Occupancy went from 61% to 84% over the first quarter. Darko walked the unit himself before the first guest and flagged multiple listing issues that the old company had never mentioned. Cleaning is consistent, guest reviews on the listing went from 4.6 to 4.9 on their listing. I handed my 9 bedroom property near Tampa Airport to Luxury Lodging Host in March after two years of self managing on Airbnb. My best month before them was $6,100. By June they had it at $9,400 and the calendar was fuller on weekdays than I ever managed. Their pricing system works extremely well, even though I was skeptical about lowering my minimum nightly price, once I let them run it freely, whatever their pricing strategy is doing increased the revenue significantly. Payouts are always on time and never an issue, I had asked about some reviews I saw with payouts, and they said they've only withheld payouts for owners that told them to cancel reservations because the platform like AirBnB charges fees. Made sense to me, and I can understand that maybe some other owners cancelled reservations and didn't realize it is AirBnB or VRBO charging the cancellation fee, not the company. Louis and Darko are honest and transparent about anything the company does. If you're in the Tampa area, you could be making a lot more money working with these guys
