I want to take a moment to share my sincere appreciation for Ryan, who stepped in to handle my investment case after a previous colleague moved on. From the outset, my situation was anything but straightforward—complex, with multiple challenges along the way, none of which were of Ryan’s making.

I am not sure this company is aware that the project they represent - The Lyceum in Manchester - is highly controversial in view of the fact that investors have been dispossessed from their initial investments due to the failure of Integritas to deliver the project in 2022 as promised to them in 2021! The companies involved are Integritas and Elavace Ltd. For further information do not hesitate to contact me.
Since my advertisement I have received a reply from this company stating that I am not their client and therefore I should remove my review and address it to the Lyceum. However, the company fails to say they do advertise the project of that company they do represent to potential customers and failed to address the issues raised in my comment. My view is that it is quite unethical for an investment company to cooperate and advertise the project of a company which has dispossessed its initial investors from their assets in that project.
The fact I am not a member of your organization does not prevent me for commenting on your articles which tiu advertised for your customers. I suggest you look more into this matter to check if my comment is genuine or not and do your dur’e diligence in this rather than telling me that I am not your client! Thank you

I wish to share the frustrating issue I am currently dealing with Advantage Investment Ltd.
I attended the Property Investor Show at the Excel Exhibition Center in London in April 2023.

Unfortunately, I met Ryan Caramba Coker of Advantage Investment Ltd who had a stand at the show. They were exhibiting and showcasing Landal Barn-soul Holiday Resort with Lodges available for sale and a 5year investment plan
I paid the total sum of 74,950 pounds for Lodge Plot 7; However, I was sent fake title deed documents making impossible to claim my property and advantage investment team have also stopped paying me returns on investment.

I have sent several demands to the Director of Advantage Investment to refund my money. This company is not trust-worthy and should not be paraded as such on trust pilot which could be very misleading. It is good to save other potential investors from becoming a victim of scam. I also wonder how and why such fraudulent companies are allowed to participate in the Property Investor Show without due diligence or proper checks being carried out. This is a total breach of trust and expectations which affects both visitors, investors as well as exhibitors.

Total scam!! Please do not trust this company!! if you invest you have to just wait, with completion date getting prolonged imminently and no support for anyone involved. if you want to pull back from the deal on legal terms as per contract, they deny refund and keep negotiating imminently.

I am at a stage of mental depression, they Breach the contract caused me a huge financial detriment, mental health issue.

I am Usha, invested on a property under construction; contract was signed on 7/22 with Advantage Investment LTD; Luke Gribben was the property lead who chased me with calls every day, until I invested - he left the company; he was my only POC for a period of time : and dint even bother to transfer me to different POC.

Property scheduled to completion before Dec 2022. I did have plans to move abroad, (which is irrelevant to the case anyway) as was tied up with this contract. I couldn’t do anything. Requested agency to put the plot back in market, again they kept negotiating without any actual help. eventually I had to peruse till completion. with no other option.

Completion date moved to June 2023, then to Dec 23 , to June 24, to Oct 24 , .. Dec 24 >>

Eventually still under construction! And It reached the hard cut date on contract on 7th Jan 2025. I now have an opportunity to get my investment back on legally agreed terms.

9.5 and 9.6 of the Sale Agreement. with clause 9.6,
"Builder is obligated to return the deposit without any deductions or accrued interest within 30 days of receiving the written notice of cancellation."

After I served the notice to Seller solicitor, and they want to re-write contract for another yr, else they would refund only half now and half when the unit gets sold.
I respectfully, declined the offer and asked them for my total Refund which. its been aprox 4 months now; currently at a stage where the Sellers solicitors are not even responding to emails;

My representing solicitors were recommended by Developers, as a conflict of interest they denied to represent me on litigation process. I had to appoint new solicitors to help me - its 4 months now no movement.

I wish I could give more stars than 5, incredible service from Chris Murphy. Absolutely made the whole process hassle free, was my first time investing after receiving my inheritance, so I needed to make sure I chose the right company, and I most certainly did. Chris, my new friend, you are an absolute credit to advantage investment, cannot wait for a game of pool with you when I come to Liverpool and go the bunker !

Walk a mile away. They sold a holiday let project to a large number of investors including our family. Promised us that all due diligence had been done. We don’t even need a solicitor to purchase the freehold and the lodge. They have assured us about the soundness of the company with assured rental returns.
As it turned out, within 5 days of our purchase the company was officially under administration. We had nothing in our name. The paperwork was all internally processed fake and duplicate documentation from the failed company. Advantage advisors and director just pleaded ignorance and unawareness. I was lied to, by their agents even two months after the company being under administration that they are having some minor misunderstanding between the partner there will be some delay in getting rent but it will be all sorted out. It was all lies. Within few days of this conversation we received the letter from the company director that the company is under administration.
Liar can’t be trusted that is the general rule of life.

Lost few millions from investors like me. Advantage investment showed scam investment and everyone lost our money
