Spent 2 hours travelling only to be stood up for a viewing; agent Basit Ali completely uncontactable at the prearranged time. I do not trust this business with my living arrangements.

The following day, both Basit Ali and his manager Abdul Mateen contacted me in an attempt to pressure me into changing this factual review. One of them claimed that the agent missed the appointment because his partner was unwell, while the other claimed that the agent's grandmother had died. This absolute farce should give anyone pause before doing business with Homeworld Management.

This review is for the property where we lived only ! Stay away from 23 thistle Croft, M297SY ! Even if everything starts well at the beginning, after a while the landlady starts asking for extra money “for cleaning “ and she is very territorial! The perfect tenant for her will be someone who will pay the rent but stay away from home !

As an advice for this agency: please check your landlords as good as you check us ! Some of the landlords should never rent their properties ! Never !

What make me do this review:
After we paid the rent she decided to ask extra 50£ for cleaning (when we moved in we agreed that everything was included in rent amount), we said no (it was a deal breaker and we decided to move out) ! We paid on 10th so we should stay in until 10th (may-June) ! On 28th of may (13 days before our rent is over) we planned a holiday until 16th of June ! And we told her that we will gonna leave the room on 28 ! We didn’t ask for the rest of money (13 days) ! Meanwhile she asked us if she can do viewings on our room so she can find someone to take our room ! We said no as long as we are in there (privacy reasons) moment when she explode and starts to yell at my wife saying that “you are not going to tell me what to do in my house” ! My wife told her that this is the contract and the law: we have the right on privacy as long as we live in there and she replays: “ I don’t give a f..k on what the contract says and neither the law… is my house and I am doing whatever I want!…” ! Next day we went to citizens advisors and everything was fine until we left ! On 28th we left the room letting in her poket 13 days of rent and the deposit (800£ deposit and 375£ rest of days paid)! We left everything spotless ! She just need to clean a little bit the room before to rent it again ! Even like this she kept another 50£ from our deposit “for cleaning” ! I never get a recipe for that tbh !

Anyway if you are going to move there (the house and the neighbours are very nice) be careful with this lady !

The agency staff are friendly and helpful ! They just need to check landlords as well as they check us ! The landlords can destroy your business!

P.s. the stars reflects the average stars between agency and landlady (5for the agency and one or less for the landlady) ! I hope the agencies will check from now on the landlords as well !

I had a good experience with this company. The rooms were quiet big , clean.There team is very cooperative and supportive.

I had a great experience with this letting agency. Communication was always clear and timely, the staff were professional and easily approachable, and the entire process was handled efficiently. Update: Following my initial concerns, the agency reached out to me and took the matter very seriously. I am pleased to say that they have been actively working to resolve the dispute regarding my deposit at High Road (IG8 0XE) .

While it initially took some time to get the process moving, the agency stepped in to bridge the gap between myself and the landlord. I would specifically like to thank Abukasha from the agency; he has been instrumental in resolving this issue and has provided the support that was previously missing.

Thanks to his help, the landlord has now returned the majority of my deposit. There is a small remaining balance, but I have been assured that this will also be cleared shortly. I appreciate the agency taking accountability and ensuring their tenants aren't left in the dark.

Altough my initial review was not recommending the agency, they have acted upon the issue and hoping that this will not be happening to any other tenants.

Initial Review:
I rented a room at High Road (IG8 0XE) from June 2025 to December 2025, and it has been a nightmare trying to get my deposit back.

It has now been three months since I vacated the property. I left the room and all communal areas in a deep-cleaned, excellent condition, yet my deposit has still not been returned. When I contacted the agency for help, the now **Ex-Exployee** (Ayaz) washed their hands of the situation and told me plainly that "it is not their responsibility" to ensure the landlord returns the deposit.

They were very professional and helped me a lot with my enquiries. They really supported me and assured me even after everything was sorted. A very good company. I would recommend

Really, really bad, as in it doesn’t get worse on this. I’ve only had the displeasure of speaking with these guys for 24 hours and I can see how bad they are.

I called and spoken about a one bedroom flat they had listed, I’ve had it in writing, email and over the phone confirm that this is a one bedroom flat, I’ve told them that I’ll be coming out of town to come and see this property which is going to take several hours and cost a large amount of money so it is important that it is absolutely correct and that is a one bedroom flat and not a shared property.

The plethora of confirmation I had from them stating it is definitely a one bedroom flat.

Have a guess what happens next… that’s right it is a shared property.

I was then sent over WhatsApp a meeting conversation for a completely different person (not me at all), and the most sporadic answers to any of my questions and the most broken English I’ve seen possible.

I’m all for and understanding the English may be a second language but when you’re dealing in the property sector in central London where communication is key, and understanding of the language of the highest level is required for contractual purposes, the three agents I spoke with all had very very poor English.

Oh, and all their pictures on the website are AI generated.

I recommend Home World Management Ltd in particular Mubeen who was proactive in finding suitable tenants for our double rooms ,advertising and speaking to potential tenants and explaining to them the importance of credit referencing to give peace of mind to me as a landlord that I am entering into agreements with the right tenants. He also completed the right to rent checks on identified tenants in line with legal requirements. He communicated very well with myself and potential tenants and Is willing to assist. This was a cost effective service that I recommend to other landlords who needs assistance to find suitable tenants for their accommodation

I enquired about a property. I stated that I am disabled and my income is supported by disability benefits. They then went cold, the conversation ended very abruptly. When I enquired about viewing the property they said "someone will be in touch" I got this answer for 5 days before I was told through a private phone call that they "don't rent to people like You" meaning they dont rent to people on disability benefits. I cannot help my condition. I didnt choose it and I certainly don't want to be in this position. It's people like this company that are gonna push disabled people onto the streets. All this for a DOUBLE ROOM!! NOT EVEN A FLAT OR HOUSE. A ROOM. Well thankfully I have a law degree (I failed to mention to them) and I know many people on the right places. Home Management Ltd break the law and you should avoid.

I had to move out really quickly and was honestly quite stressed, but Arbaz Khan from Homeworld Management made everything feel so much easier for me. He really listened to what I needed and did his absolute best to arrange things around my situation.
