SCAM! Please dont do it!!! The 90 days get your money back is a JOKE! I have been paying for 3 years. I signed up and never received any marketing materials that were promised to me in the contract. I am unable to log into the portal to even access the learning materials! I reached out multiple times to their "customer support" and no response, crickets. When I finally got in touch with someone they wanted me to join another program to try and earn money there to make up for it! Ridiculous.

You owe me $6,000 that was agreed to and signed for (by Brian Page) over a year ago (9/27/2024). I’ve spent many months trying to resolve this directly, quietly, and respectfully. I’ve followed up more times than I can count. At this point, what’s most painful isn’t just the money — it’s the silence.

This has been a real financial hardship for my family. $6,000 is not a small amount to us. It represents stability, bills, and peace of mind that we’ve gone without while waiting for something that was already agreed to.

I know many of you speak openly about integrity, growth, mindset, faith, and leadership.

So I’m asking you — be real human beings here.

If you’re a Christian, you already know what Scripture says about honesty, restitution, and not withholding what is owed. If you believe in karma, energy, or doing good in the world, then you understand that unresolved harm doesn’t disappear — it follows us.

I’m not asking for anything extra.
I’m not asking for favors.
I’m asking for what is already owed.

This company is a scam. They get your bank information and run away. They make you sign a contract and then do not do what they say they are going to and then you get screwed. I have been trying to cancel for months now. I have to change my bank account information because they keep stealing $400 a month from me. You can never speak to a real person. They ignore you and they know they are wrong. Do not use this company they are horrible and lie and steal.

I bought the program at the end of September 2024. The program offered a 90 day guarantee. In December, I still could not find a property they started to implement the 90 day program guarantee by giving me a third party website to find a property. I found a property through their third-party. There was a $3900 fee. BNB formula refused to pay it even though based on the 90 day program guarantee they were supposed to pay all the fees except for the actual rent amount. It took four months going back-and-forth with them asking every time to cancel my membership. I don’t trust them since they didn’t want to honor the contract and they still haven’t cancelled my membership. They have been ignoring all my emails and texts.
I spoke to the sales director on April 4, 2025, he assured me he would speak to the finance department to cancel my membership, it is now the end of April I still haven’t heard anything. I have been texting him, still no response. Meanwhile, Klarna is asking me to make payments.

I am very disappointed. I’m writing this to make sure nobody else goes through the same.

Worst experience, worst investment, a big headache. Concerns have been ignored and been getting the run around answers when I was asking for a refund, but was offered a so called golden carrot program that could “pay back” what was invested to BNBFormula, even though I voiced out multiple times that I could not afford the course anymore through their financing, they keep on insisting that nothing else can be done to stop payments the only option was the “golden carrot” by which they partnered up with DivergeNet that would pay $500 a month, which never even happened, and this whole program apparently was shut down not too long after all the required documents were submitted with a lot of sensitive information. And the BNBFormula rep hasn’t done much but tried to resell me the program which was very shady.

Worst experience ever spent 6k and I didn’t received the support that I was looking for Videos Videos that’s all they can do and it’s a lie the 90-day guarantee that they will find a property for you to invest in if you don't get one within the first couple of months..
It's very unlikely that you will make your money back from this. AirBNB is a dying industry and landords aren't keen on just letting people rent their properties. If it was that easy, the people making the class would be doing it instead of trying to charge you to teach you how to do it.

I wish there were a way to directly respond to reviewers who are struggling to get their money back, but since I can’t, I’m sharing my experience here in the hope that it helps someone else. After months of frustration, I finally got a refund, and here’s exactly how I did it:

1. Document Everything:
I saved all my communications with BNB Formula and Brandon Mestas, including emails and texts, to prove that I acted within their cancellation policy. Having this documentation was crucial.

2. Stop Communicating with BNB Formula:
Once it became clear that I wasn’t going to get a refund directly from BNB Formula, I stopped trying to work with them and instead focused on disputing the charges through my credit card company, and Affirm

3. Dispute with Credit Card and Affirm:
My credit card company refunded their portion immediately. However, Affirm—being the larger portion of the payment—took several months and multiple appeals.

4. Working with Affirm and Copecart:
I found out that Affirm made their payment to a company called Copecart. This was important because it meant the dispute process involved Copecart as well, not just Affirm.

5. Contact Copecart Directly:
I reached out to Copecart directly and found them much easier to work with. They have a U.S. office, which made communication much smoother compared to Affirm, where I experienced language barriers and unhelpful representatives.

6. Finalize with Affirm:
Once Copecart resolved the dispute in my favor, I forwarded the confirmation to Affirm, which then processed the refund.

It’s such a headache to deal with companies like this, but don’t give up! Persistence is key, and if you focus on working with the right channels, you can get your money back. I hope this helps someone avoid the runaround I went through.

Complete scam! Much like other customers have stated, BnB Formula does not honor their word. They agreed to a fulfillment "settlement", signed by both parties and never followed through. Was told to contact Nancy but have not received any communication back. Settlement has not been paid and it has been over 9 months now. Absolute scam of a company. Use BnB Syndicate if you want solid and honest BnB coaching.

On August 22, 2024, I signed a settlement agreement with BNB that clearly stated that we will receive a refund within 60 days after signing the agreement. It also stated that I needed to email “Nancy” letting her know if the refund needed to be processed/sent to a different location, which I did the same day, immediately after signing the agreement. Nancy NEVER responded to my email asking her to please mail or deposit the refund into my account (I also included a voided check in my email), she didn’t even reply “received” or “Thank you”, NOTHING! We waited 60 days, and our refund never arrived. So, I emailed Nancy, Brandon Mestas, support,
Marc. Because weeks went by without a response, we started calling the contact we had been speaking to about our settlement agreement. At first, we were able to leave a VM, and that VM had the name of the person, now, it’s an auto message that repeats the number back to you and asks you to leave a VM. We left several VMs and we have NEVER received a call back. We are being completely ghosted by BNB. It is very ironic that they were very clear that they could not break their rules to negotiate the refund amount, YET it is totally ok for them to break their own rules on the settlement agreement we signed. It has now been 117 days since we signed the agreement, and we still have not received a refund, a call back, or an email. I waited exactly 60 days per the agreement, I followed their instructions to perfection, and since then, now 57 days have passed the 60 days, I have had to check my mailbox, check my bank account, check my email and call them daily and I have not been able to speak to anyone, no one is responding to me. It is clear that BNB will not be issuing me the refund they agreed to and at this time, I feel like they have caused additional damage that needs to be compensated for. Their time is valuable, but my time is valuable as well and there needs to be some sort of accountability for this company’s actions. It looks like this situation has happened to many people and has eating up a lot of time and effort just trying to dissolve the relationship between BnB, and the other parties.

BEWARE!!!!! this company will not honor their 24hr cancellation policy. i submitted my cancellation less than 24hrs of their agreement but was informed by Affirm financial that BNB has no cancellation policy and I was liable for the $10,000 cost of their product/coaching. However, the document I signed had a 24hr cancellation policy and was even reassured by their director of business development, that i would receive a refund.

This must be a joke, charging customers thousands for what a real estate agent would do for free. They always push overpriced design service at double the usual price, they are just out there to profit wherever they can. I have been with zero risk for over six months now and there has been no nonsense or hoops to jump through, just a straightforward, lucrative program that actually delivers real returns. No overpriced service with them.

This is a scam company in a dying industry. Do not waste your $10,000 on free information readily available on YouTube. They will overpromise and underdeliver. Their only saving grace is their community, which can be found via REIAs. They will insist that you go into debt to make your Airbnb arbitrage dream a success. They are predatory lenders that give you 25%APR loans to cover the cost of their ridiculously priced course. Turn the other way and save yourself a giant headache.

They won't give anything in writing. Won't give any pricing until after almost an hour on the phone. Keep asking me how much money I made last year. Wanted over $7000 upfront in a one call close.

Otis did a good job. I recommend BNB formula. Resourceful and available.

I am currently trying to get my money back and stop paying the $10,000 “scholarship” from BnB formula. Brandon Mesas does appear to be a scammer and the whole company. I’ve reached out multiple times for assistance and got nothing in return. When I got fed up I requested to get out of the program and all correspondence I had with BnB formula disappeared from my emails. I’ve poured thousands into this company and have gotten NOTHING in return. I’m also reviewing legal options to receive some or all of my money back. I regret signing up for BnB formula and would not recommend it. There are so many other ways to run a successful Air BnB. I’m appalled at myself for being roped in and really hope others don’t experience what I did with that company.

My sister and I have been so pleased with this company. You all have covered absolutely everything possible to be successful in this Air BnB business. Otis Jeffers was pivotal in giving us benchmarks to complete assignments and holding us accountable, all while not hovering. Greatly appreciated. We are excited for our new venture.

Welll.. Let me tell you a little bit about my experience. I've only been in this program 2 months and I already have my first property. Special thanks to my personal coach OTIS!! Who helped me along the way till I got this wonderful 4 bed 2 bath house with a private pool in Orlando!! My 60 days with him are over but I can definitely still count on him if I need to. So Thank you a million times! Great work🙏🏻 100% recommend💡

This program is a complete scam, a rip-off and a complete waste of your time and money. They start off by promising a lot of things but they don't deliver at all. First of all, they make you believe that with little money (or no money at all) you can start doing rental arbitrage which is BS. It is not until module 3, after signing the contract already, that you uncover the real costs of at least trying to start doing this. It runs in the thousands! which is not doable for most people. They are not upfront about that at all! The contract says it is a 6 month coaching program which is absolute BS!. We were assigned a 'coach' that we only met once and the only thing she did was to give us a list of things to do, watch this, complete that etc. When we had questions, she would point us to another person and guess what? you needed to pay that person to give you the answers, even though the contract says '6 month coaching program'. There is no coaching in this program, that is, unless you want to pay extra.. The tools and deal analyzer is another scam, they promote it and then when you sign up, they ask you to use another third party program that you have to pay hundreds for. They tell you that if you find no deal in 60 days, they will find a deal for you. Not true at all! When my husband asked for this, they sent him a video to open an online store in which you have to put your social and other sensitive info, another scam within this program. This program is a scam, there is no coaching whatsoever and everything inside the program is an upsell. Look at the YouTube reviews posted, all of them have the comments section blocked! Why??? because they don't want to be exposed. This is a $10,000 big scam. Don't fall for it. This destroyed my family since I have a back injury and had to stop working and my husband is working plus following this coaching with no coaching scam. Bryan is known to prey on his victims to remove reviews that are not favorable to him.

CON ARTIST BRANDON MESTAS has told me my refund has been processed several times.NOTHING! 120 days later. ETHAN " the 6 figure mentor" was sent to "keep" me by offering to be my "personal, under his wing Mentor", he would get back to me to see if he can really offer me that.. lol NOTHING 120 days later! YES I sent cancellation notification within the 72 hour contract terms. NOTHING! 120 days later. Brandon has of sent me a screenshot a refund in process with all my personal info.. that has never manifested, "worked with the CFO" on this isssue, promised that the funds will show up, withing 3-10 days, 3-45 days and lastly within "48-72 hours". NOTHING 120 hours later.
ALSO, They unfortunately sell this program to people in cities that don't allow STR or Mid term Airbnbs AT ALL!!
THE "HAPPY CLIENTS" you see are only in SCarolina, or where AIRBNB NOT restricted in any way...

I already run 4 VERY SUCCESSFUL AIRBNB"S. These frauds will tell you the BNB Formula website package/program "includes, Insinuating they are on the site and FOR FREE for life access to all their neat and nifty business expansion TOOLS. An example is an automated answering service once you have 3 listings. These "access to", "support", "boots on the ground" DON'T exist on their web platform or do not come "with the program" and are OUT of YOUR pocket.
Once I sent my cancellation notice, BNB FORMULA DENIED my access to the website, cancelled all "coaching", marketing, and "affiliate" communications. I am paying on a $10,000 bill for recieving NOTHING.
