For the first year, I was really impressed with LYB as they had helped our directors get the RTM from the Freeholder. After that they seemed to lose interest and became increasingly unresponsive to telephone calls and emails. The staff turnover was frequent to say the least, and LYB didn’t keep us informed of personnel changes so communication became ever more challenging. The relationship between LYB and RTM became progressively more difficult as LYB’s performance came under more scrutiny. An example of this was LYB’s quote of nearly £13k for insurance (the previous year we’d paid out £10k). One of the RTM Directors was able to get a quote for just over £5k. Another issue was that LYB failed to inform the RTM Company that their contract had expired. Paul started sending out emails which were:- accusatory and just plain nasty towards 2 of the Directors (they were asking difficult questions); cut and paste quotes of legislation; blaming everyone else for the problems and then basically gave an ultimatum – either he was made sole director of the RTM or he would resign (which he did, as he must have realised that the leaseholders did not support him being sole director). He also closed our bank account without informing the RTM and they could not access the bank statements and had to open a new account. The RTM Directors have achieved more in the few months they have been managing the block than LYB achieved in 5 years.

We have found the book - keeping work to be of a high standard, Vannessa Millar is most helpful in letting us have any extra information we require, and answering detailed questions in a speedy manner. Overall a very nice company to do work for.

Charlie is an excellent property manager. He and Christine make an exceptional team. Very professional, efficient, helpful and supportive both in the day to day running of the block and in times of need. Always very prompt in responding to any concerns. Vanessa Millar is a great asset to the LYB team and is very collaborative and helpful in dealing with all matters communal maintenance.

We instructed LYB in 2019, after searching for a trusted agent that could support a transition away from our previous corrupt managing agents, whilst incorporating a RTM Company for our block.

We have found LYB to be particularly helpful, not only throughout the RTM process, but also with the day-to-day managing of our block - including excellent handling of Section 20 works and AGMs. Everyone on the team does a great job. I would highly recommend LYB's services.

A truly appalling company. To name a few of the issues that we have experienced over the last year with 'Loveyourblock':
-Pushing prices up to extortionate levels.
-Rude and somewhat incompetent staff. They usually copy and paste legislation when asked a question, rather than giving a genuine response.
-Pushing their company debt onto property owners.
-They feel very ad-hoc in their communication and method of conducting themselves, which makes property owners feel uneasy.
I would recommend that you AVOID this company wherever possible.

LYB are a great management company to deal with.

The block has recently formed a RTM company and Love Your Block run this. I have found that LYB have been really helpful and kept me informed with the necessary news about the block. The staff have been helpful throughout the company, particularly Paul & Vanessa who deals with the day to day stuff.

It’s only a few months as we working with Love Your Block, and the only thing we regret is that we did not start earlier. Many Thanks to all Love Your Block Team, especially to Vanessa and Stephanie for being exceptional property managers, who understand the work in detail and built efficient management system for both contractors and property owners. For us, as a contractors, it’s always a pleasure to work with you, thanks for giving clear information with provided work orders, keeping us updated, helping us to understand the requests of the residents and property owners. We have been with LYB since 2020 and I have found them easy to contact, prompt in returning calls, courteous and engaging. A welcome change indeed from previous management companies who were evasive, unlikely to return calls as promised and generally incompetent. Thank you LYB.

Awful management company. Sneak 100% maintenance charge increases onto the leaseholders who they are supposed to be working for. I assume they get backhanders from the work they put out to tender if they don’t then they really are more incompetent than they appear. It takes 3 phone calls to get a response whereby they quote legislation and rules in a well versed manner in response to doubling maintenance charges, then inform you that if you don’t pay they will invoke recovery action. Vanessa is a particularly vicious employee who has forgotten she is working for the people who put her there. Find any company bar this one.

I have just paid my management fees - and I don’t begrudge a penny if it - the grassed areas, flower beds and play area are looked after and always look immaculate - which makes living on Gwel y Mynydd a pleasure

In agreement with the below review from Bryan (a fellow leaseholder) this company is unresponsive, and their approach has been unethical and dishonest since they were chosen to manage our block. We regrettably took them on in good faith based on earlier reviews for RTM and management, what a mistake! The customer care has been abysmal/non existent and disappointingly, the owner has behaved in unprofessional ways on several occasions. They display an ongoing unwillingness to answer simple enquiries from residents/provide day-to-day information. As a member of our RTM company I was shocked to hear that the owner had gone as far as to threaten to charge a fellow leaseholder over £20 per contact to deter them from getting in touch with further enquiries. Watch out they are also not ARMA members.

Update: it is disappointing this company has responded by attempting to blame the RTM directors who have been working tirelessly to try and make the block the best it can be for residents. As a member I am aware of the time they have put in and feel the response from Love Your Block is dishonest and unfair.

They’ve taken over our RTM. I’ve tried to contact them 3 times and not once have they responded. Our old HA provided better service

After a couple of annoying setbacks, we just heard today that Loveyourblock got us through our RTM process. Paul is very thorough, quick to respond to concerns and clear and concise with information. Nice one, tx Guys. Well worth considering.

LYB have been fantastic to work with. They are quick and efficient at responding to questions and always break information down clearly and transparently.

My building has recently gone through the right to manage process with LYB (which has been successful). Throughout the process everything has been clearly mapped out. Working through singing documents was simple and easy. Couldn’t fault the experience.

I would highly recommend.

Only started using LYB recently, they helped us to complete a Right to Manage to remove our previous management company and they have been consummate professionals throughout.
