I had a very smooth and hassle-free experience on my purchase.

We bought an investment property and we were a little cynical over the deal. They answered every question we had lots of times over a long period as we did our due dilligence on the deal. They we patient and helpful the whole way through. The transaction comms could have been a little more proactive but what they didn't cover, the solicitor did.

We have bought a couple of properties through ERE and the team Adam, Gaby's and Shannon has been really helpful with good communication throughout - prompt response and follow up.
It has made working with them easier and reliable.

I bought an Assisted Living Apt less than a month ago. Bryan and Ollie helped me to buy it and Shannon and Gabriella took me through the completion process very smoothly. I would recommend this team always! I already told them that I am considering on investing soon with them again.

We have purchased multiple assisted living properties through ERE group, and their service has always been to our full satisfaction. As an overseas buyer they assisted and guided us throughout the formalities. Must mention James, Gabby and Shannon who have been handling our account. Recently completed my second investment property with ERE - as with the first, the transaction process was the most straight forward, stress free and timely purchases I've done in 20+ years investing in property. Thanks to Shannon, Llewelyn and Ollie @ ERE for their help and expertise in the latest transaction.

I was sold Westminster Park in Liverpool (Sourced Development Group) by Will Kettel of ERE Property. He presented the investment as secure and reliable, claiming they had worked with the developer for years and that the developer had an impeccable, traceable record. That could not be further from the truth.

Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them. The promises of confidence and security were misleading.

ERE Property has proven incapable of delivering any real update. They have no communication with the developer, and Alesco (the main estate agent) is exactly the same. Investors are left in the dark, with vague answers or silence.

This experience is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no verifiable progress.

Update 01/02/2026

Both ERE Property and Alesco sold me a development by Sourced Development Group (SDG), describing the developer as having an “impeccable trajectory” and a strong, reliable track record. Today, SDG is in liquidation.

For years, I received no verifiable updates from either ERE or Alesco — no construction evidence, no planning progress, no Gateway 2 confirmation, nothing. Just generic reassurances and marketing language that turned out to be completely disconnected from reality.

The truth is that SDG had a long pattern of stalled projects, asset sales, and investor complaints long before I was introduced to Westminster Park. None of this was disclosed to me at the point of sale. Instead, I was encouraged to trust a developer who was clearly not in the condition they claimed.

I have also read reports from other investors affected by Westminster Park stating that the section sold by SDG was transferred to a third party and that SDG kept the deposits without refunding buyers. These accounts allege that deposits were not returned and that investors were left out of pocket. If true, this behaviour would be criminal and should be investigated by the relevant authorities.

Innocent buyers like myself relied on the due diligence and professional representation of ERE and Alesco. Instead, we were left exposed to a developer who has now collapsed — while the agents who sold it to us have provided no meaningful accountability or transparency.

This experience has been deeply disappointing, and I hope my review helps others avoid the same situation.

Very shady practices: this is my experience with this company. In the context of a council housing refurbishment project, they demanded full cash payment only and in return they supposedly took care of solicitors' fees and stamp duty. The two solicitor companies they work with are so unprofessional that the sale document was full of mistakes!! When I told them I was going to use my own solicitor I was informed that they would not pay for that and that they would be keeping my £5000 deposit. I have reported these practices to the Citizens' Advice Bureau and am pursuing getting a refund.

We recently concluded our purchase of an apartment through the super professional ERE Property team. Jake Daniels and Gabriella Mercer are a fabulous team that navigated us through all the complexities and made it feels like a breeze. They are a very responsive, proactive and committed duo. Andnthat helped a lot since we are based in India and has to do everything remotely.

Adam, Gabriella and Shannon did a great job. They were very professional, friendly and supportive. They communicated very well with the solicitors and timely resolved every issue which could delay the process. They are an excellent team.
