First Time with Landlord Action
It was my first time using Landlord Action. I had a tight timeline (from August) to regain my property. Landlord Action had a clear fixed pricing structure for each stage which made it easy to understand. Consistency was key in having the same solicitor to manage my case. My queries or concerns voiced via a call or email were returned with minimal delay and I was reassured. All that had to be done to issue a S21 seemed daunting and overwhelming, yet once explained by Krisha (solicitor) it all seemed easy and less chaotic than what was in my head. The outcome was successful and I am grateful to Landlord Action. Thank you to Krishna and Sanga (Paralegal).
Really poor service
Really poor service. Paid for their fixed fee address trace and employment search. Had to follow-up myself on the results after 5 weeks. Their responses via email was flat - no service commitment for a high fee service. Not one to use.
Evicting a tenant with S21
During an eviction process, landlords have the ongoing worry about the tenants paying rent, looking after the property, and calming down the complaining neighbours. The additional stress of the courts taking an inordinate amount of time to process each stage just adds to these concerns. This is my first time of going through an eviction process, so having a legal team that keeps me updated on a regular basis and responds to each query quickly, concisely, and efficiently just makes the whole process so much easier.

I really wanted to hire them but their inability to answer simple questions made it impossible. It seemed like I was dealing with a robot.
AVOID AT ALL COSTS
I hired Landlord Action to serve a Section 21 notice, trusting them as supposed specialists. After a very lengthy process they issued a S21 that was incomplete and therefore invalid. After the 2 month notice I instucted my legal insurance provider to proceed with possession but they could not because the S21 was considered incomplete. This has cost me additional 3 months in reissuing a valid S21.
Instead of accepting responsibility, Landlord Action tried to deflect by citing a previous case they claimed had succeeded despite this omission. I passed their argument to my legal insurer’s solicitor, who clarified it referred to a different section and wasn’t directly relevant. They also explained that while the notice might succeed, it also might not — and therefore they wouldn’t proceed with an uncertain case. They wrote:
"I would disagree with Landlord Action’s position here as the facts of the case that they are referring to are not the same. In the case they have cited, the prescribed information made reference to the wrong clause within the tenancy agreement (Clause 6 when the correct clause was 5.3). However, in your case the prescribed information does not make any reference to the relevant clauses in the AST whatsoever. In my view this is enough to distinguish the two cases, meaning that any County Court judge is not bound by the ruling of the higher court would be free to arrive at their own decision. Because of this, I can’t say that there is a better than 50/50 chance of possession being awarded under the Section 21 notice. A judge might be happy with the prescribed information but equally they might not and this is why we can’t proceed with a claim relying on this notice under your insurance policy."
Landlord Action have admitted the omission but continued to refuse any form of compensation. Despite my attempts to resolve things fairly, they have now closed the complaint.
I expect they’ll reply here with more deflection — but the facts are simple: I paid for specialist legal support and received a defective notice that cost me time, money, and peace of mind. I’ve now escalated the matter to the Legal Ombudsman.
I expected expert service. What I got was costly delays and zero accountability. Avoid.

Landlord Action give a well developed service, it’s quick and efficient. A bit expensive, but their advice is sound & reliable, so well worth it. My uncommunicative & awkward tenants vacated on sight on the Section 21.

I had a a terrible situation with a couple who were in my house and not paying and ran up a very big debt.
They also ruined my house as well.
If i hadn’t had Mercedes, Akiva ,Lee, Rita all there helping me I don’t know what I would have done. It was at a very bad time in my life and they took the stress and anxiety away to let me deal with the other stress I had going on.

Invaluable help and advice, I was trying to work through the minefield of court processes, correct paperwork etc etc when I had to start proceedings for a section 8 & 21 combined. Beware of Land Lord Action - I paid £1500 for a service not delivered.
I paid £1500 for a service that I simply did not receive. I could have represented myself and saved this time and money.
Unfortunately my experience with Land Lord Action has been very dissatisfactory and stressful.
The communication was lacking. Despite several attempts from me to contact the barrister who would be representing me in the direction hearing, there was nothing. The first time I spoke to him / met him was on the day of the court hearing. It seemed that he was unfamiliar with the case and possibly only reading the notes and getting his head around the facts a few minutes before going into the actual court hearing. His performance on the day was unsatisfactory and I believe that I could have done a better job representing myself.
Land Lord Action also failed to fully advise me of all the possible outcomes, relevant legislation and what to expect.
This experience has cost me a lot of time, money and added much more stress onto an already unpleasant situation.
I am now working with another legal firm who have been very professional and through. Working with them has highlighted even further the lack of service and expertise from Land Lord Action.
I have raised this complaint with Land Lord Action directly. Despite them acknowledging the communication and some of the other issues they are unwilling to come to any reasonable resolutions.
Do not trust them and pay the Upfront Fee. Once they have your money you have no where to go.
Everything went well
Everything went well and smoothly in my case. I got the possession order, and the tenant vacated soon after that. The process seems to have been dealt well by Landlord Action.
Unresponsive unless it's a simple case
Unless you have an amazingly simple case (what eviction case is simple?), I would highly discourage you from contacting these people. They won't even give you the courtesy of telling you that they cannot provide help, and they'll just straight out ignore your messages and blacklist you. While it'll be more expensive, I implore you to talk to actual solicitors.
