I am a landlord with Heywoods as my letting agent partner. Their service is reliable and professional. Heywood staff Sian Tomlinson is among the agent that most impressed me. She is nice and forthcoming. Her superb efficiency and reliability is exemplary among the agents I have encountered. I truly believe she is one of the most important asset to the company and someone that can be entrusted.

Absolute shocking experience at the end. Watch out as they will rinse the deposit from you. Before we moved we cleaned the house from top to bottom, carpet cleaned the floors and the furniture etc. It was perfect and i wish I had just left it and not spent a penny on the cleaning.

There was no guidance on what a professional cleaning standard they wanted or that we could touch up the paint where there were a few scuffs on the walls. Also that I had to clean weeds out of the garden etc. Also they had this business go to do the before shots which were photos taken by a satalite of floors and then the now shots literally 2 inches away. There was a 5 pence on the floor and they took a photo of it. A spec of fluff and there was a photo of it. Also if I could touch up the walls they never gave any guidance on the colour paint to get or that it could be done.

All their response has been make a complaint but here is the costs that the landlord has put in

Charged half of the deposit for something that would take 20 minutes to touch up some marks.

Throughout there were issues where I had to wait for a week with a water leak and another week without a cooker. The Blinds fell down three times and each time I had to report it as the wall was collapsing and then they charge you for marks on the curtains because they kept falling off thats why.

It is a joke of a firm and customer service

I’ve been searching for a rental property as I plan to relocate from Peterborough to Stoke-on-Trent. I came across two listings through Heywoods 1881. One was already taken by the time I called—fair enough. But the handling of the second property (14A Bridge Court) was extremely disappointing.

My main point of contact was Louis Hiney, who was unresponsive throughout the process. I had to chase for every single update—via email and calls—just to get basic information like the viewing date and confirmation. After finally viewing the property, I promptly submitted my offer application. However, I received no communication on the outcome and had to call them myself, only to be told the property had already been taken. Oddly, the listing remained active on their website, giving the false impression that it was still available.

After posting my initial review, Louis did get in touch to say the property was in fact still available and that my application had been forwarded to the landlord. I removed my review in good faith, expecting better follow-up. Unfortunately, I was informed five days later (on 07/07/2025) that the landlord had gone with another offer.

This entire experience has been slow, unclear, and unnecessarily stressful. If you’re working with a tight timeline or need a smooth, responsive rental process, I wouldn’t recommend Heywoods 1881. Communication gaps, delays in processing applications, and a lack of transparency made this a frustrating and time-wasting ordeal.

Very disappointed with the service and attitude of Heywoods. I had a property for sale with them and a viewing was arranged. I’d gone to the property in the morning to open the windows to air the place before the viewing. As I was passing the property at the same time as the viewing in the afternoon I decided to wait for the viewing to finish and close the windows. In short I was there before the viewings and waited well after the viewings would have finished. At no point did anyone enter the property or leave the property whilst I was there. I called Heywoods to enquire how the viewings had gone and I was given a fabricated story about a viewing which very clearly didn’t take place. On challenging the Heywoods representative and advising that I was at the property and no such viewings took place the now very clearly flustered representative got very defensive and intimated that I was lying and if I was outside the property I Surely would of seen the viewing taking place. It was pointless arguing as I know nobody went in or out of my property in the time before or after the viewing had been arranged. Heywoods were dismissed and appropriate action will be taken up with the relevant governing body.

Outstanding service from Heywoods, well over and above what ordinary estate agents deliver. They not only secured a good eventual price but helped empty the property, arranged for furniture to be delivered to a local charity, ordered a skip, helped with electrical and plumbing maintenance. And all with a friendly, professional approach. This was so helpful as I don't live in the area. You could not do better than engage Heywoods to sell your house

Awful service.
Phoned to arrange to view a property, said they'd call me back and didn't. I phoned again a day or two later and a viewing was booked for a week's time as they didn't have any agents available until then. A week passed and two hours before the viewing I get a text telling me it's cancelled as they have sold the house. I've booked time off work and don't even get a courtesy phone call.

First time buyer and considering it's meant to be one of the biggest achievements of your life they made it fell like any other day.

After viewing the property I tried putting in an offer to be told I couldn't afford the house. Then after my offer being accepted they still left it on the market for over a week, even with the seller agreeing for it to be taken of the market.
Then the icing on the cake when I get the date to go and collect my keys they decide to close early but not tell me so half hour before I should be getting my keys I'm told by my solicitors I need to travel to the other side of stoke to collect the keys.
Only good thing that came from buying a house through these was meeting Spencer the mortgage broker. Top bloke alot of help and support given. Thankyou Spencer.

I contacted Heywood's last week to request a viewing on a property in Clayton. I also requested a viewing on the adjoining property which is also for sale through them.
I was advised by return email that no further viewings were being booked in due to high interest.
I contacted the sales office again this afternoon for an update on the weekend viewings and to further request if it was possible to now view this property.
I was advised that one viewing was cancelled, one was a no-show, one decided to stay in their current property and that you needed to follow up on the final viewing for feedback. I asked to arrange a viewing and was told no due to the viewings already booked in.
I expressed my disappointment at you turning away potential buyers and actually said from a seller's point of view, I would be annoyed if I was paying for a service which wasn't being fully utilized due to the estate agent deeming a high threshold is 10 viewings.
So basically you are telling me that of the current 10 people booked in to view this property, 20% were no show/cancelled and a further 20% were not interested, the other 6 have yet to view the property.
I am disheartened at your approach to selling properties, especially as you market yourself as a leading local estate agent.
I wouldn't recommend as a buyer, nor would I ever consider using to sell a property.

We have rented a property with heywoods since 2021. Unfortunately we are moving due to property being sold. Becky Evans as been a huge credit to the company by helping us in every way with finding a new property and helping the move as comtfable as possible.

Unprofessional when dealing with a matter of importance regarding a sale

Enquired with "Jade" about a property for sale and was promised a call back that failed to materialise. Very poor customer service.

I don’t normally write any reviews however Jade and the team at Heywoods were so amazing I felt that it was only right. They were so efficient and knowledgeable and I cannot thank them enough for all their help with selling my property, I would highly recommend!

Having used Heywoods to sell another property in 2020 we had no hesitation in asking them to sell our much loved home. From start to finish the communication was excellent and there was always one of the team available to assist us. There are alternative, cheaper options available today however two phrases come to mind 'you get what you pay for' and 'quality costs'. We've no doubt that Heywoods database of prospective buyers benefited us. We were delighted with the sale price achieved and would happily recommend Heywoods to anyone and they will certainly be our first and only 'port of call' in the future.

Thanks very much to Chelsey and her team for selling my aunt’s property so efficiently. We needed to sell asap because of the care home fees and we definitely made the right choice with Heywoods in Newcastle. Great job !

I must say how impressed we are with Lottie and Heywoods in general. Communication has been second to none. Our rental property was taken up in a matter of days. I wanted an agent who is pro-active and have not been disappointed yet.

Heywoods, totally up-front and honest right from the outset. Chelsey, the agent, explained exactly how they would do the marketing with pictures and videos, how they would handle viewings and nailed the price point. She listened closely to us about the house and put it all together for a great pitch and how value could be added for the buyers. Sold within a week! Great service and communication throughout including pressing for completion dates.

I’ve been dealing with Heywoods for the last ten years now the maintenance and lettings team there are friendly professional and helpful and will go above and beyond to help us . I would highly recommend using them .

I requested on Sunday 4th September someone contact me to discuss the opportunity to buy a property in Abbot Way and also value our property to sell in Trentham. Unfortunately, to date, no one has returned the email request to view the property, nor value our own. I shall not be using them this time to buy or sell based on this poor service. I would have given zero stars, but it does not allow for this!
