A complete disgrace of a compmany. Fails to respond to any communication. Fails to provide services and documents that are paid for. Should not be in operation.

We initially contracted Advance to assist us with Cladding issue on our block as our block was deemed dangerous. We had cladding in our block which if caught fire would go up in flames like Grenfell! We desperately needed assistance and found Advance from a recommendation. After our initial chat we knew they were the right choice for us. They managed to secure a £2 million pound grant to get the works completed. This was prompted by the manager, as we all thought this would have to be paid by the leaseholders. We are beyond grateful and happy for their proactive response to this desperate situation. Not only is our block now safe, it is has boosted the value of the apartments in our 250 unit block, we also decided to continue with our working relationship and are happy with Advance Block Management being our agents.

As we have just renewed our agreement today, I thought I would reach out to say that managers at Advance are very hard working and their reporting is very good too. They had so much on their plate to do when we signed them up as our agents. They organised the works outstanding as priority and Long Term works and then updated us on each item as we went along. Thank you

Our manager prepared a realistic service charge budget calculation and ensured all leaseholders were promptly paying. We have had a major cashflow problem before and were paying for too much!! Since Advance came on board they reduced the charges by 40% and managed to get all the debt in too. We now pay less and get more works done. We decided as Board to use the savings made and pump it in the reserve fund. Best decision we made.

We have been working with Advance Block Management for the last 7 years and they assisted us with major works that were desperately needed on our block. There are 5 blocks in our estate which is all under Advance management with a total of 155 apartments. We couldn't be more happy and can see us staying for many years to come.

This company do not offer the level of service as per their contract. Emails are left unanswered for months and tennants are left without a service and contractors unpaid.

I have dealt with Advance Block Management (In particular Ali Shah) and have found they have always been very professional and responsive.
Definitely worth a 5 star review!

The worst block management company i have ever had the displeasure of dealing with. Shockingly unprofessional and do not have a care in the world for the people living in the buildings they live in.

Customer service and communication very bad. Property managers ignoring the issues and not efficient. Service charge and lease bills are always wrong ,even corrections are wrong. Service around the building is not good.
Very disappointed and not recommended.

Tanya Gill has been simply excellent . She takes the time to engage with the owners and brings the comfort which was inexistant with the previous management company. She has adopted an entrepreneurial approach whereby each and every expense is appraised on cost/ benefit before making the expense. I was impressed with call outs which are now grouped to avoid single call out charges. Every penny counts. Thank you for the communication through the newsletter which is invaluable. Our account manager Ali Shah is honestly amazing. He has made a stressful time selling our property so much easier and has gone out of his way to get information to solicitors quickly. He has provided such a personal service and we have always been able to get responses to e-mails and phonecalls. We cannot rate the service we have received highly enough. Ali is a complete credit to the business and has worked so hard to support us. We are beyond grateful for all his help.

OK I have spoken to Tanya And there has obviously been some miscommunication I was told that there were funds still outstanding after our arrangement ceasedBut I have since received an update from a representative of the companyI will say that when jobs and issues are reported that continuous feedback to Lease holder Be given because my reports and issues were blocked by the freeholder . This caused confusion about efficiency and timescale Cannot praise Tanya enough if you are working with her you will be OK

They provided information we needed for one of our customers very quickly. They were both friendly and approachable - a very welcome contrast to many of the companies I have dealt in the last twenty years who provide similar services.

Tanya responded quickly and professionally to our email correspondence and managed to sort out our issues, jointly, relating to a damaged wall.
She also arranged prompt payment to the builder who undertook the repairs.

I wish to thank ABM for their great work in managing my apartment block in Sale M33. My special thanks go to Ali, Tanya and their team who oversee day to day operations there. Ali and Tanya would reply to my emails promptly, genuinely work on issues, explore options, provide updates either personally or via newsletter, and most importantly, let you see results. The latest bills from them also saw an unexpected decrease in fees which comes as a nice surprise in this challenging time. I think ABM is exemplary and we need more of these good companies in the UK. Many thanks.

A big thank you to Advance. Since having them as our agent in January 2020 they have increased the cleaning schedule on our site to daily cleaning which was the same price we were paying with the previous agent for bi-weekly cleaning!

The gardening visit increased to twice a month from irregular visits with the previous agent.

Our insurance and electricity cost was reduced.

Their advice to repairs and maintenance is savings itself and they think out of the box. Didn't realise how much was involved in maintenance duties until seeing how they were working as our agents. Again a big thank you. James

Absolute Pleasure working with Advance Block Management. I would definitely recommend the company to work with.

From the perspective of a leaseholder under Advance BM for the past 4 years. This is a company to be avoided at all costs. Totally ignore the grandstanding propaganda on their website, quoting professionalism, honesty, integrity, and transparency. What you can expect however, is a lack of professionalism, deceitful tactics, with an absolute minimum of either integrity or transparency. Their use of residents funds are often wasteful and ineffective. On a more positive note, so long as you are subservient and prepared to be used as a "cash cow" you may well indeed find them to be somewhat acceptable. Overall, a woeful and disreputable company to deal with.
