were locked out and had to wait over 20 minutes outside with six suitcases until a neighbour let us in. We had no access despite having already paid significant rent. This was completely unacceptable.
We were also told that the FOB had been left inside the property after a supposed “deep cleaning,” even though they had over a month to prepare for our arrival.
Throughout the weekend we were left with only one key. We received no solution until Monday, when we were promised a fix. However, the second key provided on Monday afternoon did not work...
They had known for over a month we were moving in, yet still failed to provide two working keys. After another day of delay, a third party finally delivered a working key.
In total, we spent around five days struggling with access, leaving work early, coordinating schedules, and relying on friends just to manage basic entry to our home.
We were then directed to a manager, Alessio De Marco, who was effectively unreachable by phone. Even when the office confirmed he was present, they refused to connect us, saying he only responds by email.
We requested compensation for five days of disruption. The agent Yuki initially suggested one day’s rent compensation. We asked for at least three to five days. The manager refused, claiming the property was “fully usable” with only one shared key.
This is completely unrealistic for two working adults in London with different schedules. Despite charging extra for couples, they failed to provide basic access.
We will leave this property as soon as possible.
The house itself is fine and the room is spacious, but tenant care is clearly not their priority. Their focus is solely on payment. Before signing, they are attentive and request extensive documentation, but once the contract is signed, you become just a number.
I should also mention the condition of the room. It was supposedly “deep cleaned,” but this was not the case. I had specifically requested three times that the window be cleaned due to heavy bird droppings, and was assured it would be done. It was not.
The room was dirty on arrival: bird droppings on and inside the window, a stained toilet seat that had to be replaced, and dust and dirt throughout.
In summary, considering the high rent, the property was delivered in poor condition and with extremely poor service. We were treated with a lack of basic respect as tenants.
Their mistake was underestimating how persistent we would be in defending our rights.
I would not recommend this agency under any circumstances.
Without question, the worst letting agency I have dealt with.

My experience with City Rooms has been mixed, with both positive and negative aspects.
One thing City Rooms does well is preparing the rooms themselves. The rooms are usually painted, cleaned, and brought to a good standard before tenants move in. However, in my experience, the communal areas do not receive the same level of attention. Many of the pictures shown online of kitchens and shared spaces appear to have been taken when the property was first refurbished, so the current condition may not always match what is advertised.
I would also advise future tenants not to rely only on virtual viewings. If a property has issues such as bad odours or poor communal conditions, these are difficult to notice through videos or photos alone.
On the positive side, the regular staff members are generally polite and helpful. When faults are reported through the online system, repairs are usually addressed within a reasonable time. It is also important to understand that City Rooms acts mainly as a letting agency, so not every repair is directly under their control, as some responsibilities belong to the landlord.
The biggest issue during my tenancy was my experience with the letting manager, Giovanni. From my email exchanges with him, I found the communication to be unprofessional at times and lacking in customer service. It also felt like most major decisions were handled solely by him, which made resolving concerns more difficult than it should have been.
Overall, City Rooms has some good points, especially regarding room preparation and maintenance reporting, but there are also areas where communication, transparency, and management could be improved.

The whole renting process was quick and stress-free. Pablo my agent was very Professional, responsive, and communication was clear throughout the process, everything was handled efficiently by the agent! Highly recommend!
Dishonest and Unsafe
If I could put zero stars I would. I rented a room through City Rooms in Bethnal Green from August 2025 to February 2026, and it was without question the worst rental experience I have ever had.
From the very beginning, I was misled. I explicitly asked whether there were any animals in the building due to a severe allergy and was assured there were none. This was completely untrue. I was also told I could leave my contract at any time if needed, and that the room would come furnished with items like a desk and shelves. None of this was honoured. These were not misunderstandings. They were outright false promises used to secure a tenant.
The living conditions were unacceptable. The room was full of mould, and the mattress situation was shocking. It was propped up on two unstable boxes, and there were men’s clothes inside the mattress. It felt unhygienic and completely unfit for habitation.
The wider environment was just as bad. I lived next to individuals who regularly used drugs, including cocaine, in the stairwell. I reported this to City Rooms out of concern for safety, and they refused to take any responsibility or action.
To make matters worse, a neighbour’s dog repeatedly attacked my flatmates. Despite this being a serious safety issue, City Rooms refused to let them leave their contracts or even communicate properly with the apartment provider. Giovanni Mennone in particular was dismissive, unhelpful, and showed no concern for the wellbeing or safety of the tenants. The lack of accountability was unbelievable.
Basic maintenance was also ignored. My shower and boiler stopped working for an entire week, and no meaningful help or urgency was provided.
Communication throughout was rude, dismissive, and unhelpful. Every concern was brushed off, and there was zero accountability at any stage.
I strongly advise anyone considering City Rooms to stay far away. Based on my experience with Giovanni Mennone and the wider company, this is a business built on dishonesty, negligence, and disregard for tenant welfare. They cannot be trusted and show no respect for the people renting through them.

Just about escaped the scam of this scrupulous scammers, moving from Liverpool to London end of April 2026 with my employer and required accommodation for when I officially start my transfer in London, saw a bedsit/room on spareroom.co.uk and enquired about it, got told of one room so thought to apply for it, baring in mind they advertised it as a no deposit all bills included, spoke to a agent called Tommy who then went through all the spiel of what was required, maintained that all bills included in rent so 8 thought yeah sounds good as I have only 3 weeks before I move to London.
Cut a long story short, they asked me to apply online so I did what was required, then they said my threshold didn't meet what they want so they offered me another room at a lower price so it would pass some sort of criteria and that they wanted a week's rent as a holding deposit for the date I wanted, now after I stupidly paid it thinking it was genuine a few days later they come up with the application failed because of a CCJ??? ERM I've never had a CCJ or a letter from court.
Now they wanted me to provide either the first 5 weeks rent upfront or a guarentor which I've already told them I couldn't provide as the references from both my employer and landlord should of been sufficient.
They started being unfriendly and tried every trick in the book to bleed more money out of me which I then realised something wasn't right, it wasn't until I saw reviews of the company on here that I then began to have second thoughts, so I politely asked them to refund my weeks deposit as I felt I was being mislead and also told them I'd report them to the trading ombudsman for misleading information so I can safely say I made a quick escape from these scammers, luckily I got my deposit back but they then tried to get some company called home move to try and set up WiFi, water and gas and electric bills to be paid by direct debit, baring in mind that all the bills should of been included in the rent.
So I've now blocked these scammers and reported them to spare rooms not that anything will be done but I've made a lucky escape from cityrooms and I'd advise anyone who tries to use them, please please don't sign up with them, avoid them like the plague, don't let them think your easy prey, cityrooms are bullies, thieves and scammers.
If you want to lose all your money then sign up with them, if you want to save your money then avoid them at all costs, I beg you do not entertain using cityrooms.

The property had serious issues, including a faulty electrical system and a rat infestation, making it unsafe and completely unfit to live in.
Because of these conditions, I had no choice but to terminate my contract early. Despite this, the landlord/management has been holding my deposit for over 3 months with no valid explanation and no effort to resolve the situation.
This level of negligence, lack of accountability, and disregard for basic living standards is shocking. I strongly advise others to stay away from this property and anyone managing it.

These guys should change their name to scammyrooms. Complete scammers that work here especially giovanni and shellby who are highly unprofessional individuals. After the issues I faced, I looked at the reviews and I have read alot with exactly the same issue for me. The problems I faced werent a one time thing but a regular practice for this scam agency.
These are the few issues I have faced since I moved in:
1. The number of tenants living at the property was a lie. They said 2 females live at the property but when I moved in, there was a couple living at the property.
2. They dont care about tenants. I move in on october 2025 and as soon as I did I saw some problems with the room which I had asked the agency to fix but they instead emailed me back to clean it myself. Mfs what?
3. No hot water during the winters, even after multiple tenants complained.
Told me the building was new. 2 months after moving in the whole building has scaffolding and construction starts at 7am ruining my sleep.
4. Illegal room entries- they have entered my room twice illegally and without notice, especially even after asking them not to enter.
These are just some of the issues I have faced.
Avoid this agency at all cost.

I would STRONGLY advise people to be very cautious before renting with City Rooms. My experience has been one of the worst I have had in London. During my tenancy, we had mice infestation in the kitchen, widespread damp throughout the house, and a broken toilet that was not fixed for over two months despite being reported multiple times. Maintenance issues often took two weeks or more to receive a response.
When damages ocurred in share areas, damages that I did not cause, instead of investigating, this agency attempted to charge us collectively without fairness or accountability. I was the only tenant consistently cleaning and maintaining the shared spaces, yet management failed to address the behaviour of other tenants.
Upon moving out, I left my room cleaned with documented videos and photos and despite this , they attempted to withhold our deposit, incorrectly referencing a different room. Rent increases were applied without consideration for declining living conditions. The overall lack of proper management, delayed responses, and failure to ensure BASIC living standards significantly affected my wellbeing during my stay. Plase be very careful and make sure you document everything if you decide to rent with this "agency". I have documented everything I mention above, including video evidence of the condition of the property during my tenancy.

Please, reconsider signing a deal with CityRooms. This has been the worst living experience of my life. Never, have I dealt with such a dishonest and unethical company. I'm filling a report to the UK government for unethical business practices.
To give you a few concrete examples of the many issues I went through with them:
- They lied to me regarding the number of inhabitants in the property
- The bills which were meant to be included, were actually not (with a tricky clause on the contract). I had to pay over 400£ from my deposit to cover remaining electricity bills.
- They lied about the contract entering a rolling basis. Even though this is stated on the first paragraph of the contract. What they do is to cancel the contract after a year and force you to sign a new one with higher rents and no rolling period (i.e. you'd have to again be tied to them for another year, which wasn't the contract you signed originally).
- Their service after you sign the contract is truly abysmal.
Not all agencies out there in London are good, but City rooms is surely horrendous. Do not make a deal with them, it's a scam!

My biggest nightmare was renting a property with City Rooms.
Before I moved in, they told me my rent would be £870 per month including all bills. Three months later, they informed me that the rent had been increased to £940, still “including bills”, but with an additional 15% annual surcharge for gas and electricity usage.
Eight months into paying £940 for a single room, they came back again claiming I owed over £700 as part of the 15% usage charge for gas and electricity for the period. At this point, it was clear to me that their pricing is misleading and feels like a scam.
They also only provide a cleaner once a month, despite their promises of regular cleaning.
If you want peace of mind, do not rent any property from them. My experience has been stressful, confusing, and financially draining.
