They understand and support landlords and renters equally.

As a professional landlord, I have worked with AM living for a number of years and found them to be highly professional, personable and most of all, they understand the rental market from the renter and landlords perspective giving them unique insight into the complexities of our current social-political landscape, enabling them to bring clear communication and harmony. I create homes I would want to live in and this is what drew me to AM living, they invest in the feel and vibe of the homes, check out their socials! Highly recommend.

Truly an awful experience

Truly an awful experience
They could not care less about their tenants, the house managers were rude and out to get tenants. Communication as a whole was awful. I Had numerous severe issues with the house, AM living could not care less despite my complaints and did nothing to fix issues in the house despite being told several times. DO NOT RENT WITH THESE PEOPLE

House infit for living

I have waiting a year to put on a review because my daughter was still living in the area and was nervous about seeing Clare. The place was in need of a complete refurbishment. The outside drain kept blocking, resulting in sewage going into sink & washing machine & dishwasher. Anglia water keep coming out & said it was the house plumbing. The agent said it was because they used too much toilet roll.There was bare
floorboards which they kept getting splinters. The backdoor wasn't sealed so they got snails and slugs in. They found a mouse trap & droppings behind the fridge and Clare blamed it on the last tenants. When i called to ask about the drains and the fact they
were constantly left with no water, Clare said she was dealing with it
then messaged the girls and said don't get your parents to call up and
be rude to me, which I definitely hadn't been. I think she was used to
dealing with students who didn't feel confident to confront them.

Hello Mrs Rumens, thank you for taking the time to give us this feedback and I am sorry you felt you could not write this sooner. Based on the issues described we are confident where this is in relation to and really can only apologies that these issues were not resolved faster for your daughter and her housemates. Between Anglian Water, the neighbours, ourselves and the landlord the drainage issues did get resolved but not until the end of the tenancy in question, which is poor on our part. We have also learnt from this how to better communicate when these issues occur in our properties with our tenants and to highlight when a suggestion might help a situation that we are trying to resolve, rather than make them feel accountable or at fault, we again apologise that they had this experience from us. We will discuss this overall feedback with Claire, the landlord and wider team, to make sure no one else has this experience, but for yours, your daughters and her housemates we do apologise. They were great tenants to deal with, even with these difficult issues and they left the house in a good condition which we are extremely grateful for. Please feel free to call or email us if there is anything else we can do at this stage.

AM LIVING COMES THROUGH

A month ago I went on to AM Living's site to write a very negative review about their service (see review by Beautiful World), I would like to say that Matt and Jacqui went out of their way to rectify and make amends. Today the bed is fixed and they even wanted to fix the door, bless them! I'm glad to say all is forgiven and I do not have to pay for the bed. This is excellent effort made and deserves the five stars I've given them.

This company treats tenants like pigs

This company treats tenants like pigs. We're just there to supply rent and no more.
I was with them and they just did this to someone in my house.
They sent a message to the house through the obscure Arthur occupant app saying there would be a viewing of the house at a certain time, nothing else. Next day they showed up and complained about the rooms not being done for showing, but they didn't notify THE TENNANT!
Mind you, they have all of our information, emails, phone numbers.
They went into her room and moved her personal belongings around, which left her feeling violated.
We live in the era of communication, this lack of care for another person is unnecessary and unacceptable.
For someone go enter your space without properly notifying you, without your permission and show it to strangers...
This is only one example of what has happened in one house, however, this keeps happening and tennants are unhappy with AM Living.

Thank you for your message and feedback, I’m honestly devastated to read this, to realise that this has happened and that you and your housemates feel this way about us and the way we have treated you all.

We try so hard to get communication correct with our shared houses, the Arthur Occupant App isn’t ideal but this should additionally send an email too when ever we communicate on it, but we are happy to accommodate when people are unable to use the app.

I do hope to hear from you or someone in the house to discuss further, both to make sure all of your concerns are addressed and for us to be able to learn from this as to not put another tenant in a similar position in the future,

Do not let your children rent with A.M Living!

Clare is rude, unprofessional & out to get tenants. Posting on behalf of a family member who lived in a property Clare 'managed' but is too scared to review themselves as their friends still live in houses managed by her and it is well known that Clare holds grudges and is out to make tenants check outs as hard as possible by making illegitimate security deposit deductions- a fact she proudly boasts about to other tenants. If it's an A.M Living house DO NOT STAY THERE!

Thank you for your review. Although it is sad to read I believe this type of feedback is very important for us, especially as a small family run business.

I am disappointed to hear that any of our tenants have perceived a member of our team as proud to be making deductions, especially as I personal aim to foster exactly the opposite ethos within our company.

In the case that a tenant moves out and does no cleaning we of course call in professional cleaners as we have no other option. But when we can see a vacating tenant has made a real effort but it’s still not quite up to their check in inventory standard we will spend our own time, free of charge making it perfect for the moving in tenant and make no deductions.

In the instance that an agreement cannot be made we would fall back on the decision of the DPS who look at the check in and check out photos and make a fair deduction. As a governing body they always aim to do what’s best in the interest of the tenant.

I would love to have the opportunity to look in to this further as I do take it very seriously and would welcome your relative emailing me on matt@amliving.co.uk this will be treated completely confidentially. Hopefully we can make amends with this person and also learn from this going forward so no one else has the same experience,

Poor communication

Poor communication, took ages to communicate my deposit return. Only managed to get my deposit back after months of email trying to contact them several times.

A fantastic Managing Agent

AM Living has been managing the property I rent for over a year now and I’ve had zero issues. Service has always been very prompt and always better than I expect. Recently my room was fully redecorated to an incredibly high standard and I love it. Massive shout out to Claire who handled it all and liaised between myself and the landlord to get exactly what I needed. Cannot recommend highly enough

Steff at AM Living was so helpful through the whole process. From my viewing to the day I moved into my new room, I felt nothing was too much trouble. I now live in a gorgeous house with super friendly and like minded housemates.

As a recent tenant of A.M. Living I am happy to say they provided the best management I have received in my letting experience which has been a number of years now. I lived in a shared house and they always looked after maintenance quickly and found nice new housemates to move in when some one left. Genuinely recommend living in one of the houses. D. Andrews

AM Living look after 4 HMO’s for me

AM Living look after 4 HMO’s for me. They always keep every house full 100% of the time. They make sure that each house is kept clean and well maintained by doing monthly inspections. They keep up to date with any legal requirements related to HMO’s so this means being a landlord is completely hassle free for me. AM Living is an extremely professional company and I would have no hesitation in recommending them. Good job guys!
