My amazing experience at Baron & Cabot through Tom Hepworth and Amy Simpkin

I had an amazing experience at Baron & Cabot! Tom Hepworth convinced me to invest my UN pension pay out into the UK real estate, a decision I had previously rejected when other notable agents approached me.

Tom was friendly, convincing and helpful. He went beyond what others did to ensure I was convinced and satisfied.

Amy Simpkin excellently took me through the other processes to a logical conclusion. Great team I must mention.

Today, I am excited to have invested in the Vivere residences.

I have already recommended Baron & Cabot to 3 retired colleagues of mine to also invest in the company.

Not to be trusted - Recommend you view offered property in person

Update: I was asked to remove the names of the two people mentioned in this review. I would guess that if I did not comply they would take the post down. Not surprising.
I dealt with a 5-star on Trustpilot (!) sales agent at this company.
Expressed interest in a property.
Was mislead by photographs and misinformation regarding the property being sold.
After being plagued by phone calls over a few weeks and on more than one occasion, well into the night, and finally being begged for the deposit, subject to being provided requested documentation, I paid 3000 pounds deposit. The documentation was not forthcoming, and finally a video demonstrated that my "view of the park" was about 5 degrees wide if standing on the absolute edge of my balcony. When it was clear the property did not meet my clearly stated criteria, I asked for a refund - flatly refused. I wrote several times, no avail. The request for refund emails were also addressed to someone who was is supposed to be a manager. (who knows).
Recordings of the meetings were made by B&C and by myself.

The following paragraph has also been changed due to pressure from Trust Pilot. Seems you can have an opinion, as long as it does not upset anyone. Interesting. So a re-take of my previous passage is as follows:
I felt placed under a good deal of pressure with many phone calls and emails, follow ups. It seemed expected that a property purchase was reasonably to be concluded within a few days of expressing interest.

Only one good thing - I pushed for detailed data, and did not finally buy the flat. I lost 3000 pounds, but I could have made a poor investment a hundred times greater.

This is all online - I will never ever make the mistake again.

Misleading process, much higher costs in reality

UPDATE: We were sold on rental income of 1 year ago £1600, and a year later, now that we have completed (after prices should have gone up) we can't even get a tenant at £1000... Our property sits empty. Even after one of the directors phoned and told me they had the same properties renting for £1400 and we could definitely get that.... Take everything Baron and Cabot promises you with a HUGE pinch of salt. We have been left hugely out of pocket with a property we can't fill.

We entered into a property investment deal with Baron & Cabot based on their assurances of a simple, profitable process. Unfortunately, our experience has been anything but that.

The biggest stress for us has been acquiring a mortgage. As overseas investors, we trusted their claims of having helped many foreign clients through the process — yet we've faced much higher mortgage rates than expected. This has been extremely frustrating and disappointing. Given their claimed experience, we feel they should have anticipated this and made us aware of the likely challenges and costs.

To make matters worse, the rental income is £300 per month less than what they originally forecasted — a huge difference that, combined with the higher mortgage rate and all the unexpected extra costs, has put us at a monthly loss. The financials we were given at the start simply do not reflect the reality.

Dealing with Baron & Cabot throughout this process has also been disheartening. The original people we spoke to are no longer even employed there, and we’ve been passed from person to person with little continuity or personalised support. It’s been hard to keep track of who’s managing what, and the entire process has lacked the professional consistency and care we were promised.

We now feel misled and deeply regret trusting their initial assurances. We strongly urge anyone considering working with them to be extremely cautious — dig deep into the details, get everything in writing, and prepare for a much more difficult and costly journey than what’s presented at the outset.

1) Rental income:
The property referenced is not yet completed, and therefore rental income has not been finalised. At this stage, tenants have not yet moved in, and no rental figure has been confirmed. The rental management company has attempted to reach out directly to clarify this point and will continue to do so.

2) Mortgage rate:
The mortgage rates initially quoted were based on UK residency and income. However, due to the client's circumstances now being based in South Africa, the mortgage rates understandably differ from the initial estimates. These changes were driven by lenders’ criteria, which are outside our control.

Regarding our team, while it's true that some original team members have since moved on, we maintain consistent operational support, dedicated processing staff, and management continuity to support our clients throughout.

We're genuinely sorry your experience hasn’t met your expectations. We remain fully committed to resolving any concerns you have and invite you to continue this conversation directly with our team. From the very beginning, they provided clear guidance, ensuring I fully understood each step. TOM & AMY are the best team players in this industry

All I can say about Amy and Tom in summary is that they are both good team players with exceptional abilities to chase and deliver .

Thier swiftness to response when ever I have challenging concerns is very Unique and I am happy to continue building a long lasting bussiness relationship with them.

I advice fellow Nigerians to consider Barons and Cabot properties if considering investing in the UK!.

Professional and Experienced

Tom Hepsworth and Amy Simpkin are the OG! We’re an extremely busy, highly mobile and quite demanding couple with many questions, rapidly changing schedules etc but Tom and Amy matched our needs with extreme professionalism and tenacity.
As first time property buyers in the UK, they went above and beyond to simplify the process, broaden our knowledge, supported our research and due diligence efforts and ultimately became not just sales people but indeed good friends and solid relationship.
If you are looking for your next property purchase, B&C is number to call, Tom and Amy are the crew. We will definitely be doing more investments together.

Great Service, Care and Communication

I recently purchased a new property in Manchester, and my cross border experience was highly positive and significantly eased by the real estate agents at Baron & Cabot.
Their professionalism, market knowledge, and dedication to client satisfaction made the complex process of buying a property much smoother.
The agents (Tom Hepworth and Amy Simpkin) were always punctual, well-prepared, and professional in their interactions. They provided clear and detailed explanations of each step in the process.
Although a few delays in processing some of the paperwork by the developer, which caused minor inconveniences, the agents were proactive in resolving these issues every time they were identified. Truly a team, and always available on call.

Looking forward to more cross continent deal making with this team in the future.

My first interaction with Baron & Cabot was through James Walsh. My experience dealing with James has been greaaat! He pays attention and proffers the best solution to meet each need. James went over and beyond to assist in every aspect of the transaction.

It is without reserve that I recomend James Walsh as well as the organization to anyone looking to make the most optimal property purchase in the UK

The issue started to be resolved

Oct 28:

Although I had a disappointing experience with Baron & Cabot after deciding to cancel my reservation within the cooling-off period and requesting a refund, I have to say Rebecca responded and began working to resolve the issue for me... While I appreciate this effort to address the problem, I hope the lengthy, frustrating delay from other team members will be resolved..

I am still unhappy with the company's initial focus on rushing payments rather than addressing client's interests.. but we're working now to resolve this.. Steps have been taken to rectify the situation and I am hopeful that better timely communication will resolve the issue...

Nov 19: I'm updating my review to reflect the ongoing resolution. The company has taken concrete steps to address my refund request, and we are currently in the process of finalizing the return of my funds. While my earlier frustrations with their initial communication remain valid, I acknowledge their recent efforts to rectify the situation..

Key developments:
Dedicated team member was assigned who is very helpful (Rebecca Stwart) to resolve the issue
Active communication toward refund processing
Commitment to addressing my concerns
I remain optimistic that this will be resolved satisfactorily and appreciate the company's recent proactive approach, and will be happy to continue working with.

Dec 12: disappointing.. endless waiting and empty promises from Rebecca ending by leaving without solving anything, unfortunately. I would not recommend that anyone deal with this agent.

January 22:

Ms. Tinicia's input was a game changer - I already got 1250 (partial refund) and I am waiting for the remaining 750 in compliance with the 14 days cooling off period for distance purchase consumers.

From cold call to investment

My husband received a cold call in March 2024 on opportunities for property investments in the UK. We were introduced to Tom Hepsworth to assist and guide us. During the first meeting, I was skeptical and unsure, but Tom's proffessionalism was top notch. His depth of knowledge in the processes, patience in answering all our questions and commitment to closure is remarkable.
