Absolute terrible company to deal with the property managers never reply to emails. All they want to do is spend money or have expensive surveys carried out by expensive out of town company's.

Their management of the building is…BAD!!
Their management of the building is poor, their charges are high, their customer service is extremely lacking, their communication is almost non existent. They issue charges without proper consultation or communication and increase charges as they see fit. Not good at all!!

What went wrong is.. there was nothing right about the company to start off with. We have grass/trees overgrown I can't even see out of my bedroom window. Gardener declared that the grass had not been done cause liv stopped paying them. The grass got that long a neighbour came round to do YOUR job that we all pay for ya bunch of conning morons. You gone into voluntary liquidation with all the robbing you've done on ppl you bunch of useless...."shower of s**t" as the saying goes

COWBOYS. Foreign workers that are unprofessional, health and safety does not exist. My front lawn is being used as a skip. Damaged property due to poor building practices, stay well clear.

Disgusting service
Disgusting service! No management capability whatsoever! Clearly no company process in place to cover absence. It appears if your property manager is off sick or on leave no one picks up their work and everything is left unanswered. Even when you point this out they have no response.
Our passenger lift left not working for months all because this company cannot process an order. Lift engineer is even chasing them to respond to his quotation so he can sort out the lift which only requires 2 hours work. Residents left months without a lift having to carry all shopping up 3 floors. No one at liv group will answer why it has taken them so long. No one will take responsibility or able to do anything told I need to speak to the area manager but then not allowed to have his name or phone number. Told multiple times someone will call me back, which no one ever calls back in this company.
Please for the sake of any residents never deal with this company if you are a property land lord.

This review is about a property in Leeds managed by LIV group - rooms are rented out by Homes For Students (“Urban Student Life”).
Urban Student Life claims that they have “voluntarily signed up” to The National Code, which lays out a set of housing standards. However, as the building is managed by LIV group, who is not a member of The National Code, they don’t have to stick to the standards at all!
The building being poorly managed, not as advertised, and unsafe.
Examples of this include:
- a broken front door (which provides access to the entire building).
- no 24/7 security despite this being advertised (no security at all!)
- rubbish in the common areas and stairwells (beer cans, a supermarket trolley, a mattress, cardboard boxes)
- consistent antisocial behaviour from other tenants, and no response from the property team.
- I have received no responses from the property team via email for months. These emails include complaints about the above as well as requests for room repairs.
- I cannot get in contact with the property team through phone either. I was told that the contact number provided is no longer valid, but not given an alternative. I emailed several different emails linked to the building to ask for the new number a month ago and have not received a reply from any of them.
- The wifi is unreliable at best, and any emails about this have been ignored.
Absolutely disgrace of a management…
Absolutely disgrace of a management company especially the property manager Sarah Miral. She never returns any calls or emails so doesn’t even have common courtesy. This ultimately means nothing gets done. If your property is managed by this company I would suggest finding another!

Uncontactable!! Impossible to get hold of, having to chase problems for literally months, even though I’m using the platform they have put in place to make things ‘easier.’ Not great to deal with at all.

The building is falling into a state of disrepair and dirtiness. They do not address any issues even after repeated claims. Avoid at all costs!!
Terrible company
Terrible company, we have 3 flats managed by them and they are running the whole building into the ground. We pay them a fortune but they still demand more and do nothing for it. We simply have no idea where the money goes because it is not on the upkeep of the building.

I am a director of a leaseholders' company where LIV has been contracted as the managing agent.
The board has asked LIV to review their management agreement with us. It is clearly based on the standard ARMA management agreement model because many clauses are word for word the same. However, LIV have edited the ARMA standard agreement to diminish/remove our rights as the client, and to lessen/remove the obligations the agreement places on LIV.
I think this is manifestly unfair and does not marry up to LIV's declared 'values', one of which states:
"We do the right thing
"At LIV we will always do the right thing. We are fair with our customers and genuine in all our business dealings."
I was also really shocked how much commission LIV earned when arranging the insurance for the block. The premium for 2021-2022 was £38,308.38, and LIV earned commission from that of £6,840.78 - i.e. nearly an 18% commission rate. I think that is seriously out of order. What's more LIV only informed us about this commission long after it had been taken. They did not get consent prior to entering into this contract in our name.
I have numerous other concerns about how LIV operates.
Some of their staff are really helpful - but the modus operandi they have to work to is highly suspect.

LIV group are an appalling “organisation “ they don’t respond to enquiries take forever to respond to sales and purchase info. This delayed our purchase by months.
On this experience we would never by another property managed by LIV group.
Probably the worst management group…
Probably the worst management group I've ever dealt with. Quite dishonest and very very bad with paperwork. I often get additional bills for late payment with my invoice. The invoice is back dated to pretend that I received it earlier and that "it must be a problem at your end". Despite the fact that I live only a short drive from their head office. They tend to switch from email notifications and paper documents when they feel like it. Be careful if these incompetent conmen are involved in managing your property. I am tempted to sell the property based on sheer anger at the lies and incompetence!

Well what eveyone is saying is 100% true. The LIV group is a total waste of time. they take your money and do nothing for it, what they are doing is bordering on theft/ fraud avoid at all costs.
Total exploitation
How this company continues to trade astounds me.
Excessive gas charges with no itemised bill and total lack of communication regarding changes of gas supplier.
Service charges of over £1200 per year, with very little property maintenance in return.
The public areas of our building are rapidly denigrating - filthy, rotting window frames and rising damp in the corridors.
Although the issues have been reported on numerous occasions, the company has done nothing to address them.
They continue to take our money and we get little or no service in return!

The worst Property Management Company. 9 months since appointed by our Freeholder to manage our building. Emails ignored, questions raised since November remain unanswered, general day to day running issues not communicated, still no portal. The blocks remain uncleaned for 2 months, car parking in disarray. Damp deterioration from March 2021 is significant, nothing actioned since taking over the building. Major leak in top floor flat from the roof in November still not investigated. The communal areas are unacceptable. A company that aims to offer much but we receive zero service. High turnover of staff, mostly unqualified to manage buildings with complex issues, lie to win tender. The monkey of the Freeholder. Unprofessional issuance of Service Charge, wrong FH named,
no Summary of payments attached, no account details for payments, or summary of the rights and obligations of tenants in relation to them. Shambolic, efficiently stonewall and obstruct flow of information in our joint warranty claim with the FH, jeapodising success with their incompetence. A property management company equivalent to Purple Bricks Lettings department. A competent human rarely available, suggesting seriously understaffed to deal with the building safety crisis, and complex sensitive warranty cases with multi filings. Avoid.
