I honestly could not have hoped for a better experience with Bradys Solicitors. At the beginning the process of extending my lease felt very daunting and overwhelming, but the team made it feel manageable and guided me through every step with patience and professionalism.
I had so many questions throughout the process and it was never a problem. Someone was always there to respond, explain things clearly and reassure me when I was unsure. Their communication was excellent – responsive, consistent and supportive from start to finish.

Worst law firm ever!
I intend to complain about their conduct.
Their focus is to extort as much money as possible out of you without doing any actual legal work.
An excellent way they do this is by sending multiple emails saying the same thing and charging £300 for each email.
Thanks to this company, I have learnt a lot about the law and from now on, I will take care of my legal affairs myself!

On 5/12/25, I received an email asking me to pay my annual service charge for my buy-to-let property, with this first email, they already slapped £360+VAT on the bill.
I have not even received any reminder from my management company (which I am still trying to estrablish but nobody returns calls) and this was the first 'demand' email I had. I immediately paid for both my properties to settle the arrears.
I did call to inform Bradys solicitor that I made both payments.
8/12/25, I received another demand for my second property and again this time demanding the payment in full plus another £460 plus VAT for sending me the email.
I called to speak to Saria (who is now never in the office apparently) to clarify that I paid the full amount for BOTH properties before the second demand came through. They said because they received the instructions from the management company , even I paid before I received the second email, I still must pay up in full plus the £460 plus VAT. On top of that, because I paid directly to the management company, for them to liaise with the management company regarding this payments, they were in their right to slap another £160 plus VAT on top of all my bills!
And if I do not pay up before the 31/12/2025, they will charge me more again.
I feel like if I do not pay these ransoms, then they will keep adding whatever amount they like to my bill.
They were quick in sending you bills and adding lump sum on your bills but there was no urgency in replying your emails.
This is the first time I feel that in the UK, the HMRC is more humane than a law firm.
Is the management company gaining anything from this extra charge?
'Loan Shark/ Mafia' came to mind when I am actually dealing with a legal law firm in the UK??
PS: after months of leaving my review, today
(11/3/2026) I received a standard reply....." You are not our client......" . This still does not brush away the fact that the way you handled the issue was like a bully and that you did not reply or act professionally towards your victims. I am sure people who read these reviews must have seen the similar comments on your platform.

No Demands For Service Charges or Ground Rent or Insurance from Managing Agents.
The Brady Solicitors referred to below are at 28 Regent Street, Nottingham NG1 5BQ. The reference is KB/2346.034
I am a long-term leaseholder of a flat in a purpose built block of 36 flats. Since Covid lockdown in March 2020 and to date {Dec 2025} the managing agents - Melville & Co. {East Molesey} Ltd. - have failed to send out demands for Building Insurance renewal payments; demands for Ground Rent payments in Govt approved format; and professionally audited Service Charge Accounts. Due to this, and I expect for other leaseholders, I {we?} fell into arrears - NOT of my / our making. After all how can anyone pay these charges if they are not informed as to how much they are? Various letters based on templates from Lease Advisory requesting these documents were sent in Decmber 2024 to the freeholder / director at his home address. This included a formal request to sight invoices as would be our legal right. These were all ignored. The requested documents were still not sent nor received. Then earlier this year {2025} I {we?} got a communication from Brady Solicitors stating that court action would be taken, including forfeiture, for not paying the bills for the above listed items. In this it said that we would have received demands for these payments prior to that communication - in fact an outright lie - and that witholding payments would / could result in court action and forfiture. It was obvious that the freeholder / director had not disclosed that formal and legal requests had been made for these documents very many months earlier. And Bradys Solictors had not bothered to check this prior to sending out their accusatory communication. It actually appears that there was / is some sort of conspiracy to engineer forfeiture that continues to this day. And why was our legal right to sight of invoices effectively refused? What are the managing agents &/or freeholder &/or directors hiding? The missing payments were easy to make but included an extra fee of £400 from Bradys. Since then nothing has been heard from the MA or freeholder / director. All managment functions have ceased including building maintenance. Emails and phone calls are never responded to.
And now yet again in late December we are all in arrears for Building Insurance from March - the property is potentially uninsured; Ground Rent from July; and Service Charges from April. Meanwhile the registered office in East Molesey remains abandond from March 2020 with piles of unopened uncollected mail behind the entrance door.
Update: The apparently deliberate refusal to supply professionally audited SCAs first hit us in 2016 when Bradys Solicitors suddenly demanded £4,000 plus fees from each of the Leasholders of the 36 flats. We were all in arrears because none of us had received the SCAs for 4/5 years. We weren't aware of our legal rights at that time so Melville & Co. and Bradys Solicitors got away with it that time.

Update: There has been zero sympathy from Oliva who continues to use threatening tactics. You are not following probate law so I suggest you are lacking training, despite the many awards you state ypu have won. I wonder what the awarding board would think to your conduct, maybe it needs to be brought to their attention so that they can give awards to companies that follow the law!
Seem to be unable to understand how to mange a deceased estate. Olivia is currently threatening my father's estate and me personally with legal action for not finalising his estate quick enough. Assets must be sold for the estate debt to be paid, simple as that. Also want £240+ vat to have a conversation and allow me to respond to their correspondence. Shocking and unlawful! No empathy at all even basically acusing me of lying about my father being dead. A complaint is being opened and you will be reported for your disgusting conduct.
