Be extremely cautious when considering renting through Orana Property.

Before entering into any agreement, I strongly recommend doing thorough research. Consumer Protection provides access to publicly recorded tenant complaints, and reviewing this information is well worth your time. I also suggest researching the specific property itself, as important issues may not be disclosed upfront—details that could make you reconsider signing a lease.

During our tenancy, there were what we believe constant breaches of our right to quiet enjoyment, ongoing maintenance issues that were not properly addressed, and an overall experience that fell well below acceptable standards.

Regarding the Property Manager – Courtney Coughlan
Our experience was consistently unprofessional. Communication at times was inappropriate and lacked the level of professionalism expected in property management. Decisions made did not align with what was advertised or agreed upon, raising concerns about accountability and transparency.

Breaches were issued for - not providing photos of a chair that had been moved and not providing a photo of the shower, photo of the shower was indeed provided, note that real estates shouldn’t be issuing breaches for not providing photos and we did advise they are welcome to come back and check for themselves.

We also had concerns around bond deductions. For example, we were charged $50 for cleaning a washing machine that we did not use during the tenancy (as we had our own), despite the property being advertised that any issues with the appliance would be handled by the owner.

An additional $50 was deducted for a minor wall chip in a high-traffic area, which we believe falls under fair wear and tear—especially as similar damage existed prior to our tenancy.

We were also charged $375 for an alleged carpet “bleach stain” that was not visible or identifiable.

Overall, this experience raised serious concerns about professionalism, transparency, and how tenants are treated. Proceed with caution and ensure you are fully informed before committing.

Kayla Cute is an absolutely outstanding property manager — truly awesome in every way. She’s professional, reliable, and goes above and beyond to make sure everything runs smoothly. Communication is always clear and prompt, and she handles every situation with confidence and care. It’s rare to find someone who combines genuine friendliness with such high standards of service. I couldn’t recommend Kayla highly enough!

To be fair, some of the staff at Orana are good to deal with. However, my experience has unfortunately been tarnished by one of their senior property managers, Kayla Cute. She has been rude, dismissive, and even hung up the phone on me rather than listening to my concerns, which related to taking important safety measures. This abrupt behaviour is nothing like the professional, approachable profile she's presented on the Orana website. It’s disappointing, as her lack of professionalism overshadows the efforts of the more respectful staff. For this reason, I would not choose Orana again or recommend them to others.

I have had a very frustrating experience with Orana Property. Communication has been extremely poor, with minimal responses to emails and phone calls. On the rare occasion when I requested to speak with management, I was met with rudeness and an unsettling attitude. The entire process has been handled very unprofessionally, and I am deeply dissatisfied with the service I’ve received. I would not recommend this company to others based on my experience.

I'm currently trapped in a 2 year contract with Orana Property Management which I would have to pay to terminate.
They currently manage my investment property poorly.
It has been one mistake after another, always followed by an excuse and a dismissive attitude, no responsibility taken.
Their young team is inexperienced and incompetent. They do not communicate.
They are expensive and there is a fee for absolutely everything. It's clear they care only about making money.
When choosing a property manager please do your research better than I did, there is much better value out there!

Absolute Joke of a property management company, as we all know property managing is not a real job as it is as they really do nothing whatsoever to earn money but Orana take it to a whole new level of laziness and bullying. They have zero professionalism and break every single law possible within WA tenancy laws. They will happily call you to complain but when you call they will ask for your name and if youre a tenant they will say they are not available then never call you back. I went 5 days without water at 1 stage and 4 months without air-conditioning as they were too lazy to set up contractors to come remediate these issues.

Thank you to Brittany and the team at Orana for always making it headache free and dealing with any issues relating to our properties. We love your detailed approach to looking after our investments as if it were you own. Very much appreciated. Lester & Claire Bennett

Horrible experience. I lost my tenants become of them.

The most unethical disgusting excuse of a property management agency. I lost count of unfulfilled maintenance requests, they lost my keys, unsubstantiated rent increases. Name every single law a property management company can break and I’ll have emails showing they’ve broken it. Absolutely despicable.

10/10 would recommend using Jordy for any property management services. She has been one of the only property managers that has been so professional and easy to communicate with. She was able to make every process seamless and trouble free. Thank you for everything!
