Yes it a great first experience there was some delays from both parties but at the end we manage to purchase our first apartment Thanks to Zack and Chloe who help me during the process and they were very consistent sending emails to help me understand what was the next step.

I understand that it was a busy period but it delayed a bit too much, but I am not worried because I didn’t know the process.

Tilly and Lucy were brilliant in supporting our home purchase. We were kept in the loop when needed, and were assured that everything was ticking on as expected in the background when there wasn't anything else to do from our side. We were working to quite tight timelines with our sellers and Tilly and Lucy were so quick and professional that we never had cause to worry. Emails were nearly always responded to same day, and were always polite and friendly. We were dreading this whole process and Holden Smith have made it stress-free. Went to Holden Smith Horsforth. I cannot express how kind and helpful the team were including receptionist welcome and help getting my mum in with wheelchair. The conveyancer was so patient human and made us feel at ease explaining legal jargon and any questions we had were answered in an understandable format. I am pleased that my elderly relative was allowed to do things in paper format . Very happy we chose Holden Smith .

I chose Lauren Braithwaite to deal with my recent house move on the recommendation of a friend. Having never sold and bought a property before I was quite anxious about dealing with solicitors and legal documents, I needn’t have worried.
Lauren was absolutely first class from start to finish, promptly sent a quote I was happy with, and from that point apart from a couple of forms I didn’t really do anything at all.
Friends and family told me what a stressful time this would be, thanks to Lauren it was quite the opposite until the last day or so but she picked up the phone to reassure me everything was fine.
Honestly I almost forgot I was going through a move, seamless from start to finish.
The odd email I sent was answered within a few hours and she answered the phone call I made.
Professional, efficient and honest a pleasure to deal with. I can’t recommend Lauren highly enough, should I move again I will be asking Lauren to deal with the move.

Zack was really helpful during the whole process and responded to all our enquiries. We were kept up to date with all parts of the process. During exchange we were due to go away and Zack made this less stressful for us. Chloe notified us of exchange when we were away and this made the process much smoother than we anticipated.

Daniel and Zain handled our purchase for us, which ended up being quite a complicated chain. They really pushed for our best interests and advocated on our behalf. 100% recommend.

Damaride was our solicitor whilst purchasing our house and went above and beyond to make sure the sale went through as smoothly as possible. She was very timely with responses to questions and reassuring when there were bumps in the road.

Danny and Zain handled my flat sale for me, and I cannot recommend them enough. Thank you to both of them for the amount of work they put in!

Not 5 stars as I think the online platform they use isn't the most helpful.

We had to transfer our home move to another conveyancer after approximately 4 months. Very little had been achieved by that point. We had to chase for updates and of the updates we did receive, two updates were totally inaccurate. Their communication breached their own terms in multiple ways, including data security. After being provided with incorrect updates, we requested details of enquiries made, the responses and the relevant email chain but this was ignored multiple times.
We made a complaint and most of the points of complaint were ignored in the response. The lack of accountability and broken trust led us to switch conveyancers. After one month with our new conveyancer, more has been done than Holden Smith Law did in 4 months and communication has been far better than Holden Smith.

We used Holden Smith when selling our family home. What turned out to be quite a stressful period was definitely helped by our solicitor, Alex Jones. He kept in touch with updates, and was always quick and courteous when replying to any queries we had. Thanks, Alex.

The worst experience with a solicitor I have ever had.
1. It took 7 different iterations of a Completion Statement before they got it correct, they even got the MORTGAGE AMOUNT wrong, which is the most important part so I don't know how you can mess that part up.
2. Despite zero chain by both buying and seller, took years to finalise, seller's solicitors were more responsive to me, Holden Smith would avoid my calls and only respond (sporadically) via email.
3. Took too long to determine BSA status and then charged a very high fee very late on in the day which was not featured in the original quote. Which was done on purpose so that I couldn't possibly pull out in time.
4. The main solicitor assigned took too much holiday and didn't tell the seller's solicitors so there were masses of emails sitting in their inbox with nothing being done on them, before initially being replaced by a different solicitor on my case, likely due to incompetence.
5. Took over a year extra following (supposed) completion to finalise property transfer between Holden Smith and the property management company because they did not get their finances correct and failed to disclose fees for the transfer by which time the service charges had been piling up as it had been so long. Had to raise an official complaint to get them to cover the fees and after arguments, had to raise it further so that they would agree.

Overall a really poor experience and could not recommend them any lower.

Absolutely brilliant service for a first time house buyer. Molly was fantastic at keeping me up-to-date with progress and I greatly appreciated her professionalism and patience. So very happy with the service I received with them. Would highly recommend Molly for a first time buying experience. A* Service. Mega impressed. Thank You!
