Autopay is a scam
I put my mortgage payment on autopay and was charged twice. I requested a reversal and was told it would take 2 weeks. Now after 2 weeks i was told they are mailing me a check!!! My next payment is almost due and still havent seen a refund. Worst customer service ever.
BSI is by far the worst company I have ever been forced to work with.
BSI is by far the worst company I have ever been forced to work with. I unwillingly was transferred to BSI last summer randomly. No notice, no documentation. It was just gone out of my Essex portal showing as paid off... So once I finally figured out the BSI stuff I decided to refinance my home at the beginning of this year... Welp, don't get too excited if you want to refinance and are currently with BSI because they will make your life a living hell to get that completed. Mine still isn't complete. I started the process in January and it is now almost May...
Everything for my refi is complete and has been completed for months, we are literally only waiting on BSI to give us a subordination release form for my new lender. One of their people on the phone laughed in my FACE as I was asking for the form. He told me they don't do that and I should have checked with my mortgage broker before I started my refinance and the only way to get the loan gone is to pay it all off in full...... But when my mortgage lady calls BSI, they say they will release it. So we are getting all kinds of mixed information.
Not only is this keeping my refinance from closing, it's also causing issues with other policies I opened regarding this refinance. So my new home insurance is canceling today because we still haven't closed BECAUSE of BSI not releasing my form. And I'm now being asked to pay thousands of dollars upfront for my premium policies so they don't get canceled because you need to have active home insurance to refinance.
Lastly, good luck trying to reach anyone helpful on the phone if you call. I lost count of how many times they transferred me, almost all of them were rude or had an attitude and it was crystal clear that no one cared that I needed help. I was finally getting transferred to a supervisor, but the transfer took me all the way back to the main line to start all over again. Then they accused me of hanging up, which I definitely did not hangup, and said that that's why it took me to the main line. They go to transfer me to a supervisor again and I got no one. I just eventually ended up hanging up after an hour of going in circles. I am LIVID with BSI and they should be put out of business for this.
With that being said, I still don't have the document I need to complete my refinance. Attorneys will be contacted at this point.
Hit or miss service

I was told I needed to go find a W9 and send it in and follow up to get the issue resolved. I was also told I could not speak to a supervisor and that they would just tell me the same thing. When I said that was unacceptable, I was promptly put on hold permanently without notice.
I know the situation could have been avoided because when I called back to report this, the new rep resolved the issue in about 30 seconds. Based on my interaction with Jeramiah, I could only guess he couldn't care less if he keeps this job or not.

long term customer; constant billing issues
First off: long term customer, many years. Had two mortgages with them.
BSI does not accept electronic payments. They're the only mortgage servicer I know that is not yet handling this concept from the year 2000. Yes! 25 years is not enough time for them. Give them a break!
So if you do e-bill from your bank, well, the bank has to cut a check. BSI doesn't process these well - oh they cash the check, and fast, but getting to your account? Well. they don't like to do that. they take their time. 4 days? 7 days? Maybe they start alerting you that your payment is late, despite you sending it 14 days early and them cashing it 4 days before it was due. you can log tickets: they won't improve things. On one occasion my bank jumped in to help, and get on the phone with them and explain that they cashed my check already with proof.
Constant minor irritation. If you have the choice, go with someone that can handle ebills like its 2005, at least.

Run as fast as you can from these thieves. I had a home equity credit; BSI is in business to take away your home. My former home equity was transferred to this company. I finally paid them off and am just waiting on documents to remove the lien. As I said, run as fast as you can.

I suspect BSI Financial Services engages in fraud because I never heard of them before and received a letter claiming they “…received an Automated Payment Plan (ACH) application” from me. I never did this and have no reason to. In this same letter they notify me they intend to deduct $5288.82 monthly from my personal bank account. Using their contact form I informed them this was clearly an act of fraud. I then sent a Certified letter confirming their letter was fraudulent, that I didn’t apply for anything and instructed them to send me hard copies of any and all documents allegedly bearing my signature so I can review them.
They replied by sending me an email advising me to go to their website, register and provide my personal information so I could see their response. ARE YOU OUT OF A MINDS?! I already suspect malicious activity…you think I’m gonna volunteer details about myself to you through a website that’s probably malicious too? HOW STUPID TO YOU THINK I AM? Of course their came from donotreply @ bsifinancial. com...that’s not sketchy at all, right?
So now I am in contact our attorney who will ensure they do not violate the Fair Debt Collection Practices Act or any other applicable laws and will contact law enforcement is they refuse to provide the requested documentation or take any action that causes me injury. Like I said, I have knowledge of this company, never contacted them, and am entirely on guard after receiving their letter dates 10-22-25. My attorney advised me NOT TO CALL THEM and to require everything be done formally, in writing given the potential for fraud and to refrain from visiting their website at bsi.myloanweb.com which sounds like a web of fraud to me.
If you have never contacted BSI Financial Services and find yourself in a similar circumstance…take my attorney’s legal advice and don’t volunteer anything, don’t visit or register on their website and do not call them. Be formal, use Certified Mail and create a paper trail for legal actions and law enforcement investigators. Play it safe.
Horrible customer service
Tried to switch to my wife's bank account for autopay after 5 yrs of using my account. Do not know why it wouldn't work but still didn't work after 3 different attempts. Offered to mail them the payment and they told me not to do it, they would get it worked out. Finally had to switch it back to my account to get them paid, then they reported me as 30 days delinquent to all agencies the day after I paid them. Asked them to remove it and they told me no, despite an excellent past payment history and proof that I had tried multiple times to pay them multiple different ways. Even tried using a debit card to pay them but they do not accept that method. They a heartless, soulless heathens.
DO NOT USE
This company is terrible, they want to monitor everything we spend and release my money from the insurance in small increments and have an inspection after every repair. DO NOT USE THEM!

I applied for an equity loan and yes, the appraisal came back less than expected but was reassured not once but twice that we have no issue and that they will send paperwork out and be able to do the closing for the amounts we agreed upon. Brad is nothing but a liar does not trust him at all do not deal with this company, he did not even have enough curtsey to call and inform us he just strung us along for a week while assuring he was just waiting for the paperwork on what we agreed on, never once did he say we could not do it for the agreed amount. Stay away from this company
Poor, uninterested customer service- avoid
BSI recently acquired my mortgage, and my first interaction was awful. I called with a question about the transition of my auto pay and the person was rude and clearly had no interest in actually helping me or making any kind of positive impression. They were condescending and rude. And, as I found out two days later, what they told me wasn't even correct. I was able to fix the issue myself. Website works easily enough, so hopefully I never need to interact with your personnel again. I'm an investor and there are many extraordinary companies doing customer service really well these days- I've no interest in being treated the way I was on this call.
Horrible company
Horrible company! Stay far far away! This is one of those companies that you hear about that try to steal your house out from under you. Don’t make the mistake I did! In my opinion, they should NOT be allowed to do business.
AWFUL service
Ok so this mortgage company is awful to work with. Every single year it takes about 5 or 6 times to send them my insurance verification. I just do not understand how they cannot do basic things. I just got off the phone with a representative from BSI and I could not understand most of what she said because she had a very strong accent. I work for an airline, I speak with people from all over the world and I can usually understand what they are saying but not that rep at BSI.
Working with BSI is very frustrating and time-consuming.
Terrible company
Terrible company. I escrow for payment of my taxes. BSI took my money out of my account but didn’t pay the taxes on time. When they did attempt to pay them they paid short of the total owed. Now they will not rectify the issue and refuse to fix the delinquency

If I could give 0 stars I would. This company is unreachable, unprofessional and unreliable. I had a mortgage with BSI for 3 years and sold my home on Sept 27th 2023. We are here in last week of February 2024 and I have not received 1098/1099-s.I have caller probably 50x in 5 months and each call is we cannot give you information since you no longer own home, but will escalate this issue to see how we can get you your forms. 5 MONTHS still nothing. Today I called in midday and encountered a rude gentleman named Jonathan. he told me I would get a call back it would be escalated for the 100th time. at 640pm tonight I called back because I didn't receive and email. Jonathan. answered again " didn't I already speak to you today" he was very snarky and unprofessional. I asked for his full name and he laughed and said "oh no I won't be giving you any of that" "please hold while I transfer to a managers voicemail". He HUNG UP!!!
I called back and got a lovely lady Elizabeth. She was kind, patient, professional and guess what? She got the information I needed!! Thank you Elizabeth.
Pays everyone late, only generates documents once a month
Paid our insurance company late every single time so we were always getting nasty messages from progressive. Then when we sold the house BSI only generates letters once a month and won't generate one early if needed. Then they called me to big me to buy the new house with them and wouldn't let me off the phone! Stay away of you can!

The worst part of my month is dealing with BSI. They misallocate funds several times a year and getting it rectified means emailing several times (you'll never get a response) or calling "customer care" -- who could clearly not care less. I put extra money to principal on 10/21 which they promptly misallocated and didn't get it rectified until 11/10 -- and it took SIX different communications, email and phone, to finally get it fixed with someone they'd clearly bred with a snapping turtle for the purpose of making interactions as hellish as possible. Our loan was sold to them -- I would NEVER choose them -- and I end almost every interaction with them asking for them to sell our loan to someplace else. Never thought I'd actively hate an organization, but they make my chest seize up I hate them so much.

I spoke with a representative from the company about having our PMI removed. They told me I need to have an appraisal done and submit it to them. This was all on a recorded line. I submitted the appraisal (cost me $400) and did not hear back for over a month. I contacted them for an update and was told that they were bought by Fannie Mae and their new policy is that they only accept appraisals initiated by them. That I have to start the process over again and pay for their appraisal. I was in contact with Jonathon Casiano who said he would submit my case for review since their employee told me to pay for my own appraisal. Surprise, I had to contact Jonathon a month after not hearing back and he is sorry but Fannie Mae will not honor my appraisal that they told me I had to have done. BEWARE OF BSI FINANCIAL! FANNIE MAE IS THE WORST!
