Concerns about data quality
We took on a subscription in February after seeing a demo which all looked good. There's a lot of data there, it looked impressive and a great way to contact residential landlords. During an onboarding session an "audience" was created to target professional landlords within our area, i.e. those who rent using a Limited Company.
Before sending any letters, I wanted to check through the data as some of the Limited Companies listed raised red flags. On reviewing the 250 companies within our "audience", we found a significant number of these were not residential landlords, but included freehold management companies, commercial landlords (freehold owners leasing their commercial property back to their business), local authority/housing associations and charity/care/assisting living accommdation. After eliminating these, we were left with a database of 97 landlords.
When I raised the issue with our account manager, he picked at random one of the limited companies listed and proclaimed the properties shown under it as residential. The company he chose was actually one of ours and the properties listed under it are commercial. When I explained this, he admitted that they would not have been able to filter this data out.
I have told Propalt that I believe their data is fundamentally flawed, which obviously they disagree with. It seems they are garnering much of their data via Companies House and I believe are filtering this using the SIC code "68209 Other letting and operating of own or leased real estate". The problem with Companies House is that anyone can create a limited company and they will apply any SIC code which vaguely looks like what they are doing. Therefore the data Propalt is using isn't precise.
Now, in fairness, this could just be an issue for the town we are targetting. We never sent any letters out and have cancelled our subscription, so cannot state that a mailing campaign wouldn't have brought in new business. It's possible a larger territory could have more professional residential landlords to be targetted which would make the software worthwhile.
But, after reviewing the data for us, we were left with grave concerns.
Updated: In response to Propalt rebuttal. No this was not free to us. We paid two months' subscription totalling £600 for a product we found to be lacking. We were explicit in what we were looking for when we signed up and if we weren't shown the correct filters, then that is failure in your onboarding process.
Further update: Thank you for clarifying that your product is not suitable for a town with a population of around 100,000. Your dismissive attitude to my review speaks volumes.
