ISSUE 1: UNDISCLOSED / INADEQUATELY DISCLOSED CONSTRUCTION NOISE
The property is marketed as "Mamboasis," with branding that implies a tranquil, serene retreat. In reality, a home under active construction was located directly above the property, and two additional construction sites were operating loudly within view nearby. Construction noise, including hammering, began shortly after 7:00 AM and continued throughout the day on multiple days of our stay. This noise woke our family in the morning, prevented us from relaxing outdoors, and fundamentally undermined the peaceful experience the property was marketed to provide. It is described as "a tranquil oasis overlooking the Pacific ocean." None of the property pictures on the website showed any homes nearby so one would think homes were not on top of one another, but that was far from reality.
While the rental company's website contains a brief mention of "some construction" in the area, we do not believe this constitutes adequate disclosure for a situation where construction was directly overhead and audible from both indoor and outdoor areas of the property. Industry practice among comparable rental agencies is to apply meaningful discounts to properties directly adjacent to active construction, precisely because it materially degrades the guest experience.
When we raised the construction noise issue with the rental company, they initially said they would "look into it" but never followed up. When we raised it a second time, they stated it had been "disclosed" and took no further action.
ISSUE 2: COMPLETE WATER OUTAGE
During our stay, the property experienced a complete water shutoff that lasted several hours. During this time (in 95 degree weather), we were forced to purchase bottled water for basic needs and could not prepare or eat dinner at the property, requiring us to eat at a restaurant at our own expense. The rental company took multiple hours to resolve the issue.
In addition, there was a separate incident in which the master bedroom had no hot water for over a day.
ISSUE 3: NON-FUNCTIONAL AIR CONDITIONING
The air conditioning unit in the main living area of the property was non-functional during our stay. While other units in the home worked, the living room is a central, shared space and its AC failure was noticeable.
ISSUE 4: SEWAGE ODORS — HEALTH AND SAFETY CONCERN
On multiple occasions during our stay, the pool area emitted a strong sewage odor, making it unpleasant to relax and truly enjoy the outside space. On the last days of our stay, one of the bathrooms also had an overwhelming sewage smell which made it hard to breathe and unusable. This is not a minor inconvenience. Sewage odors indicate a potential sanitation or plumbing failure that poses a genuine health concern, particularly for a family with children. A pool area and bathroom rendered unusable by sewage smell represents a material failure of basic habitability, not merely a comfort issue.
