They need to lose their license!!!

Worst Title Company in the World! And there is some shady business practices going on.

I'm the Realtor that represented the buyers on a VA loan assumption deal through Navy Federal Credit Union. Navy Fed also sucked at their job and was incompetent but what was sketch was that right at closing when we were going to sign with our local Las Vegas title company (that was in the contract for us to use) Navy Fed said that their only approved title company was Service Link so we HAD to use them.

Well fast forward to at least 8 delays in closing. Its now August 31 and we were supposed to close August 10. 21 DAYS past our closing date! Deals can start and finish within that time frame and thats just how long it took Service Link to bully out the local title company and force us to use them. The first time we scheduled closing we were all supposed to meet at the property at 2pm for signing. Every Title company I have ever worked with EVER works around the client's schedule and makes it a good experience. NOT these guys. They said it was 2pm or nothing. So both the seller and buyer took vacation days from work and showed up at 2pm. And Service Link DIND'T Show up!!! At 3pm they emailed saying they didn't have lender documents for closing and that we'd close the next day.

I don't have time to explain the next 20 incompetent and infuriating experiences but just know that after many more attempts and changing documents (and me correcting the settlement statement because they had all the wrong numbers and the line items didn't even add up to the total they had) we finally got both sides to sign.

They finally release the deed for recording with the county, but its on a Friday afternoon (which anyone local would know thats a no no as it won't record same day). So we had to wait until Monday (August 31), its still doesn't record. So we call our service link title rep and she doesn't answer of course. Then I call customer service and Service Link and they tell me the County REJECTED the DEED! These people do not know how to do a real estate sale or deed! That is their ONE JOB and they can't even get it right. We still haven't closed. My buyer had timed his lease to end at the end of August to give him 3 weeks to move to the new property. Now we are 3 weeks delayed because of absolute incompetence. And there is no end in sight. These guys have caused unbelievable amounts of stress and headache for myself, the listing agent, the local (and competent) title company that they forced out of the deal, and most importantly the buyer and seller. They should not be allowed to be in business anymore and Navy Federal should be boycotted for forcing their customers to go with these jokers.

I absolutely hated my experience with Heather McCune from Service Link and all the other Service Link Employees as well as everyone part of the assumption at Navy Fed. My client is furious with their lack of professionalism. I hope to never talk with Service Link ever again. Our deal still hasn't closed because they don't even know how fill out a deed correctly. They just took dozens of hours from my life for a deal that won't close. SHAME ON THEM!

DO NOT USE THEM!

They are the absolute worst company I have ever dealt with!
Zero communication, Lazy, and they drag their feet like crazy.
Getting them to move forward is an act of congress.
Most of the time they will wait until they leave for the day to respond.
I had to go to the manager to get them to answer me more than once per day.
My realtor, My Loan officers, and everyone in-between are astonished at the laziness and uncooperative and uncommunicative manner in which service link operates.
The main contact has been out of the office for 3 weeks out of the 45 days I have been trying to get them to close. (still not closed BTW)
The manager above was out for almost 2 weeks of it.
No one can do anything and the ones that can don't want to.
Do you self a favor and DO NOT USE THEM UNDER ANY CIRCUSTANCES!

ServiceLink = the WORST service I have…

ServiceLink = the WORST service I have ever experienced. Their staff is VERY Irresponsive, Lazy, and even LYING. My closing was delayed too long because their staff hadn't contacted me for any appointment or explanation. When I complained, they said they had tried to call me several times and left some voice mails but I didn't call back lol...I just showed them the list of the voice mails in my phone and asked them which number (in the list) was theirs. They did NOT answer lol....OMG, what a BAD BAD BAD service!

Service Link is awful!!

Service Link kept part of my money of my Home Equity Loan with Good Leap. Good Leap never told me they were not doing the loan. What Good Leap promised did not happen. We got the correct loan amount and it was supposed to pay certain things. It underpaid and they kept the extra amount. They also use Sping EQ and Shellpoint

ServiceLink RON platform is terrible and will delay your real estate transaction causing extreme frustration for your customers

The process of doing a remote online closing, also know as RON, with ServiceLink, is literally the worst experience of my life. In order to begin the process, you will need to verify your identity which is great. I'm all for protecting people and making sure there is no real estate fraud but they have to do a better job of wording the questions so that the real people that are trying to use the service can complete the identity verification and then complete their real estate transactions in a reasonable amount of time. I am on my 3rd attempt to complete my closing (at $125 per attempt) and the amount of stress I am under to try to answer these poorly worded questions is insane. Each time you don't "pass" the identity screening you are locked out for 24 hours.

Here's the process....after you scan your DL or passport, they give you 2 minutes to answer 5 questions pulled from your credit report or other public data sources. The questions are worded in a way that leads me to believe they are written by someone not from the USA or ServiceLink is intentionally trying to trick you so you get the questions wrong. Here is one of the questions that I find to be very confusing and this is verbatim. "According to our records, you currently own/lease, or have owned/leased within the past year, one of the following vehicles. Please select the vehicle that you purchased or leased prior to March 2018 from the following choices" Then they list 4 choices or none of the above. I had to read that question a few times to understand it and then made my selection, but the clock is ticking (only 2 minutes total) and you have 4 more questions to answer. I failed once and we were locked out for 24 hours. On the next attempt, I passed by my co-signer failed and we were again locked out for 24 hours. We are now on our 3rd attempt.

ServiceLink....there has to be a better way to verify a person's identity online and/or to only lock someone out for a few hours while a new attempt is setup and then ask new questions. At this point, we are 3 days beyond my original scheduled closing date and all of the contents of my home are in storage. I am sleeping on an air mattress in my old apartment with no wifi. There are so many other plans that had to be delayed because we still have not been able to close on this transaction. It's been an absolute mess and I'm still not even close to being done. If we fail on this 3rd attempt, we are pulling the plug on the RON process and going to try a conventional closing but that will take at least 2 days because wires have to be sent back to lender and then a new wire issued to title company, then papers have to be overnighted between multiple states and it all just takes time.

I am beyond frustrated by this experience with ServiceLink and I highly recommend you find another service that has this process streamlined so your customers attempting to do a RON can actually get it completed, close on their new home and move in.
