Very customer-centric service
Super professional and responsive help by my agent Nico. I was in need of accommodation on very short notice as an international in London and Nico was able to arrange a letting contract in a few hours. In addition, he helped me through every step of the process over the course of several hours - I would highly recommend having Nico as an agent!
When I had to move out on short notice my letting manager, Giovanni, was easily accessible to help me quickly and sorted the process out very fairly.
Can strongly recommend letting through City Rooms for quick and professional service and personally I'm looking to rent with City Rooms again for my next trip to London.

I haven't even rented the room to experience terrible service from the City Room agency. Reading about all of those horrible experiences people had with this company just now, I'm glad I haven't ended up renting.
I scheduled a viewing for one of their flats to find out that the agent named Dhillon was never about to show up. When I arrived at the location on our scheduled date, one of the tenants opened the door and didn't know what was happening. She didn't want to let me in because no one gave her a notice that the viewing will be held and the agent wasn't there. Obviously, it wasn't her fault and she tried to contact him with me, but he wasn't answering. After a while, he read my message that I'm waiting for him and responded that unfortunately, he 'couldn't find the right keys'. If I hadn't called him a bunch of times and sent messages, he would never reach out to me and I could stand there for hours. He proposed rescheduling for the next day (as I was still at the doors!!), but, as you probably already guessed, it didn't work out. He claimed that the tenant is working from home that day and wasn't picking up, but he'll let me know asap at what time to come to the viewing. After that, he ghosted me for days and when I finally asked what is happening, he kindly informed me that the room cannot be rented anymore because the tenant is renewing the contract. Of course, he apologised that he didn't let me know sooner as if he was planning to contact me ever again.
Overall, it seems like they don't care about people and don't mind wasting your time as long as the room is rented and the money's rolling. If renting with them looks anything like my experience with this agent, I STRONGLY RECOMMEND TO AVOID CITY ROOMS FOR YOUR OWN GOOD. Don't waste your time.
Stay away from this company!
Whatever you do; stay away from this company. The experience with them has been an absolute nightmare. I got a room in a flat where there was another tenant with a Section 21 against him because he had been abusive towards another tenant and they didn't inform about this. After living in the flat for some time I got in the same situation where this tenant threatened to hurt me and said discriminating things about my sexuality. It got so bad that I got in a situation where I had to barricade myself in my room and call the police which in didn't do anything and I had to flee from the property and had nowhere to go. Cityrooms refused to help and said that if they were going to help that I had to pay money.
After some time having to stay on hotel, at friends I got another room which they said they would give me for the same rent as a goodwill which was 758 pounds for a tiny, small little single room with a single bed and could have been a wardrobe. Another tenant in the flat said other tenants had paid between 500-600 pounds for the room. The room was dirty when I moved in and the whole room was covered in white powder which then turn out to be poision for bed bugs. The window in room was broken and it wasnt possible to close it. I emailed Cityrooms with pictures ans informed about this and up until today I havent got a reply and it was more than a month ago. I pay my rent and bills as agreed and according to the contract but every month they send reminders of different amounts saying that I havent paid enough. They send electricity bills 1-2 times a month with different amounts to all tenants but we never get to see where these amounts come from and which normally is paid quarterly.
I have been in contact with several peoplw who have had nightmares with Cityrooms. All 4 other tenants in the house are feeling unwell and want to move out from the flat and have had the same experience. I cant understand how this company can still operate. What they are doing is illegal. We are a couple of people who will rapport them to the council because this company needs to be stopped. Whatever you do, find another reliable agency to rent from..

I rented out property at 12 Inglewood close from 2021 to 2022.
They use loopholes to get out moneys of the tenants while they breaching and binding tenancy terms! Acts as total thieves and criminals!
Jorge Sanchez director of this establishment demonstrated so far sophisticated and greedy approach, asking pay moneys on the phone ASAP and then on email type innocent business language slur as: we haven't reached agreement so we must act differently... We will sue you I will throw solicitors on you!
Your deposit will be not paid back! They will tell deposit protection scheme there was issues as late rent payments or cleaning and will insist to keep your moneys once you will be moving out!
You will be offered pay in 5 working days bills over-usage which comes each time more and more from £250 per room to £450 or £750 calculated out of the sky and requested to pay immediately!
While tenancy agreement specifies all IN and is over-usage of electricity and gas!
The property had fixed term contract so as none controlled meter readers or negotiated with tenants!
Mostly they are presented pay of move out!
During two years I have seen moving into accommodation 16 international individuals (student/professionals) whom have been presented bills-over usage in few months while they paid for example 3 month upfront rent and asked pay bills over usage amount of £250-£650. What's most interesting bills over-usage appears during summer winter and all year long!
And also tenancy renewal offe rent goes up for at least 20% What usually is explained by company director Jorge Sanchez who appears via email with flections on economy and increase of costs of living, while tenancy agreement states completely opposite!! No tenancy agreement over signed or added changes. but email with request pay more moneys!
My experience is opposite while actually property was without heating till mid December year 2022 and tenant chances was ignored multiple times on request to sort out heating! Clearly UK safety broken, but who cares...
Instead once heating was set, it turns off automatically! Therefore property mostly was grease and cold and with approximate 16 degrees heath what is not enough to keep human body in warmth.
On top property boiler nones knows when it was serviced and was making noise in loops for 24h what makes impossible to have normal sleep at this property!
Was reported multiple times nothing done by estate agent/landlord or property manager!
On the reports estate agent who actually is landlord starting from property manager keeps ignore requests and talks about landlord in third person and makes wait and wait....
I have experienced gas leak and faulty gas stove!
What was changed in one and half month time ONLY!
Tenants haven't have chance to cook food about more than 50 days! Nothing done baby agent during this time offered replacement cooker or reduced rent!
Property have had washing machine issue what was reported immediately, to property manger after long and ignoring email correspondence washing machine was placed only in over 60 day time! All this time 4 tenants was forced to use public laundry what is time and money consuming to everyone! Estate agent haven't even apologise, but to get refund on laundry I experienced another long corespondency with rents department and must prove situations truth, while property manager clearly stated landlord has approved laundry expenses and deduction from rent! Another coincidence!
Property have had damaged garage doors by one of (not safe tenants) what was reported in august of 2023 and I left property at beginning of February and all this time over 7 months and till now this issue have not been fixed by estate agent / landlord!!!
On top of that I have been reporting this issues to Property Redress Scheme, but nothing was done to hear this difficulties and the way agent/landlord treats its tenants, but continuously keeps sending emails with rent increase, bills over-usage and penalties regards noise in night time at property and asking pay £500!
Cleaner services on first lockdown was not provided, property was in unhygienic and dirty state! On second lockdown estate agent was providing cleaner service once in month! What actually is not enough!
After I haven't approved increase of the rent I was served notice of the possession and this estate agent have made me homeless with keep carrying asking pay its bills over usage and keep treating me with solicitors and court!
This company is breaches human being conduct so as consumer conduct and using loopholes to profit at all costs and look as innocent agent, who rents out perfect property while in my experience, all appliances at property was expired, broken and sells for the luxury price!
They must be shut and prosecuted!!!
Worst PMC
Worst property management company I've ever dealt with. No wonder they didn't offer me a viewing before moved in - half the property's light bulbs didn't work, there was mold in the freezer and bathroom, and the eco toilet flush didn't work.
I was told by one of the letting agents that the cleaner comes once a week, to find out that they aim to get a cleaner in once every 45 days. I was also told that I could request a desk/bedside table that the building manager would provide free of charge. I moved out after 1 month, never did I receive this bedside table.
I was offered a job elsewhere and needed to move, so I asked to cancel my contract early, they said that I'd have to pay 2 month's rent just to remove me from the contract.
At least I'm out of the hell hole now.
Shocking company, they don't deserve tenants or your money.

Unprofessional/frustrated agent
I called one of the agents about a room they advertised on SpareRoom and I was surprised how frustrated and annoyed this guy was. He appeared to have an Italian accent. During at least 90% of the call he talked continuously. Very rude and inappropriate. If you have a bad day, you don't take it out on your costumers.
Avoid at all costs.
Horrible service. I spoke with this guy called Luca Gepardi and he was beyond rude. They clearly don't need customers. I was told that I have to pay money before even seeing the room. He also shouted saying the agency won't come to me. I have to visit them in East London. At some point I even asked him if I upset him and why is he angry with me ? He said he is not and continued the terrible attitude. I wasn't able to even finish my sentences because he would interrupt me assuming he knew what I was going to ask. Extremely unprofessional. Stay away.

Could be better…
I found it strange that I had to pressure them to show me the room, and that certain info regarding the house wasn't disclosed BEFORE I moved into the property. The dryer was broken before I moved in so I'm currently trying to get this resolved as going to a laundrette to dry my clothes is very inconvenient to my busy work schedule. The room was still very dirty when I moved in and black mould was up the walls and curtains which is is disgusting 😐
The person who dealt with me selling the room was nice, but that doesn't excuse the condition of the room being left for me to clean up and having to deal with a broken dryer, I have enough things to worry about regarding work and I dont need this extra stress added on top, especially if it could of been avoided if they did their job properly.
Please beware of this agency! The worse service provided, if you can call it service.
Please beware of this agency, do not use them even if you are desperate. I had such bad luck to have dealt with Luca from this agency. They do not give you the option to view the property in person, its somehow the rule! Luca is very unprofessional and always doing a millions things at once instead of actually talking to you about what you need to know. His incompetence have made it easy for this agency to take 3K from me and deny any neligence and declined to any accountability.
Luca told me to throw old furniture out of the property window in order to fix an issue I had raised before a contract was signed, then no reply and the place had dirty and damaged furniture. I have not gotten my deposit back and they still think they are right!
I strongly recommend that if they mislead you in any way, contact the local authorities and make a complaint to Local trading standards. There is a reason why people keep adding really bad reviews, I wish I had never dealt with this agency. People Do Not Go Here. I've had so much mental distress caused by the staff here, they try to belittle you and do not help you to resolve issues, its their way or no way!

Refunded holding deposit and understanding
Pablo has been very understanding with my change of circumstances, and therefore having to pull out of a tenancy agreement, after giving a holding deposit of £270, Pablo and Giovanni understood my situation and refunded me my holding deposit within 48 hours! , I cannot stress enough how much he has helped me in this situation under a very stressful time for me, they are a credit to cityrooms and I will always give recommendation for the experience I have had with cityrooms, because of my interaction with Pablo. A genuine company with genuine people, Not many of those around.

I'm thoroughly unimpressed. They seem to have incredibly poor understanding of their statutory responsibilities: particularly with respect to returning the deposit and meeting basic HMO standards such as having clearly marked self-closing fire doors and a fire blanket in the kitchen.
It took well over a month to get the deposit back, which far exceeds the statutory time limit. When the deposit did come through, it had £80 deducted, for "cleaning and removal of personal stuff". These charges were clearly fraudulent because no evidence was supplied, and admitted to having completely fabricated the "removal of personal stuff". They didn't engage with the dispute resolution service or submit any evidence within the time limits either, so by default I was awarded the full amount.
I could believe the warning on this page that they may be manipulating reviews... When I posted an honest review about them on Google, they adopted a conciliatory tone, offering to "arrange to update" the review. Not that this encouraged them to start playing fairly, of course.
Ultimately, the conduct of this company is cynical, dishonest and often disregards its statutory responsibilities. They take advantage of the "wild west" of no regulation of rent-to-rent companies, and exploit people in desperate need of a place to live.
Terrible Customer Experience
My wife and I rented our first room from City Rooms, and my only advice would be, "stay away."
They only respond fast when they ask for money and spam your inbox close to your notice period.
They told us that a cleaning person would come regularly, but they only sent someone before a new tenant moved in, plus a couple of other times because we asked about it. In addition, the cleaning was terrible. Once, we asked for carpet cleaning and dealing with a "moth problem" in the room. The cleaners they sent did a terrible job, making things even worse.
Even with the bills and council tax included, their properties are overpriced. Also, the bills included part is a half-truth. The owner only pays a certain amount of energy and water bills. They charge the excess amount when the tenant moves out.
We had several other minor problems regarding shared spaces in the flat, such as the dishwasher's repair.
I hope nobody has a similar experience as ours, and to grant that, the best solution would be to avoid renting any property by them.

Please be aware that the vast majority of positive reviews are for helping to find accommodation but not during and/or after the tenancy. They lure you in and then leave you to it once they've got your deposit and money. The negative reviews are from people who have experience Cityrooms and have actually lived in their accommodation for an extended period of time.
I lived in a room in London for 10 weeks.
The only positive thing I can say about the company is that Andrea was helpful when trying to find a place - this makes sense because as soon as they've secured your money after signing the contract then they're not bothered about helping you out.
The director, Jorge told me that if I were to be locked out of the house (which happened to me) or I'd forgotten my key they wouldn't treat it as an emergency and nothing would be done so I'd have to be on the streets until the next morning. However, having a power outage would be classed as an emergency. What!? There is no late night key service.
The company is full of liars. Its no wonder the company has been flagged on trustpilot for 'misuse' (fake reviews). This place is corrupt.
Get to know your fellow housemates BEFORE signing up to a tenancy agreement. I was locked out my house (the lock had a cache on it) multiple times by a fellow tenant. I asked the director Jorge to change the locks so I could access my room 24/7 that I was paying for (this should have been the case from day 1). He said that for the sake of £200 he wouldn't be willing to change the lock and suggested that I pay for the new lock. What?! I said no.
When I left the property I was told that I'd marked some of the walls. Cityrooms wanted to charge me £50 for the damages to their walls. I told them that the marks were there before I moved in and I proved this by sending them photos. They said they'd take £25 off which I didn't accept. After further emails and a call with Jorge, they took the remaining £25 off. I asked them to send me an invoice they'd been issued for damages. There isn't an invoice - they'd plucked the number out of thin air. When I produced photos of the walls before I moved in - proving that I did not cause the marks, there was no apology for them accusing me of marking their walls when I had CLEAN evidence (Cityrooms accepted the evidence) it wasn't me. Simply rude. The employees are clueless and couldn't run a bath nevermind a business.
Jorge also changed part of my contract centred around the electricity and gas costs midway through my tenancy. You need to find out if your house has an electricity and gas meter and find out exactly how much you'll be charged otherwise you'll end up paying more than you'd signed up for. You couldn't make this up!
Avoid at all costs. Its not worth it trust me.
