I joined BNBFormula not too long ago and was assigned to Coach Leslie G. as my Accountability Coach. From our first phone conversation I knew I was in good hands! Coach Leslie is professional, punctual, patient, respectful, knowledgable, relatable, accommodating, and genuinely vested in my success as a STR host. She thoroughly answered all my burning questions during each call and advised next steps with insight and experience. I was very excited but nervous about starting a remote STR since Airbnb is restricted in my area. Coach Leslie (and the entire BNBFormula Team) has been guiding me with the most up to date and helpful insider information as well as HOW to apply that information. I feel confident and successful at
each step I take and I know, in large part, it is because of Coach Leslie. I cannot recommend her enough! Thank you Coach Leslie!

Otis Jeffers started as our Accountability Coach beginning early April just as we learned that our first rental arbitrage would not work with the Homestay owner who signed o with us because real estate law does not allow anyone but Homestay owner residents to rent rooms to long or short term renters. Homestays are plentiful in Agra, home of the Taj Mahal, and we thought they would be our go-to model for rental arbitrage. Otis immediately started us thinking creatively, refining our vision, asking if there were other nearby cities where we could work. We found the Homestay restriction for owners only renting their property to their own tenants applied to the entire country of India. We needed to find another model for short term renters so Riyaz, our property finder, went to the Minister of Tourism office to find other options to build our bnbformula thriving business in Agra. What is the model for rental arbitration is the bed and breakfast model owned by investors. In short order, Riyaz found a spacious 7 Suite building that could meet our needs. We were so excited to get back to Otis to share with him our newest possible rental arbitrage owner and property. This seven suite building of 3 floors, each 2750 s.f for a total of 8,250 s.f, including a full kitchen and dining room to seat 20, plus a roof top that we can turn into a tropical garden with a fire pit and maybe a hot tub is our first successful rental arbitrage property. The large ground floor space can function as a yoga/pilates/meditation studio open to our hotel guests and locals. Otis became enthusiastic and cheered us on to identify our vision for properties that work for rental arbitration using the Deal Analyzer. That led to our next idea exploring a small hotel of 12 rooms Riyaz found about a Km from the Taj Mahal. Otis recommended we could Ask a Coach on the bnbformula website and also suggested we use the Smart Hotel component employing automating as much as we can.
Next, Riyaz found a couple small hotels so we spoke to Otis about recognizing small hotels as a good opportunity. Once again Otis answered our questions and suggested workable solutions in addition to exploring small hotel possibilities more while continuing to complete the modules, tools, bonuses, mastering the deal analyzer and watching live sessions where we can ask our questions. Otis has been exceptionally helpful to us, urging us to stay focused and keep the momentum going. If we need more capital he recommended we list our projects in the Deal Room. We scheduled our next call with Otis. He made it clear that he would also answer questions we texted to him. On our next call together we discussed with Otis our arrangements for renter arbitration with the owner of the 7 suite bed and breakfast who also needed to renew the place after years of renting the property to short term rentals.Our date to begin the rental arbitration is July1to open our Wise Villa. As Indian nationals, Riyaz and Siraj needed to apply for a license for registering the building as a bed and breakfast. As an American citizen I needed to have my US CPA apply for my Resident Tax Certificate with the IRS so I can live and work on our business in India. That should be sent to me in the next few weeks. The license for the 7 Suite Bnb arrived a week ago and has been approved by the Surveyor in Agra. Next, Riyaz and Siraj applied for their required licenses to start the BnB should be available about 7/1. Riyaz, Siraj and I hired a CPA firm in Agra in March to meet necessary legal requirements and create a workable partnership plan for the 3 of us. For our final call with Otis he recommended a 1 on 1 Zoom call with Coach Ari so we could keep moving forward with our small hotel search. Otis set up a very valuable Zoom call with Coach Ari and ourselves to clarify and refine our plans especially for small hotels.

Coach Ari suggested that with our 7 Suite hotel we list each room separately and in the description paragraph we suggest that two or three suites close together could be booked together. We could do the same with small hotels for multiple guests. We have a lot of options to pair the rooms up 2 to 3 bedrooms.
Ari recommended the automated Smart Locks as well as Otis and after having 2 or 3 properties we can hire a Virtual Assistant. Siraj and I have been adding messages to bnb forums like sharing our wins and getting supportive messages Putting a small hotel deal together may require more capital and we will go to the Deal Room and stay present on the bnb forums and live classes especially. We are feeling our way much easier with Otis' guidance and availability in addition to Coach Ari and more. We can see the possibilities now. Thank you,

I'm not able to log in to my BNB Formula course as the password they sent me is no longer valid. I tried to get a password through the Forgot password option many times but the passwords they sent me are not working! I was trying to reach customer support, but they never answered the phone, never called me back, and kept sending me passwords that were not valid! What a scam!!!

Mycah from support was very friendly and helpful in answering all of my questions and explaining to me things I didn't understand. She took the time to listen to me and helped to address my concerns in a professional, yet personal, manner. Interactions like the one I had with Mycah make BNB Formula feel more like a family. Speaking with her felt like speaking with a friend.

Melissa A was and is a tremendous help. Luke is phenomenal. Both have been instrumental in helping navigate through getting my first deal. The program is very good. The modules are fantastic

BNB Formula is the real deal, their care for people is unmatched. They're great at answering any questions you have about how to effectively run your Airbnb business. The coaches and customer service team are very thorough and everything is laid out in an easy and step by step process.

Absolute Scam. They use high pressure close tactics and blow up your phone as soon as you show any interest. On the call, they ensure you that it will be super easy to refund the program if you don’t like it and you might as we just check it out. Once you recognize the program is a scam, they hit you with the bait and switch and let you know that it will take 45 days to get a refund because their CFO is on vacation. Your first payment will go through and you will pay non-refundable interest if you paid anything else but the FULL $10000 payment.

Charlatans and scam artists. DO NOT SIGN UP FOR THIS. Absolute joke and I would do anything to have never had contact with this company.

Most of my interaction with BNB Formula so far has been with one of their support associations, Stephanie Cho, who consistently provides high quality guidance and advice, and is always prompt, courteous, and professional. If I was in need of a customer support team member I would love to have her on board.

BNB Formula is a great company that has laid a great foundation on how to build your own Airbnb business. Stephanie Cho was a great asset that helped guide us through the course and which things to focus on during any given week that would help us out the most. Overall was a great experience and we had many resources to help answer any questions that we had.

The Bnb formula support is outstanding. I received timely calls from my support rep Otis Jeffers about every 2 weeks or so and it was highly motivational for me because I am brand new to the program. He gave me additional relavant information that worked in conjunction with the educational material from the program. Just a fantastic experience all around.

The moment I became a student of AIRBNB by Brian and Otis along with the rest of the team. I was welcomed and encouraged to become an entrepreneur in the field of AIRBNB Short Term Rental. Not only did they encourage me they helped me from the beginning to the present; kudos to Otis who was closely mentoring my newly acquired knowledge of the marketing industry.

Total SCAM. Scammed my step mom who is > 75 years old and suffering from some cognitive disorders and depression. Somehow, without her understanding what was going on, she was inadvertently conned into a $6,000 "Scholarship" program, started getting past due invoices from AFFIRM (a credit company) all the while there was no documentation of this transaction. We have emailed and called and gotten NO response and in the mean time, the 'refund' period has passed but she has not utilized or downloaded any products or taken any classes.

I’ve seen and HEARD enough. This is a huge scam. Way too many people are complaining about their responses going unanswered in the rating section. Way too many. I even see I guy that’s been waiting on a response for a YEAR!!! Forget That & forget this program too. I’m glad you guys didn’t get my 3k! Now stop calling my damn phone because I ain’t interested.

I love that the mentors are real people who are interested in taking the time out to help you. It's been warm and welcoming encounters so far.

The first few months were ok but the upsells with things like Prime Corporate Services are horrible! I have been trying to talk to a person for almost a year without success…

The program is pretty detailed and a lot of different coaches hold AMA(ask me anything) questions help demonstrate step by step process to find, evaluate and finalize deals.
You also get a accountability executive (Stephanie Cho in my case) to help you with your goals. She is amazing. The program material access duration is unlimited but the Interaction with Coaches and help is limited to 6 months.

I have Joshua assisting me in getting settled in with the Bnb formula eager to answer any questions an pushing me to stay for used an involved. Fantastic, great system

Best team of people i've worked with so far. I've tried other types of programs that used like facebook pages for their communities and promised follow ups then didn't do it. So, I had some nerves about joining and I also didn't know much about short term rentals when I started. But their consultants, program, and even the other students answered the questions I had that were causing me to doubt like how to talk to the landlords and how to assess good locations.
So, I started prospecting after getting my head right and found a few people interested already. It's like any business, you take a step forward and figure out what comes up.. but honestly I don't know that i'd be taking action this early if I didn't join because i'd been thinking about this since last year lol.
Anyway, just dropping my two cents because I felt they deserve it. Even talked to my mom about them cause she has property.

The course is incredible! I’ve learned so much valuable information step by step. They left nothing out so there weren’t many questions I needed to ask because the course is so informative and I love that not only is the info spot on, but the coaches are nothing short of amazing! They’re very helpful when those little things come up that you need certainty on. Plus they’re on stand by to assist with anything you need. I also love the community it provides because you can meet other people to network, collab and build relationships no matter when and where you start. Joshua has walked me through the entire process and has been an excellent advocate in helping me grow my business. I’m so grateful that I joined when I did, which in my experience, did not take me long to see results. It’s more than worth it!

Joshua Patterson has been an amazing support and broke me free of a logjam built by fear stress and anxiety, of the new knowledge, approach and focus presented by this program. He has given me renewed energy and a plan to eat the elephant a bite at a time!
