Rip off Britain
One never likes being ripped off, but on this occasion I should have been more aware of who I was dealing with. What should have cost me £14 through the official channel, instead cost me £70.73. I thought for the cost I would be getting the original deeds.
I thought it was a cheek for them to mention the property alert service, run by HM Land Registry. to protect people against scams.
The young lady I spoke to today did ask what could they do, but as it had been processed was not going to offer some refund as a gesture.

Misleading Website
Went onto website to obtain plan of boundary to establish who was responsible to repair/replace garden fence. Options were confusing choose a report which I thought would detail what I needed based on the text included in the various options - to be only sent a PDF document of the boundary line of my property (which I already had) - £36 for a piece of paper. Received a call from Land Registry no more than 5 minutes submitting my query - only to be told it would be another £108 pounds to obtain the exact report I needed, which I'm not willing to pay. The caller agreed the website was misleading but it was too late to cancel my order and receive a refund. The fact that I received a phone call about the service says LR are aware of the poor and misleading information on their website. £108 to obtain a copy of the plan I needed is just day light robbery. So essentially paid £36 pound for a very basic plan of my property boundary. Very frustrating. Id recommend calling LR before paying for a report that is useless. They only positive part of my review is that the plan was received very quick - so don't been fooled into paying for the 12 hour service.
** In response to your reply - there was no order number received on any communications emails received - would also be useful for you to state that you a third party company as I could have got the same information from the Gov.Uk website for £7

Initially I was impressed by the phone call and explanation by the young lady who told me I needed to buy three documents to achieve my objective. Having paid for three I was disappointed to find that only one has arrived within 24 hours of call. When will I receive the other two documents ?

Wouldn’t go near them again with a barge pole
Didn’t fulfill the service, sent wrong deeds. Agreed a refund then deducted £46 from payment which is not in their terms and conditions, I got £14 back. If you are in Scotland do not use this service. Go to Scotlis and you can buy title deeds for £3 + VAT….. Further to online registers reply to my review I did not receive an order number at any time, therefore, I cannot provide what Trustpilot is requesting so have emailed. They sent me an email to inform me that the property I requested couldn’t be found, hours after they sent me the wrong documents.

It shows that, yet again, my complaint was not read and not actioned. The response was simply to make you look good on Trustpilot. READ THE WHOLE THING and you'll realise that the refund was insufficient and insulting!

Order incomplete and provided documents not what was ordered
Ordered documents for specific title number property. Received call stating additional documents found. So paid for additional documents.
Received documents for other properties nearby - including details of mortgages, owners etc for which I did not order.
Submitted 2 complaints - received no responses. One requesting refund for poor service which did not meet the requested order.

DO NOT USE THIS COMPANY
DO NOT USE THIS COMPANY. It is not the gov.uk service which I thought I was using. I have been sent incorrect plans for 2 separate applications, given legally erroneous information and denied a refund for a service that has not been completed as I have un-useable documents on the grounds that I opted for the fast track service which cancels the 14 day cooling off period. Given this was offered not asked for, I had no reason to delay the process and in the gabbled reading of my rights missed this fact, I feel well and truly scammed.
Since posting this review (?helped by it and 2 further formal complaints) I have been offered a full refund, which I await. It is relevant that just prior to the offer of a refund the response to my initial review was a request for my order number, name and contact details as they were "unable to find the details of my case" .... as if!! I went through the charade of supplying this information as failure to do so may have resulted in removal of my review.
I have upgraded to 2 stars in anticipation of receiving the refund. I would still never use this company again.
