Poor tracking of status. Lots of 'waiting for response' when you ask for updates.
Unlike most services they get full fees despite poor delivery.

Great Service from Michaela, Jade and Oliver from the Royton branch. Always keeping me up to date with up coming viewings and offers that came through. Would highly recommend if you are selling your house and want a friendly and stress free process.

Really don’t know what they do for the money, Ryder & Dutton were the second estate agent we engaged with to sell our property, their performance was as poor as the first one we tried.
Zero imagination about promoting the house sale apart from constantly asking to reduce the price, which they suggested to be by £10k every time, and this was only when we phoned for updates, we feel it was a one way conversation getting little or no feedback without asking.
Their online portal didn’t work for at least 6 months so again another negative.
We were initially told they had people on their books who were looking for a property like ours, it’s a shame they didn’t materialise, my advice is go to a DIY store and make your own sign, it really couldn’t be any worse than our recent protracted sale experience. Cannot recommend.

Well my house is nearly finalised now all thanks to the hard work of the team at royton . Brilliant throughout especially jade Amber and Oliver, couldn't ask for More.

If you're looking for an estate agent look no further. The customer service was amazing. The staff in Royton,, from Oliver setting up our sale to Jade and Michaela helping us along the way couldnt have been more helful. This was our first move in 25 years

Valued our property less than all the other agents but was happy to list it at the price the other agents valuation but then continuously ask you to reduce. We were told they had clients suitable for us, they didn't! The only thing they do is ask you to lower the price, no work done on their side to encourage a sale. We had to ask for it to be put in the shop window & ask for better pictures. We felt they wasn't working for us. They are not flexible for viewings to suit the needs of viewer, just expect you to do it. They didn't fully look into viewers positions before allowing a viewing to go ahead as requested. PLEASE READ THE SMALL PRINT, THEY TIE YOU IN FOR 6 MONTHS AND THEN YOU HAVE TO GIVE 28 DAYS NOTICE. Also we experienced them being unprofessional, thinking they had put the phone down they continued to talk about us, laughing that they had lied about getting feedback for us when they hadn't. NEVER AGAIN AND WE DONT RECOMMEND!

The team at Ryder and Dutton have been very professional and friendly throughout the process and assisting me in the sale of a property owned by a deceased relative. Special thanks to Oliver White who did the initial valuation and his team dealing the viewings and offers and Veda Banks who did much of the chasing of the various lawyers etc after the offer was accepted. All the team were approachable, friendly and proactive in their dealings with me. Although the overall process took longer than I had hoped none of delays were due to Ryder and Dutton and to be fair to them they did warn me about the length of time a sale can take .
