The information has been honest, reliable and impartial and has given me the ability with confidence to make such a purchase that will secure my future. I had the fortunate experience of dealing with Adam Caldwell. He put me at great ease from our first call and maintained his professionalism throughout. He listened to what I was looking for and did his best to provide me with options based on that . I found his use of local knowledge both honest and integral . I can say I am looking forward to making other deals with Adam in the nearer future . He represents the company and Investors well .

I was dealing with Daniel Myatt in the first instance he was super helpful and very efficient in order to gain my trust as he knew I was very sceptical and hesitant. From 2022 till 2024, I have had continuous issues with the payments being made on time and there was always some technical issue or excuse. Three years into the five year promised scheme, I have been notified that one of the companies is under administration. False promises, unsecured documents, great way and marketing to entice and trap potential investors, yet they still have the cheek to keep on sending marketing email to continue asking people to invest in future projects. Shame on you!! This is people's life savings and hard earned money. People please do not put a single penny into this!

Leo is a fantastic guy. Found him to be very helpful when I was at cross road as to what investment to make. He took his time to educate me on all the options available to me even though I haven’t invested in advantage now I definitely will be keeping in contact with Leo to know what’s on offer in the future . He is certainly an asset to his company.

The company is expert in selling investment properties on false promises. There is a web of falsehood when the sold us a park lodge in Landan Barnsoul a development in Scotland. They called it a freehold investment on lodge and the plot for 5 years, It was not registered anywhere as a transaction. The documents issued were all like monopoly money, just printed papers.
They said they have very good relationship with the developer and yet showed ignorance about developer's company Apple Invest Ltd. heading into administration and all sales transactions were banned from November 2023 by High court injunction order being in place.

How can any agent be so lacking in duty of care towards its client is beyond belief.

They have sold these lodge to many investors like me knowing fully well that the transactions are illegal, just to raise more money for Apple Invest ltd, 's director, to get him out of administration.

I read the countless positive reviews, reviewed companies house and spoke at length with the developer. I was however sold a lodge by Advantage Investment at Landal Belvedere/ Landal Barnsoul. It has now emerged that although the site exists, they had no legal standing to sell the plots and have stolen in excess of £3 million from small independent investors, mainly normal people who have put their life savings into this- like myself. Others I have now discovered invested into off market flats of which none have materialised to date.

I and +100 other investors purchased a lodge in a Scottish leisure park. The deal was marketed as 9%apr maturing in 5 years when the owner would buy back the property.

The scheme was explicitly marketed as asset backed. This added security helped my peace of mind as I would own a lodge. In the event of bankruptcy I would retain this asset.

My agent …….. stated they had done due diligence and it was an excellent deal. Both of these statements I now feel where bare faced lies.

At first things went well and I received my quarterly rental income as promised. However my rental income for the second quarter of 2024 was missing. I received a mail from the developer, Mr Andrew Anderson stating that there were cash flow problems relating to the development of the park and payments would resume shortly. My agent Mr……reassured me that Mr Anderson had a good reputation and it was just a blip.

Little did I know that

1) as of the 20th May 2024 the developer was actually under administration
2) Mr Anderson had been involved in previously collapsed investments schemes, Hermes Investments
3) Many of the entities involved in running the park had not completed regular business norms such as filling accounts since inception.
4) Most importantly I was not actually the owner of anything. Despite my contract stating in black and white I was the owner of a lodge plot. The owner was in fact the developer.

When I complained to Sam Ballard the Operations director of Knight Knox asking him why the scheme had been so misrepresented his reply was

“please do not keep pressing our Sales Consultant’s for information. This is a senior management issue and they do not have the answers on the subject.”

This was despite the fact that senior management have never engaged with any clients or answered any questions as to how this deal was marketed.

I now face losing most of my investment to a fraud that I feel was akin to a Ponzi scheme.

Knight Knox have never engaged with clients in any meaningful way. Taking no responsibility and doing nothing to aid or support investors.

If you value your savings stay away from these arrogant hucksters

I am beyond disappointed with the service I received from Advantage Investment and Ryan. I feel completely misled and victimized by their actions. The property they sold me in Manchester has been delayed for over two years, despite repeated assurances that it would be ready much sooner.

To make matters worse, the legal firm they recommended to handle the sale went bust, leaving me to scramble for a new solicitor, which caused further delays. Now, I’ve discovered that the property has major mortgage issues due to a complex lease structure - something that was never disclosed at the time of sale. This has made it nearly impossible to secure financing, and I'm left dealing with the fallout.

What was supposed to be a passive investment has turned into a financial nightmare, costing me countless hours of stress and significant financial losses. My repeated requests for assistance were met with empty promises and zero accountability.

I have formally requested to cancel the sale of the property and proceed with a refund of my deposit, as they are legally obliged to do according to the contracts we signed. The Long Stop Date listed in the contract has been missed, and despite being bound by a legal agreement, they have failed to respond. I cannot stress enough: do not trust this company or their so-called investment opportunities. Avoid them at all costs!

The agent is very professional and knowledgable. Have a one to one and personalised service. Understood what my options were.

I have been considering buying a buy to let investment property and have done a lot of research and spoken to a few consultants. I can honestly say Emily Montgomery-Smith has been one of the best advisers I have spoken to. She took her time to explain the whole process and also gave me a full breakdown of financials, she provided such great advice which I havn’t really had from other consultants, who just want you to buy anything for their numbers. it was really refreshing speaking to Emily and I would highly recommend speaking with her if you have any queries as she is very knowledgable.

I was interested to invest in real estate around UK and Andy was super helpful with that, sharing the necessary information for me to take the best decision. I really like his transparency and honesty!
