Title: Superficial inspection, ignored queries, and demands for £250 extra to identify their own flagged defectI had a very disappointing experience with Landlord Certificate London regarding an EICR assessment at my property. I was physically present throughout the electrician's visit. While the engineer plugged into a single socket to take a loop reading, he never operated or switched on a single light switch across the flat, nor did he physically inspect any light fittings. Despite this, the EICR was returned as 'UNSATISFACTORY', citing a C2 code for non-compliant bathroom lighting. When I asked which specific spotlight out of the 5 in my bathroom was non-compliant, its BS 7671 zone classification, and how this was determined without testing the circuit, my questions were repeatedly brushed aside. Instead, they sent generic wide photos and automated emails pushing an £800 remedial quote. Update following company response:
The company claims publicly they want to review and address my concerns, but their direct email response was to refuse to identify the non-compliant fitting unless I paid an additional £250 "diagnostic fee" (reduced to £150 as a "goodwill gesture"). Demanding extra fees to identify a defect they claimed to have already found during a paid inspection is completely unacceptable. This matter has now been escalated to NAPIT.
