My flat has been repeatedly affected by issues originating from the property managed by Elliot Leigh, due to their ongoing failure to carry out effective and timely repair work. Instead of addressing the underlying problem, they have consistently relied on superficial, cosmetic fixes. This is now the third occurrence in five years, demonstrating a clear pattern of poor maintenance and inadequate resolution.
The most recent incident was reported to Elliot Leigh several months ago. Their initial response was to deny responsibility, claiming the issue must be coming from the communal areas. After prolonged back‑and‑forth, an independent third‑party investigation was finally carried out. The findings confirmed that the root cause was, in fact, coming from the flat managed by Elliot Leigh.
This sequence of events highlights two serious concerns:
1. A failure to acknowledge legitimate repair issues, and
2. An attempt to deflect responsibility onto other parties, rather than addressing the problem properly.
I am sharing this experience to make others aware of the poor practices I have encountered with Elliot Leigh in relation to property repairs. Even when they do carry out work, they provide statements without any supporting evidence that the repairs have been completed to an acceptable standard. As a result, the underlying issues remain unresolved, leading to repeated damage and unnecessary disruption.

We were sold for the peace of mind they would offer and peace of mind was something we never had

I recently leased my 2 property with Elliot Leigh Guaranteed Rents,
we me at Alan Dantes at my properties , he was responsive, professional, and attentive my needs. He clarified any concerns and dealt with the onboarding promptly, and communication was clear throughout the process.
I would personally recommend dealing with Alan Dantes Elliott Leigh
If I could give a 0 I would, an absolute disgrace from start to end, in what would still be described as Winter, they left me a disabled lady with no hot water or heating for 5 weeks, only time anything happened was when I had to chase them, only got offer of temporary heating after 4 weeks after I'd had to buy my own to keep me and my kids warm. Then to boot 2 hours after the engineers left the property they ring to do an inspection which I believe should be every 3 months (always been so) early less than a days notice and insist for their convenience even though I said I had a hospital appointment they wanted to do anyway with the keys they have to the property. Call with 3 minutes before close no doubt after they received the invoice for the work done. Very much feel like they are not good people for their tenants, for a large company I've had better experiences with small estate agents, couldn't even tell you my property managers name, you ring up to talk to them and get passed around to others, even knew what I was ringing about with regards to my boiler. If you can I'd avoid them and go elsewhere. Also 2 or 3 years ago they left me 3 months without a working fridge freezer!!

If you are a responsible landlord do not use these cowboys.

I lived at Spencer Lodge for just under a year and had no problems with it, whatsoever. It was clean, quiet and homey. Martin, the manager of the place, was very nice, welcoming and helpful and kept everything safe and organised. I am very sad to be leaving.
Spencer lodge was the cleanest place i have stayed in. Martin was fantastic couldn't ask for any better firm but fair. Fantastic facilities nice and quiet at night. Gutted to be leaving

Elliot Leigh Guaranteed Rentse will not respond to emails from residents in the building. They will act like the house has been maintained and repaired. They will not deal with the problems in the building and will make money by fining residents. Think twice before contacting this agent.

I am extremely disappointed with the service provided by this agency. Since July, I have repeatedly reported numerous repair issues in my property, including a serious mice infestation. Despite several follow-ups, the responses have been delayed or altogether ignored, with promises of action that never materialize. Essential repairs, such as non-functioning radiators and a malfunctioning oven, remain unresolved. This lack of responsiveness reflects poorly on the agency’s commitment to tenant well-being and property management standards.
As tenants, we deserve a safe, habitable living environment, yet it seems that issues are continuously overlooked or delayed without accountability. I would advise potential clients to consider other agencies until Elliott Leigh demonstrates a more reliable and proactive approach to property management.
I needed a new tenant for my flat in East Ham, I was recommended Elliot Leigh Guaranteed Rents by a good friend of mine and in particular Alan Dantes.
I contacted Alan over the telephone to come and provide a quote on my property. He met my husband at the premises and was very courteous, friendly and professional. He provided me with all the relevant information and paperwork. Alan was very patient as we still had some work to do in the flat whilst he continued working in the background to achieve the best possible rate for us.
Alan went out of his way to collect the keys from my home address even after I offered to drop them off to his office.
Unfortunately, by no fault of his own, I was unable to proceed with the transaction due to a family member requiring my property. I called Alan to explain and he was so understanding and empathetic to my situation baring in mind he had done a lot of the leg work already. I highly recommend Alan to anyone who is looking to let with Elliot Leigh Guaranteed Rents and will definitely be in contact with him in the short term.
