Neal and Teri at NSS lending are great to work with. When other lenders say no I find they can usually come up with a solution on the hard to fund deals. As a Canadian I find them to be a great source for financing deals for foreign investors. They are also very responsive, this is very refreshing. Most Brokers will never answer a call or an email after 5pm. NSS seems to always answer my calls and messages even on the weekends! They are open for business 7 days a week! Great company to work with. I recommend them.

Do Not Recommend NSS Lending Neal/Terri
I worked with Neal and Terri to fund a rehab house that I was looking to purchase in Baltimore. I never closed on the house because when they presented the last final HUD statement they had added a gross amount of fees. They tried to corner me into this deal and take advantage of me. Both Neal and Terri are very smooth talking and at the end of the day tried to manipulate me by saying when I see the final numbers I'll definitively take the deal. This was not the case as they added multiple extra FEE amounts. When I asked them to remove the fee's they became quiet and did not have a response. I would rather walk away from a deal then work with a lender who is not up front and honest. I would not recommend you to use them either Neal or Terri or anyone they recommend to use.
Updating Per Terri and Neals response.
1. Unprofessional to discuss the DETAILS of my personal business on Google but proves you're unprofessional.
2. I told Terri and Neal and lender (who called me) why I walked away through email. The fees were way too much at the end of the deal and I asked you to lower them as they weren't what was provided to me initially before I agreed to move forward despite your change in interest rate. You never responded because you tried to force me into a deal and didn't think I was going to walk away. You are responding today because of a bad review which shows you did not care to correct the issue back in 2021. It is true I have lost money because of the manipulation tactics of Terri and Neal and it is a hard lesson learned.
3. I contacted my real estate lawyer to review your paperwork which I also told the lender and confirmed the fees you were charging were way too high. He too was also confused as to why you increased the fees so high at closing.
4. Your response shows how disconnected from your own team.
5. Kara called and told me she would drop her fees. Again you are misinformed. She also agreed the fees were way too high.
6. Building a relationship on trust is important especially one that involves a lot of money and MY money at that. To try and change the fees at the end of the day is distrustful and misleading and you broke that trust Terri and Neal and you also helped in me losing my EMD.
5. Although I cannot change my financial loss due to Terri and Neal - I would like to let those who are looking for a hard money lender to beware of NSS Lending specifically Terri and Neal.
6. This is my review and the one star is my rating of Terri and Neal and my experience with them and is based on the facts that I have. Instead of trying to fix the problem at the time of incident they were quiet. They are only responding now because of a bad review. It's unfortunate you are trying to discredit what happened and manipulate the situation instead of actually rectifying the situation which was not 1 year and 4 months ago - again you are misinformed.

After we received the review, we picked up the phone immediately (you didn't answer). We followed up with a text, and then an email hoping we could talk to you before responding to the review. We attached all the documents to the email we sent, but unfortunately, we can not attach those documents to this response.
Though this was over a year ago(January of 2021) we keep great records. If you recall, your broker, Kara P. brought you to us when things didn't work out with your previous lender.
We provided terms based on the information Kara provided---you had 2 flips in the most recent 36 months, when actually you had only one, the other from 2017. This required the terms to be changed from 90/100 to an 85/100 which was sent to you via email on February 5th, 2021---several days before the closing.
We charge a flat rate of $2500.00 for processing a loan--no matter what size of loan, $50K to $5MM, always $2500. Something that is unheard of in the industry. We are not greedy and we don't corner our borrowers into anything.
Your broker Kara charges points and asked that we put the $3909.00 in commissions on the term sheet we provided you which was sent every time you received a term sheet from us. Only Kara can control her fee.
Claiming WE ADDED a gross amount of fees to the final HUD is just not true.
We do not add fees, nor prepare the final HUD/Closing Statement
That statement is prepared by your closing agent whom you hired.
We have no idea, what the cost of title, legal, government, filing, etc. fees are and thus don't include them on the original term sheet. We emailed you a copy before responding to this review and highlighted in yellow all of those fees.
Because these fees differ from state to state, city to city, our lenders have a disclaimer saying they do not account for 3rd party fees. We can not change those fees, they are customary on all real estate transactions even cash purchases, and as an investor we believe you have seen those fees on past closing statements.
When you expressed your frustration with the fees, we assumed it was our and Kara's fees not the 3rd party closing fees. We told Kara we would pay her out of our processing fee if she would cut her broker commission. She refused. Looking back, we thought you walked away, because of Kara's commissions.
Most of the conversations were between you and your broker, Kara, not between us. In fact, Teri never spoke to you on the phone one time (she does the processing), so your comment that 'Neal and Teri are very smooth talking' in not true.
As for being quiet when you asked us to remove the fees. I have never known Neal to be quiet about anything; he is hyper customer service focused. Again, we attempted to reduce the fees that we COULD control, by asking your broker Kara to reduce her fees and accept a portion of our money.
Remember, we are the ones who did all the work on the file, including getting your previous appraisal accepted by the new Lender which saved you time and the cost of a new appraisal which is typically several hundred dollars. Again, hyper customer service focused.
This 1 Star review is not based on accurate facts. We pride ourselves on fair practices and excellent customer service. We find it odd that you have come back with a negative review 1 year and 4 months later and wonder why now and not back then? We are so sorry this has been weighing on you for this long.
