Surveyor Local works with RICS Chartered Surveyors across the country, offering high quality property surveys at a great price.
The surveyors we work with have knowledge of the local area, which is why we ask for the postcode and value of the property when getting your quote. We’ll then match you with a RICS Chartered Surveyor who knows the area.
One of the most popular and common surveys is a RICS Level 2 Survey, a general survey of a home, including any visible defects or issues.
We have helped buyers avoid costly repairs and health hazards, negotiate lower purchase prices based on survey results, and proceed with confidence and peace of mind.
With Surveyor Local, you’ll get:
• A fully qualified RICS professional surveyor, with local area knowledge
• Clear and precise property survey report with traffic-light ratings
• A thorough, accurate and fast report turnaround, direct to your inbox
• Next day bookings available where possible
And we’ve got you covered with a No-Completion Guarantee as part of our service. See the Surveyor Local website to find out how this works.

First class customer service
The service I received from Joshua and he's team was to say the least, incredible!
He went above and beyond the call of duty.
From the initial call write to the last chat it was all first class.
Joshua took the time to explain everything step by step and his advice was absolutely invaluable.
Highly recommended if anyone wants to deal with professionals.

We were a little disappointed
We were a little disappointed on the lack of depth on some aspects of the report and no commentary on some defects.
On a further inspection by ourselves we noticed the garage door was damaged and there was a missing roof tile. Unlikely but both could have happened after the inspection?

Excellent service from A to Z. Friendly customer service when choosing, discussing and booking my survey. The survey was arranged within 3 business days. The surveyor inspecting the property had his report ready within 24 hours of the inspection and was very helpful with regards to any follow-up questions. I highly recommend their services.

Property faults were missed
The survey was performed promptly which was good. However a blockage to the kitchen sink and broken window locking mechanisms were missed which we now have to rectify at our expense. Not worth the money for the type of property we purchased.

As expected
As expected, very fast action. Very good customer contact.
The report is very useful and great to understand with many pictures.
Sometimes a bit vague, 'may contain small amounts of asbestos'. So it is not clear how much asbestos or how risky this is. But probably it is not possible to be more specific.

Poor communication
Communication with the surveyor has been disappointingly poor to the extent i have yet to hear the sound of Sean McLaughlin voice. I have call him on numerous occasions and left messages with staff but still no call back.

Dear Amin,
I'm so sorry to read your comments about the service you received from the surveyor. We work with RICS professionals up and down the country and have high standards about the reports they generate. While there is no guarantee of verbal communication with the surveyor, if you could please get in touch with me directly on cordelia@surveyorlocal.co.uk so I can look into the details of your case. I can also push for a prompt update from the surveyor if you are yet to receive your report.
Many thanks

Highly Recommended!! Without hesitation, these guys are the best! From the time they pick up your first call until the survey report is delivered they follow up. After searching the market I found that survey local is the best and the cheapest. Very happy with the service. Jake who helped me arrange my surveys went over and beyond to make sure that I am happy. My requests were managed in a friendly and very professional way from start to end. Thank you very much for the survey local team.

Fast but superficial and incomplete.
The survey was carried out as requested but the property was only inspected visually and superficially. The report mentions, time and again, that only superficial inspection was carried out. No inspection of the good functioning of the water drainage in the kitchen and bathroom was carried out; I could come in to a house that is not even connected to the mains.
Furthermore, the surveyor advises in several parts of the report that water and electricity installations should be inspected by a professional. I would have expected that this would be the surveyor or someone on his/her team.
All in all, the interaction with the surveyor and speed of production of the report were great but the report itself shows a severe lack of professionalism and care. It leaves me with the impression that the whole survey took no more than 30 minutes (approximately the time I took on my first viewing) and was performed by someone with no more qualifications to do so than I have.

Dear Luis,
I'm sorry to read your feedback here about the quality of the report. Our team should have advised you fully about the bandwidth of a HomeBuyer Report, and your surveyor is MRICS, which means a professional member of the Royal Institution of Chartered Surveyors. From the RICS website: "In an RICS Home Survey a RICS professional conducts an in-depth visual inspection of the property. Their report provides an expert account of the property's condition and highlights any problems in clear and easy to understand 'traffic light' ratings.". The time spent at the property depends on many elements, but the estimate is between 30 minutes and 2 hours. A more in-depth option is the Building Survey but this is normally advised for older buildings. I would like to work out how we can help so please do reply to my email, or call 0800 037 6667 and ask for Cordelia. Many thanks

Recommended without hesitation
Excellent immediate response with a detailed explanation of the whole process. The surveyor attended the property within days and provided a full report by email without delay. When I inadvertently sent an email which I never meant to send, which confused all and sundry, it was dealt with sympathetically and efficiently. I was very impressed with the phone call I received from your office and with the follow-up email from your surveyor. I would definitely recommend your service, without any hesitation.
