We had an excellent experience working with Stephen on our property purchase. From the very beginning he was patient, clear and incredibly supportive, taking the time to explain each stage and ensure we fully understood the process. His communication was consistent and reassuring, and he handled everything with a high level of professionalism.
Even when we had additional questions or needed clarification, nothing was ever too much trouble. The whole process felt smooth and well‑organised thanks to his guidance.
We’re very grateful for all of his help and would happily recommend him to anyone needing a reliable and knowledgeable solicitor.
Property
Stephen Lacey was instrumental in the completion of an unusually complicated property transaction which involved (i) two unoccupied dwellings within the same plot of land and having shared access, (ii) each property was owned in equal shares between the Estates of a Deceased Mother and Daughter and (iii) neither dwelling was registered with the Land Registry. Other issues within the Estates caused this process to extend over more than two years but Stephen’s approach never wavered.
A truly awful experience
This awful solicitors firm have just lost our sale. They have made an absolute pigs ear of the whole process and caused huge delays, resulting in our buyer walking away. As we are approaching completion and discussing dates, they decide to announce a crucial step hasn’t been tied up and we now need to go back 10 steps, causing our buyer to be completely put off by the whole process and walk away. They have been painfully slow, doing things in an illogical order and asking some very strange questions right at the end of the process, that would usually be asked right at the start. This has caused huge repercussions- the financial impact for wasting so much of our own solicitors time, all the paperwork that has been obtained which will now need to be redone, not to mention the emotional stress of having a 7 month long sale process fall through. This should have been a very straight forward conveyancing job and any half decent solicitor would have had this wrapped up months ago. PLEASE AVOID and choose someone else, if you actually want to see the finish line.
As for Pelly’s response ‘your review indicates you were not a client’ nice try! My husband was in fact your client and the anger and upset you have caused us has compelled me to write the review on behalf of both of us. I’ll be taking this up via the phone with you as well, so don’t worry, I’ll be very happy to share all our details with you.

Once again Stephen Lacey has excelled my expectations in providing highly professional, loyal and friendly advice. The most recent success was achieving timely correspondence throughout the sale of two leasehold property and associated sharing of the freehold. In a turbulent property sales environment, Stephen and his associates at Pellys maintained a forward moving view, prompt correspondence, calm attention to detail and thorough resolution of outstanding queries. Stephen was prepared and in control of the process, and when problems arose he provided reassurance during a challenging episode in my life. Not nice people
An individual claiming to work for Pellys tried to abuse his position as a solicitor to force me to remove some negative but true reviews of his client.
It was a horrible experience for me, particularly in view of what his client did. I have a very low opinion of Pellys for allowing this person to operate under their name.
Edit based on reply: I was not a client of Pellys, I was threatened by them and decline to contact them to avoid further distress.

Avoid this company
Avoid this company. Appointed them for will writing and to organise lasting power of attorney. Communication and liaison was non existent. LPA's were mishandled causing unnecessary delay and inconvenience. Having paid for the reassurance of dealing with a professional company I have totally lost confidence and trust with Pellys

Lack of communication and poor customer service!
Lack of communication and delays with obtaining proceeds of inheritance which we have still not received in full. Apparently an auditor ran off with all the money in their client account but they did not divulge this to us for months and after many complaints!!! Poor customer service and lack of communication from this company has caused us much inconvenience and distress!!!

an excellent service over a very lengthy drawn out and complicated procedure, Andrina was always on top of the paperwork and very professional, one step ahead of the other professionals involved
Poor Performance
Pellys did a dreadful job of representing me in a commercial property sale. They played pass-the-ball-in-midfield with the Buyers's side for months, and did not get our side's documentation in place in time for the intended close date. We spend three months only for everything to come down to hectic phone calls in the final days.
Communication with Pelly's was dreadful, with over a month of no replies to emails in one case.
Note that UK conveyancers take their fees directly from the proceeds of sale, so you cannot withhold payment for poor service or obtain any redress for poor work.
Based on my experience, I cannot recommend them.
AVOID. We have reported them to the SRA!
We have reported them to the SRA (Solicitors Regulation Advisory) and also Action Fraud. Due to ongoing investigation I cannot go into too much detail. But I can corroborate that our experience is similar to the last 4 most recent reviews. We have been kept in the dark regarding the progress of a probate, we have been told about fraud - which has been going on for sometime and when we have asked for a breakdown of where our money has gone - we only get told it is for "admin" with no activity log or what has been or where we are at! These guys are very shady to say the least, it is now apparant they have been lying/ trying to conceal information and this falls way below the standards expected of a firm such as this so sick and tired of their nonsense we have reported them to SRA, ICO and other authorities as serious investigation is needed into their affairs! We want our money, the truth and some accountability.

Client funds ‘missing’
They are claiming after many months of unexplained delays that they have lost half of their client fund account to fraud.
Nobody wise would let them handle any of your money at the moment.

They should have handed over the money over two months ago and now after hundreds of calls, emails, denials, excuses and lies they have now told us there's been 'fraud at the company!' You couldn't make this up. No apologies, no communication, nothing. The receptionists are the only decent people in that place. We've asked the solicitor to call us, the owner, anyone and they just haven't bothered. It's so awful. My Dad has cancer and this is accelerating it. I hope they can look at themselves in the mirror. We will never stop at ensuring they are struck off and can't do this to other families.

Used Pellys for a grant of probate…
Used Pellys for a grant of probate application.
Pellys had all the information on the 21st December, Dan Whiddett said he would submit the application after the Christmas break and was confident the application should be granted by March.
3 months later I got an email from the Shefford office telling me they were taking over the case and were basically starting from scratch. Absolutely useless.
Once again I gave Pellys all the information for the application, during the process I emailed questions that needed answered and got no reply, I emailed asking for updates and got no reply, eventually after nearly three weeks and numerous emails my update was provided.
This firm has no regard for peoples feelings or any urgency for doing the job in a timely fashion. What should have taken 3 months took 9 because of Pellys incompetence.
There are plenty of good solicitors out there, do yourself a favour and use them and not Pellys.
