Highly recommended! A very detailed report and checked those areas I wanted to know about. Many recommendations and legal suggestions made throughly in the RICS 3 report. They were able to get my survey booked in within a week, and provided a professional, detailed service for a competitive price. I initially enquired on a weekend evening whilst shopping around and I had a email response within 10 minutes! These guys are very responsive to questions, and the survey itself was highly detailed with nearly 100 pages for a level 2 survey, containing lots of photos and information to help me with my potential purchase. Tom called me on the day of the survey to give me a brief summary of his findings, which I found really helpful as I was concerned on any issues that might have cropped up. Overall, fantastic company and I highly recommend them for the Leicestershire area.

Tom carried out a Level 3 survey for a property we are looking to buy. The team were quick to get back with a quote and arranged a date with the estate agents.

Tom called straight after doing the survey to discuss the main points and the full report was available within 3 days.

He delivered a very detailed report. The after service was truly excellent, talking us through the report and even accepting a few follow up calls to additional queries we had, he provided guidance and found time to produce estimates for the identified faults in the report, which was extremely helpful.

I initially booked a house survey with Tom Barnes Surveyors because their quote stated availability within 3 to 5 working days. However, after payment, my survey was scheduled for more than 10 working days later.

After raising my concerns both by calling them and through Trustpilot, they promptly rescheduled my survey 5 working days earlier, which was a much better outcome. I appreciated their effort to address the issue.

Following the inspection, they took the time to call me and explain key findings in detail, which I found very helpful. A few days later, I received the full survey report, which contained a substantial amount of valuable information—far exceeding my expectations. This level of detail and professionalism ultimately left me impressed.

Complete analysis including recommendations provided. More thorough than expected, uploaded a lot of pictures to support their findings. They also called us and answered any questions we may have had. We inquired if we had any hopes to extend in the loft, they have provided honest answer mentioning that it would take more money than is worth, and it would just be easier to find a larger property if that is an important detail. Very happy with the service.

Communicating with Tom's office was always great - friendly, efficient and helpful. Tom himself is the most thorough and responsible of surveyors, very much working on behalf of the client. He certainly goes the extra mile, is really responsive and offers the most comprehensive survey report and follow up. Sadly, I will be pulling out of the house purchase due to the potential property issues he has uncovered, and will certainly be asking for his help again!

I made contact with a lot of surveyors! Tom stood out because he was able to fit us in quickly, he promised we'd receive the full Level 3 Survey Report within 72 hours of his visit to the property, and he was extremely competitively priced. The only delay in the process was because I thought it was too good to be true and that made me hesitant to book! Tom more than delivered though and the report we received was very thorough. We spoke twice on the phone afterwards so I could talk through things I was unsure about. He was great!

I ordered a level 3 survey on a circa 1900 house. Price was very reasonable. Office staff were very helpful and courteous when booking the survey. Tom called immediately after inspection to share the major points with me, and then followed up soon afterwards with a very detailed and informative report. I used Tom Barnes for our first home level 3 survey on a pre-1900 house. The level of detail was reassuring and Tom has been very helpful since with addressing issues with the house and how to tackle them. Price was one of the better ones from all the quotes I got too - I would definetly recommend this company.

Great price, but also best service. Extremely fast and efficient, very simple to get booked in, fast turnaround between booking and having the survey done and report issued. Then extremely helpful when questions asked afterwards about additional points. The report itself was very thorough and saved us money on the house as well as giving us piece of mind so all in all was well with doing and I'd recommend using Tom Barnes
