I really wanted this to work out, which makes writing this review even harder. I signed a long-term lease specifically because the space was advertised with 24/7 access, and as a small business owner, that flexibility mattered to me. What wasn't disclosed before we signed is that the lights and HVAC are shut off after hours. I only found this out once I started using the space.

When I raised the issue, I were told the building keeps them off after hours to save on costs and to support the "eco-friendly" image the property is marketed with. What's frustrating is that other floors and businesses in the same building do have their lights and HVAC running after hours, so it doesn't feel like a consistent policy; it feels selective. The suggested "solution" was to bring in my own lamp and a fan, while they can just put in a request for the lights and HVAC to be on after hours, same as during the week.

I'm not the only one. Several other small business tenants here are in the same position, paying for round-the-clock access on paper, but without the basic utilities needed to actually use the space comfortably or safely during those hours.

I don't say any of this out of spite. The location itself and the staff have been genuinely pleasant to deal with. But if 24/7 access is a selling point for you, please think again.

To future tenants: don't assume "24/7 access" means "24/7 usable." Ask first. I wish someone had told me.

I recently rented an office at REGUS, 4711 Yonge Street, and I am very satisfied with my experience. The location is excellent, clean, and professionally maintained. What truly stands out is the front desk team — they are always friendly, courteous, and extremely helpful. They greet clients warmly and are quick to assist with any requests, which creates a very professional atmosphere for my business. Overall, it has been a smooth and pleasant experience, and I would highly recommend this location to anyone looking for office

Regus working place brought about more integrity to my business at first. A very placid area is accompanied by very nice staffs which which make the working days much indulging to me.

I am extremely disappointed with Regus's service. The worst part is trying to get your deposit refunded after leaving—good luck with that! I vacated my office space over a month and a half ago and am still chasing my deposit. Despite multiple follow-ups, my money has not been refunded, and there is no clear status or timeline for when it will be. This level of service is unacceptable, and I am now reporting this case to the authorities.

The overall service was below average, and I cannot recommend this property. I certainly won’t be using their services again.
