Rude assistant development manager
The new assistant development manager is an absolute nightmare. He is extremely rude, dismisses any matter raised and undermines anyone raising an issue. Could you please re-evaluate your staff and not hire bullies!
MLM got most complaints for their bullying attitude as demonstrated by their dismissive reply to selective reviews.
with almost 2 out of 3 customers gave 1-star, the bullying tone of the same reply from MLM to other similar genuine review is to say it is unspecific.
The fact remains: most real customers felt "MLM Property Management is predatory, unaccountable, and uses all kinds of bullying tactics to rob leaseholders money.
They claim to be a member of a Property Redress Scheme but would not dare to specify which one. Why?!
They never tell customers which Trading Standard office should unhappy customers report their bullying behaviour,
FCA is for finance/insurance related matters not a Property Redress Scheme.
MLM list only those that may boost their chance to sign up more clients but failed to provide proper service and surely got most complaints for their bullying attitude as demonstrated by their reply to selective reviews.
Those wish to fight against such bullies please send your complaints to The Property Ombudsman
or raise a case at no cost to First Tier Tribunal with easy googling or AI assistance taking only few minutes

Executor of a late relative's estate in Marlborough Park… I can't answer on the 'date' of the experience, it has been ongoing so I have put today's date.
As an executor of a relative's estate in probate, I asked for a copy of the current service charges for the Sulgrave estate by email as I had not received that information. I live in Worcestershire but they had my contact details. I received no reply. The service charges had been on standing order which had been paid up to date, but without any updated information on the service charge changes and they had risen. I am informed that their solicitors tried to email me on several dates, but seem to have used an out of date email address. The estate of my late sister is still in probate. MLM use their usual contracting solicitors who specialise in this area and apply late fees quickly. This means that the solicitors can charge increasing amounts and court fees. I am not suggesting they this is wrong, just different from the responsiveness and ---professionalism I have experienced from others.I have just been charged over £2,400 relating to a property where the tenant has just died. Whilst the short fall was an error on my part in that the service payments were on standing order, so didn't increase as they should have done, it would be helpful if notifications of a shortfall in payments were made at the first occurrence so the payments could be corrected and which would avoid accumulating late fees. I am told that they emailed me in 2025 but I have received nothing so presumably they used an earlier email address. The problems have been ongoing, so I cannot select a calendar date either. I would be interested in other people's experiences.

Awful service, avoid at all costs
If I could give 0 to this company I would. This company is absolutely a nightmare, disorganized and overcharges us for an appaling service. Just an example was one pedestrian gate that wasn't locking and it took more than 2 months to fix. Until then the residents used a chain with a padlock.

MLM had a VERY difficult job with clearing up the last managing agents mess, and told us it wasn’t going to change overnight. However, I can honestly say I always received a response quickly, and had questions answered promptly too.
Unfortunately, our very stupid board of (volunteer and unqualified) directors of the Resident Management Company decided to end the contract with MLM, thinking they could match their work. The building is falling apart and we’re being treated appallingly.
I’d do anything to have MLM back!

Dangerous Crooks.
Don’t believe the copy and paste fake reviews that are clearly from staff or bots, MLM are crooks.
They have stolen money from residents, tried to deny it and then disappeared for months on end without any indication of when they will pay us back.
Their buildings are mismanaged, with broken promises outlined in contracts.
They will threaten legal action on you for any payment that is an hour late but when it comes to money they owe you they will disappear and it’s impossible to get hold of them.
They have suppliers tied in to their buildings that make it impossible to fix anything on your own without going through their channels, monopolising charges and meaning you have no choice to pay extortionate fees.
The heating system is controlled by an agency they have a stake in and when they “serviced” my boiler it broke and caused irreparable damage to my walls and floor. When I tried to claim on the insurance they charged ME £500 and I ultimately lost out on costs for repairs.
This list could go on. If 0 stars was possible, I’d be giving that.
For the MLM staff hopefully reading this, you are complicit and have the power to act.

MLM Property Management’s conduct has been nothing short of appalling. Their approach is marked by a disturbing disregard for leaseholder rights and legal obligations. They routinely make major decisions—like changing contractors or inflating service charges—without proper consultation or transparency, then aggressively pursue payments as if their methods were above scrutiny.
Communication is virtually nonexistent until demands are issued, often with incomplete or last-minute information. Leaseholders are kept in the dark and treated as obstacles rather than stakeholders.
This company’s practices feel not only unethical but, at times, outright unlawful. They operate with impunity, showing no respect for the people affected by their decisions. In my view, MLM Property Management is predatory, unaccountable, and unfit to manage anyone’s home. Avoid them at all costs.

Our experience with this management company has been nothing short of dreadful. Despite charging extortionate fees, they’ve consistently failed to carry out even the most basic maintenance. Some issues have been outstanding for over a year, and we’re still waiting for action.
Communication is virtually nonexistent — endless promises of call-backs that never happen. Between all the residents, someone is contacting them almost every week, yet there's zero progress. When we’ve asked for itemised bills or a breakdown of where our money is going, we’re met with silence — but that doesn’t stop them from sending threats if payments are late.
We’ve now taken steps to report them to the relevant regulatory bodies in hopes of holding them accountable.
Avoid this company completely — they are unprofessional, unresponsive, and unreliable.

Dealing with Michael Laurie Magar Ltd (MLM) has been an absolute disaster, we have given them the beenfit of the doubt, plenty of chances to fix mistakes/ rebuild trust but they have chosen to continue their patterns. If you're thinking of using them for property management, do yourself a favour and don’t.
At Apex Court, we’re paying high service charges with no transparency, no updates, and absolutely no value in return. Multiple residents have raised serious concerns — that remain unresolved may I add one year later...— and we’ve received nothing but silence. No explanation, no action, not even basic communication.
The so-called management team — Craig Forrest, Ruvina Sekhon, and Mark Hewson — are completely unreachable. Emails are ignored, phone calls go unanswered, and they don’t even have the courtesy to inform residents of major changes like a new business address or contact details. There’s no one to speak to, no accountability, and no interest in fixing anything.
We’ve been left in the dark while workmen randomly show up, and issues go unresolved for weeks. The disorganisation is staggering. Living under their “management” has been nothing short of infuriating.
Totally incompetent, wildly unprofessional, and clearly indifferent to the people they’re meant to serve. I wouldn’t trust this company to manage a garden shed, let alone an entire residential building.

Ross McSavaney deserves a special mention - in my experience he has been professional, responsive and helpful in managing queries and resolving property issues during his time at Silkworks and Silvermill. Ross is trustworthy, approachable and proactive in supporting residents.

I rarely leave negative reviews, but I feel a responsibility to share my experience with Michael Laurie Magar Ltd. in the interest of protecting other tenants and property owners. In my honest opinion, this is one of the most poorly managed property management companies I’ve ever dealt with.
Communication is virtually non-existent unless you’re chasing them repeatedly. When issues arise — and they inevitably do — they are either ignored entirely or handled with unacceptable delays. Promises are made but not kept, and there’s a noticeable lack of accountability across the board. It’s incredibly frustrating to deal with a company that appears more focused on collecting fees than on actually managing properties with any level of care or competence.
If you’re considering hiring them or moving into a property they manage, I strongly advise you to reconsider. Based on my experience, their standards fall far short of what should be expected from a professional property management firm.
In summary: unresponsive, unreliable, and unprofessional. Proceed with caution.
I’ve had an extremely disappointing…
I’ve had an extremely disappointing experience with Michael Laurie Magar Ltd. Communication was consistently poor — emails and calls were ignored or responded to with major delays or not at all. Whenever issues were raised, rather than addressing them transparently, I often felt dismissed. The management style is rushed and careless.
Concerns about maintenance were routinely brushed off or met with vague promises that went unfulfilled. Overall, the service felt unprofessional and irresponsible, lacking the accountability you’d expect from a property management company. I would not recommend them based on my experience.

I honestly don’t know where to begin. MLM has been an absolute nightmare to deal with. All they seem to care about is charging us money, but when we try to get any kind of clarity on where that money is going or ask any questions, it’s like we’re talking to a brick wall. No one knows anything. Every time we reach out for answers, we get the same vague responses or, worse, complete silence.
The lack of communication is appalling. They’ll take our money, but when we try to follow up or ask for specifics on what we’re paying for, it’s as though no one at MLM has any clue. It’s not just frustrating – it’s infuriating. I’ve been left hanging more times than I can count. You’d think an agency in this field would have their act together, but sadly, that’s far from the case.
In short, MLM has been nothing but a constant headache. If you're considering using their services, I would advise you to look elsewhere. There are plenty of agencies that value communication, transparency, and customer service – MLM, unfortunately, is not one of them. They just take your money and disappear.
