I have been dealing with FHP for many years now and have always received a first class service. They are prompt and responsive in all business dealings. A big shout out to all the staff for their continued help and support. Absolute professionals.
I am a landlord who has been using FHP Living at the Weekday Cross office in Nottingham . They have always found me excellent tenants and given personalised advice when needed . My contact person is Zofia who is exemplary in moving around keys forwarding messages to tenants and giving all round excellent advice . I have even had a phone call this week to discuss the Renters Rights Act . Excellent .
I have 3 properties managed by FHP and my experience with them has been excellent. They are very professional, efficient, courteous, and friendly. I deal with Zofia and Alexandra and they give top class service every time. Nothing is too much trouble and they always respond to my emails and phone calls straight away. They are a pleasure to deal with. I recommend them highly.
FHP have managed my rental properties for several years and consistently strike the right balance between protecting the landlord’s interests and treating tenants fairly. Professional, pragmatic and easy to work with.

The charges are very reasonable too and I always receive site survey reports on a regular basis which always puts my mind at rest. I've happily been with FHP for years as a remote landlord of a 2 bed flat using their full management service. In that time administration and communication have always been smooth and issues handled promptly. They are experts in their field, which makes my life so much easier knowing they are taking care of things and keeping me up to date when anything important arises. I was previously with Shelley and am now looked after by Nicola and both have been highly professional and a pleasure to deal with. I have searched for a similar quality estate agent for my property in Halifax and have been unsuccessful so far. FHP are a gem.
I’ve dealt with FHP now for over 4 years, a truly professional company but definitely with a personal touch in every way. Although the property I rented from FHP was a nice, comfortable apartment and in a great location, and issues were generally dealt with within a reasonable timeframe, their shady business practices made dealing with them incredibly frustrating.
I agreed to the tenancy on a rolling contract basis, however Haleema at FHP insisted that I needed to move out without serving me proper notice, despite my contract outlining that "the Term shall continue on a month by month basis until either party shall serve on the other a written notice to bring the same to an end", to which I had to seek legal advice to negotiate a revised tenancy end date and receive notice to end the tenancy. This was especially stressful as it left me feeling uncertain to my rights to live at the property.
During the last month of the tenancy the building changed management to Phoenix Lettings, and I was informed to request the return of the deposit from Phoenix, rather than FHP. Phoenix Lettings confirmed that they had no deductions to make from the deposit, and said that "we’ve been awaiting funds transfer from FHP but still haven’t had this. They’ve agreed to process deposit refunds so please contact them", as they would usually wish to return the deposit after 10 working days. 3 weeks after the tenancy end date, FHP still have not informed me of any deductions and haven't released the funds for the deposit return, and continue to claim that I need to chase Phoenix - how can they return my deposit when FHP have not released the funds? I requested a call back from Haleema which hasn't been responded to and I am being told conflicting things. Phoenix Lettings have also said "we've been chasing regularly as it's not just your deposit that is affected", which says a lot about how FHP runs its business.
I have had to open a dispute with the Tenancy Deposit Scheme to receive my deposit back, as they are prolonging the return in hopes that I'll give up. Shady, slimy, and another example of letting agents attempting to take advantage of students.
I'm not interested in contacting FHP further so please don't try to 'save face' by writing a response to rectify this, you can do so by returning my deposit in full.
I would strongly advise against anyone renting through FHP Student Living. After giving them multiple chances to resolve serious issues, we have now escalated the matter to Nottingham City Council due to their continued failure to meet their basic contractual and legal obligations.
No keys provided for individual rooms, leaving tenants unable to secure their personal spaces. This has been promised multiple times but not provided.
Unauthorised access to shared areas by individuals from other properties, compromising safety and privacy.
Failure to provide internet included with the rent. Apparently the details have been sent multiple times, but this has not been the received, and we have been repeatedly ignored when we've chased this up.
Rubbish piling up outside the front door due to lack of bins and failure to arrange proper waste collection, despite assurances. This had led to rotting food waste, attracting vermin, and a significant trip hazard.
FHP has shown a shocking disregard for tenant wellbeing, and we are now seeking enforcement action through the council.
This review will be updated to reflect any further efforts made by FHP to correct the issues with the property.
Do not use. Entire agency maintains awful communication, ZERO professionalism, and a complete lack of competency when dealing with anything. Inability to provide basic apartment cleanliness, fire alarm system was left broken for weeks, fire system contact info outdated. Inaccurate and missing documentation – inventory, certificates, parking, move out docs, etc. General rudeness of all staff, ignoring issues and general inquiries. No continuity, 10 different contacts with no one replying, several contradictory messages. Often no hot water, said they would fix then never did. Waited months to provide me with the ability to lock my windows, they were extremely difficult and rude, particularly about the fact that through the agreement and insurance, they would be liable for any theft or damages as a result of the unlocked windows which they had not provided me a key for. Deposit issues, claiming incorrect information and falsely accusing me SEVERAL times, attempting to pocket my deposit through extraneous fees and inaccurate accusations of damage etc. Took almost two months to get my full deposit back, bit by bit, after calling and emailing several times a day by the end to even get a response, and even then, the contact who was meant to be sorting it out (Catherine Cooper), was completely unresponsive.
Generally awful, DO NOT USE THIS AGENCY. AVOID AT ALL COSTS.

I was a tenant at a property in Nottingham city centre for two years with FHP and was extremely disappointed on countless amounts of occasions with lack of communication, empathy and professionalism from multiple teams within the company. As a student living away from home for the first time I felt as though me and my fellow tenants were let down many times concerning the state of the flat and also treatment towards us.
In our last year of living there we had dead birds hanging from the broken net outside our flat which we all had messaged for months about and nothing was done about it. The birds were left to swell and rot right outside our kitchen window and it took two months for them to sort out this issue. This situation was not dealt with quick enough considering how many times we had contacted them and were clearly ignored. There was also a situation where pigeons entered one of the bedrooms because of the netting not being fixed (we had been messaging for around a year to fix this net as it was banging against windows) and when we called to ask if they can help us they said no and stated that it apparently wasn’t their business which left all of us angry, upset and distressed.
During our tenancy and also after we had moved out of the flat there were a concerning amount of times where we were accused of underpaying our rent, which always ended up being a misjudgement on the accounts team’s side. We understood that mistakes can happen but it was enraging how many times they pointed a finger at us, including a claim from Melinda Gwesu that one of us owed £31,500K which is outrageous for a uni student. Every single claim was false. Two weeks after moving out, we received another claim from Melinda Gwesu who sent an email to all tenants and all guarantors stating that if we don’t pay more money to them they will take further action on us. This email contained absolutely no information on this claim and no proof of where this underpayment came from. When we replied to this email asking for more information because they had clearly made another mistake, they stopped answering all emails and calls and refused to return one of the girls deposits when they stated they had already done it.
The amount of mistreatment from this company was disgusting and I do not recommend to any future students.
Our experience with FHP Living has been nothing short of a nightmare. The level of incompetence, rudeness, and outright falsehoods we’ve had to deal with is staggering.
The so-called “Lettings & Management Accountant,” Melinda Gwesu, issued completely inaccurate arrears demands for my daughter’s tenancy. She falsely inflated the rent figure and then claimed hundreds of pounds of arrears that did not exist. This was not a minor error – her own receipts and FHP’s own ledger contradicted the claim. This level of incompetence beggars belief.
When challenged with evidence, she went silent. Not once did she respond to multiple emails, voicemails, or texts. Instead, FHP Living tried to use this fabricated arrears as an excuse to withhold a protected deposit. That is unacceptable and unprofessional.
Tenants and guarantors should not have to fight fabricated figures, ignored communications, and unlawful deposit withholding. The stress and inconvenience caused have been immense. As of 4pm I have still not received the deposit despite promises that it was sent via faster payments this morning.
FHP Living’s behaviour is unprofessional, incompetent and untrustworthy. I will be filing formal complaints with the Property Ombudsman, Trading Standards, and every other relevant body. In the meantime, prospective tenants and landlords should be warned: if this is how they treat people, avoid them at all costs
