I met my best friend at an X1 event at the platform, for this I'm extremely grateful for Peter putting on the board game night! :)

There were few issues mainly like lift wasn’t working for months and freezer issue being complained and still no one taking any needful and feezer wasn’t completely working for the entire year.
But Debz she is a beautiful lovely person. Whenever we call her for cleaning room and kitchen, she does it to the best like no one else ever can. She is a truly a gem to this place.

I really find the office videos so funny, it shows X1 as being relatable unlike most other Lettings agents, keep them coming!

I have been looking for an accommodation in Manchester for a long time and only just found this on Instagram through Peter who has been very helpful to point me in the right direction! Could not recommend more!

They have not passed 2 months rent to us for 4 properties and they will not explain where our money is. They collected it from the tenants but we did not get a penny of the money. They will not engage on this and just give generic answers. This was for feb and mar 2026 we are now in aug and no sign of the money and they no longer reply to emails. I am having to go to the small claims court to get our money from them. Added to this, we have now moved our properties to another agent and we have found that X1 has completely neglected our property. The property was given to them 3 years ago brand new, today its almost uninhabitable. We will have a huge cost to fully refurb it and get it rented again. I have little hope that X1 will release the deposit they took. They truly are a rogue business in my opinion. They must be the worst letting agents in the business. Landlords - please do not trust this company to manage your properties.

The X1 team Mr. Johnson Kieran help me to re-letting my flat, though it’s still In progress, I’m keeping posted in the status and he is following up the application closely. In addition, he also assisting me to get refund from Liverpool council tax which I paid previously, which should not bear by me.

Luke has been extremely helpful, very kind with great customer service. Extremely happy with the service which he provided.

Please do not book through X1. Our flat got broken into in September. It has been 11 months and it still hasn't been fixed. My new flatmates moved in a few days after X1 was informed that their landlord hadn't paid the correct fees and were due to be evicted. They still allowed them to sign contracts and move in, despite knowing this information before they signed contracts and moved in. My bed has been broken for at least a month now. I have moved my mattress on the floor and I have slept there since. I understand they don't have money because landlords clearly aren't paying their fees, but I'm moving out soon. I won't be paying for it, due to the elongated security issues, yet they don't seem too fussed about how it looks for future residents. I would recommend that no one books with them. My building is under dual ownership. When an issue arises, they tend to blame each other, neither taking responsibility. If I could have afforded to move out I would have. I wish I withheld rent, as money is the only language they appear to speak. PLEASE AVOID.

This is a rip off place and trustpilot must be easily manipulated for this place to get any decent reviews.

Dreadful service — Avoid X1 Sales & Lettings at all costs

My experience with X1 Sales & Lettings has been a complete nightmare.

Failure to honor warranties: During the warranty period, they repeatedly failed to handle necessary repairs and maintenance issues. Trying to get anything fixed through them is an exercise in endless chasing with zero accountability.

Unprofessional management: To make matters worse, they actually rented out my apartment before the official completion date without proper resolution or clear communication in 2023.

Their lack of communication, disrespect for agreements, and complete disregard for client property is appalling. Save yourself the stress and headache—do not deal with X1 Sales & Lettings.

Kieran Johnson is my Account Manager, he is the most capable, efficient, responsible and helpful Manager among all members of the service team of your company in these few years.

Never give this company any money for an investment. I signed a PMA for a guaranteed return for 5 years only for them to stop paying after 30 months. Do not trust this company Do not give them any money. If you have any questions please feel free to contact me.

Julia is one of the most helpful and respectful customer service providers/agents I have ever had dealings with, not only in relation to X1, but all businesses.
She answers the phone always with a cheerful continence and deals with any problems promptly and professionally.
She has made the whole process of renting out a property far easier, dealing with any queries relating to the properties under her management.
Well done, exceptional customer service.

Disappointing and unacceptable response to reported faults. Up to 9 months to fix serious damp issues which resulted in the ceiling collapsing in. And then say that they aren't accountable for the loss of water damaged belongings
