Kate Graham and lpm should be shut down
Kate Graham kg and lpm should not be allowed to operate.
Problems started the first day.
1 – Internal light switches, power points fitted outside property exposed to rain and moisture. Illegal and breaches building regs. Reported and photographed at every inspection by the 10+ different agents that came to property over 4 years. Emailed, phoned, texted and sending WhatsApp to 10+ different agents and kg, were ignored.
2 – Could not use the outside area of house for 4yrs, lights were full of water and fire danger. Response from agent was “is electricity mixing with water dangerous? (then she laughed) as I have only just got my agents licence”.
3 – Patio roof area had non-complaint wiring, leaked water through the lights and was collapsing. Sent video of damage and water pouring through light and electrical fittings. kate + lpm ignored issue for 4 years until we got a breach notice as per advice from RTA.
4 – Drain front of house flooded when it rained and water would flood into house and front door. Sent in video footage, photos, emails and phone calls all ignored. I stopped this property from flooding many times. lpm did nothing.
5 – RTA advised us that there is no regulator for estate agents and that they can operate as they want as it is up to the tenant to take agents to court. Only way to get issues fixed is put in breach notices.
6 – Breach notices issued, LPM said plumber coming to fix drains. No Notice of Entry NOE supplied (NOE you have to list what work contractors are doing) LPM gave our phone number to plumber and told us to arrange the work the day before the cyclone that hit Brisbane. Plumbers told me “We are only here to quote for the job, not to do any work” This is why no Notice of Entry as LPM had no intention of getting the drain fixed.
When I searched for these “contractors” online they were only found on FB and every single one gave a free quote. Getting free quotes seemed to be what LPM passed off as fixing issues. No approved contractors on lpm webpage.
7 – 14 different agents at LPM in 4 years every one ignored calls, emails what’s app. this is standard for LPM. Would phone and when LPM saw our number it was ignored. Phoned on a mate phone, Christine Graham (related to kate) answered the phone 20 seconds after our call was ignored. We told CG who we were and needed issues fixed immediately as they were serious electrical issues, Christine could not wait to get us off phone and said she was busy and spoke over us and would not listen and said she would phone us back in 30 minutes. Never heard from CG again, that’s been 18 mths never got back to us. We complained to kate owner of LPM and she ignored the complaint.
8 – Rent paid a month in advance. One of LPM agents sent email saying that we had not paid 1 weeks rent and unless we paid it immediately, we would be evicted. Strange as we were waiting for response to our numerous unanswered emails for numerous issues that made this house unrentable due to not complying to minimum building standards. Response to lpm go check figures as pay month in advance No response, we emailed, phoned, finally a response back weeks later saying “a computer issue everything is fine” no apology, nothing. This is typical of LPM.
9 – Roof to rear was falling down due to all the water damage and defective electricals, LPM forced through the maximum price rise each year. We asked multiple times “Does Building Meet Minimum Building Standards?”, Why is nothing fixed? Why do you put rent up? Property is unrentable as it does not meet standards? Kate ignored all of these issues and never responded. We would just email everybody in LPM, always ignored.
10 – I found the owner of property and contacted them to let them know about all of the issues with lpm, within 1 months they had sacked LPM in middle of contract from looking after their property, the owner got in a lot of proper contractors to get issues fixed, owner had not been made aware of the issue as LPM did not pass on our photos, videos, or messages, owner was not happy about LPM service. LPM did email us at end with a threatening email mentioning solicitor etc. Well, kate you can respond now.
11 – Months after the house owner had sacked LPM and moved to a new agent, we were still getting contractors from LPM phoning and texting us saying they were coming to fix “an issue”. Usual LPM and Kate ignored our emails. Total and utter joke of a company.
12 - I will not sign a Non Discourse Agreement NDA? Is that normally how LPM operate? NDAs, just do the service your required to do under legislation as per contract, truly appalling service from kate of lpm.
