Working with Ryan and the team at Eastley Estates has made the whole investment process much smoother than we expected.

They don't just help find properties – they support the entire journey, from acquisition and renovation planning through to introducing reliable professionals and helping prepare the property for refinance and rental. Their local knowledge of the South Wales market has been extremely valuable.

Eastley Estates & Property Investments Ltd – PRS Complaint Upheld

As the customer who instructed Eastley Estates & Property Investments Ltd for what was marketed as a “fully managed, hands‑off” BRR investment service, I paid £5,000 for sourcing and £1,500 for refurbishment management.

After a full investigation, the Property Redress Scheme (PRS) issued a final binding decision in my favour and ordered the company to refund £6,500 in full.

The PRS found that the service delivered fell short of the fully managed service that had been advertised and fell below the standard of reasonable care and skill that any investor is entitled to expect.

The PRS identified multiple serious service and management failings, including:

• failure to raise or explain significant risks highlighted in the Level 3 survey
• failure to advise on the need for specialist investigation into damp‑related issues
• failure to provide the information required to make an informed investment decision
• failure to take timely or proactive action when damp and mould concerns were raised
• delays, poor communication, and inadequate management once issues became apparent
• inaccurate or unreliable information about completed refurbishment works
• inadequate refurbishment oversight and missing compliance documentation
• tenant complaints about mould, ultimately resulting in the tenant leaving the property early

These failures led to substantial delays, failed refinance attempts, tenant complaints regarding mould, and significant remedial works later being required.

The PRS ultimately concluded that I did not receive the fully managed service, provided with reasonable care and skill, for which those fees were paid.

The company has now complied with the PRS decision and refunded the full £6,500 awarded.

This review is based entirely on the findings of an independent PRS adjudication which resulted in a final binding decision. I am sharing this so that prospective investors understand the risks before engaging a “hands‑off” property investment or refurbishment service.

- The appropriate outcome was for Eastley Estates & Property Investments Ltd to refund the full £6,500 in fees.

The PRS did not attribute the outcome to an “unreasonable claim” or to an “unforeseeable issue”, but to service and management failings identified during their investigation.

I accept that the PRS did not find you responsible for the underlying physical defects themselves. However, it did conclude that I did not receive the fully managed service, provided with reasonable care and skill, for which those fees were paid. The company has complied with the PRS's binding decision and refunded the full amount. My review simply reflects the PRS findings so that future customers have accurate information.

This is our second investment with Ryan and the team. A very smooth and uncomplicated process makes it easy. Although there are a few hurdles to jump to verify no money laundering going on, but that’s the solicitors role and is reassuring that it is so thorough.

Far better rates than any bank account will give you.
We particularly like the fact that the investments are flexible and can be worked around the amount you want to invest, but also the duration of your investment. We went for 9 months this time as we can then use the returns over the winter months / holidays.

We have been working with Ryan for just over a year. Our first property is now operational and is being rented to tenants. Ryan is pleasant to work with and always responds within a few hours, which helps build trust. While the journey hasn’t been entirely smooth, property investment rarely is. Ryan took responsibility and collaborated with us when the property was undervalued. The building team he works with provided good service, efficient communication, and fair dealings.
We are now looking to invest with Ryan for the second time, confident in his ability to deliver consistent results and support throughout the process.

It's been great working with Ryan and his assistant Jenny is very on the ball. We've invested money with him at 8% and everything got sorted for signing forms very quickly and efficiently. He keeps checking in with us from time to time to make sure all is OK.

Just completed my first project with the team. This has been my first property purchase and the team has been super helpful at every stage. Jenny in particular is brilliant and it’s been a pleasure working with her throughout.

I've recently completed my 1st project with Eastley Estates and have just signed up for my 2nd. The project was completed without the need for myself to attend the property at any stage and there was good communication whenever a question was asked or information was needed. 

We have had a professional relationship with Eastleys for just about a year now and have only good things to say. Communication is seamless and the team are very friendly and always happy to help. Special thanks to Jenny who I work particularly close with, always happy to offer support throughout their clients buying process.

5 Stars. Extremely organised and great at communication - the team (Ryan and Jenny) is clear on prioritising customer satisfaction which helps massively and they are all very personable.

So disappointing - Unfortunately not a hands off experience as mentioned by Ryan multiple times. I think the question to ask is “how many people have you worked with for 3properties or more” and that would tell a story. A number of issues during the progress and various excuses along the way with rent, costs, valuation all substantially below value advised by Ryan. 1) commission taken for repair work, but did not oversee works, with snag works alone taking over 4 months - completed due to number of visits by us and endless chasing, 2) Rental- recommended rental company led us nowhere, Ryan did not offer other options just told us to stick with it, we changed rental companies and was off the market in 2 months. 3) works- the self-claimed expert did not notice there was a structural issue with the building costing £15k more in costs 4) valuation - well below comparable as provided even after additional works. The disappointment is how Ryan disappeared when things went wrong. We had to travel to Wales 5 times to sort out the issues and Ryan refused to acknowledge the issue and discuss it.

I have worked with Ryan and Jenny a little over year and it’s always been a pleasure. They have been friendly and approachable and they have always helped where needed. Would highly recommend.

I’ve worked with Ryan for around a year, and he’s consistently honest, hardworking, and driven. He never seems to stop, and he’s always focused on delivering a strong return. He’s genuinely one of the hardest-working people I know.

Ryan sold us a property where he knew the other party and didnt inform us. Probably took a fee from them too without informing us.

The property had a hole and huge leak in the roof and he told us he checked the entire property and it was a sound investment and only needed a lick of paint and new carpets. When we later found evidence of mould and the leak, he refused to come and meet us at the property to explain what happened. The roofers that we got to do the work told us this hole was visible if whoever checked had opened the attic and was there for years.

He concealed the fact that the roof needed work to ensure the "numbers" worked. Extremely disappointed in our experience with Ryan. If you choose to work with him, due your due diligence on the property, ask questions about the sellers, view the property and get a survey done. DO NOT take him at his word. I wouldn't pay him a penny till you get a tenant in because I saw his work ethic or the lack of it, when the problem surfaced.

Apart from this we got a valuation which was approx 15% less than what he told us to expect and we spent more than double on the renovations (11k became 24.5k). Rent was 15% less than he said would be standard. Property went untenanted for 6 months because of the damp and leak and he told us that we just had to bring the rent down. So this property was nothing but a loss for us.

He charged us a project management fee for the refurb and left a mess in the kitchen and living room that took 6 months to fix.

Don't fall for his made up "numbers". If he pressures you to sign his contract while you are doing your due diligence, recognise it for the pressure tactic it is. Only person who made money in our deal was Ryan Eastley.
