The unit we stayed in was the worst I have ever experienced. Broken blinds, clogged showers, messy closets, dirty carpet, and overall not clean.
I contacted Vuestay many times and the only resolution I received was " thank you for letting us know, we will be sure it doesn't happen to the next guest"

Worst Experience Ever
We stayed at Sea Colony in Bethany Beach. If you can go through someone who actually owns one of the condos and not Vuestay if possible (we booked on Vrbo so just be aware of that when booking).
Booking and check-in were seamless, and the online listing photos looked amazing. Unfortunately, that was where the positive experience ended. When we arrived, we quickly realized the property was shockingly filthy and looked nothing like the advertisement.
The conditions were so unsanitary that my husband and I kept our shoes on the entire time because we wouldn't dare take them off. It was so dirty that we were actually uncomfortable using the shower inside the unit, and instead chose to use the public showers at the property's fitness center because we trusted those facilities more than our own rental.
To give a sense of just how poorly maintained this property is, here is what we encountered:
Sleeping Areas: The comforter had a strange film over it and featured stains that looked like blood. Heavy dust was caked onto the bedroom ceiling fan, so we couldn't even use it for air circulation. Thick layers of hair, dirt, and dust were caked along the sides of the bed, and the bedroom carpet was completely filthy.
Living Areas: The carpet in the main living space had visible black stains, and we found a used fork left on the floor right next to the refrigerator.
Kitchen: The kitchen was not usable; the provided dishes were dirty with food caked onto them.
Bathrooms: The bathroom floor had visible dirt, dark grime in between the tile grout, and a used ponytail left sitting on the floor. The shower floor itself was visibly dirty.
Terrible Follow-Through and Customer Support
When we first reported the issues, Vuestay said they would send someone to clean, but no one ever showed up. Later, they offered to come out around 7:45 PM. By that point we were already settled in for the night, and given the sheer volume of filth, this wasn't just a quick surface clean that needed to happen.
To make matters worse, every time we reached out during the stay, they just told us they were "working on it" and never actually followed through or contacted us. It has now been a month of continually reaching out, and their only response is still just that they are "working on it."
Renting a property in this condition—combined with a complete lack of accountability or support—is entirely unacceptable. Future guests should look elsewhere.
Terrible property management
The set up of the property itself was actually great but the management during the trip was abysmal. Two issues affected our stay and revealed a fundamental problem with how the property is managed.
We noticed mildew in a garage unit where people were staying as part of our booking, and after a mid-week rainstorm the odor became strong enough that the space was unusable. We reported it, but it was never resolved. I have no confidence that they will be doing anything to address the problem.
More seriously, when a child in our group had a pool accident, it took 48 hours to get any real action to help get the pool cleaned. When we finally arranged cleaning ourselves with approval, the technician found there was no chlorine in the pool at all — we'd been swimming in unsafe conditions without knowing it. We lost use of the pool for three days while it was fixed. Again, I have no confidence that the underlying issue will be addressed moving forward.
The support team we corresponded with was pleasant and responsive, but had no actual authority to resolve anything — every issue had to go through an unreachable "local team," which made getting timely fixes nearly impossible. Management ultimately offered a small refund, but it didn't fully reflect the extent of the issues we encountered.
Great property, but the weird middle-man set up with the management is a deal breaker. If you have anything go wrong during your stay, you’ll get nothing but platitudes.

Disappointing Experience for Our Large Family Trip
We recently stayed at Sea Colony in Bethany Beach. As a party of 61 people, we booked multiple adjacent condos specifically so our family could be close together.
After driving six hours and picking up our welcome packets, Vuestay called my cousins a few hours later to inform them their condo was "uninhabitable" and that they couldn't be accommodated at Sea Colony for the week. Canceling their vacation after they had already picked up the keys was devastating. The alternative offered was five miles away—far from the beach, with no pool, and nowhere near equivalent to what was booked.
As for the other six rentals, the photos online did not reflect reality. The units were heavily worn, with sand left across the counters and floors, stained and foul-smelling furniture and carpets, and even a blood stain on my pillow. The kitchen supplies were abysmal; we had to run every dish and utensil through the dishwasher as soon as we arrived. We had to go to TJ Maxx to buy some basic pans / utensils. When we turned the oven on, it immediately started smoking because it was so dirty (though to their credit, management did send someone to clean it same-day).
I understand that booking in August means inheriting two months of summer wear and tear, but that should be reflected in the price. Highly disappointing overall.

Booked thru Vuestay 1 year in advance. 3 hours before check in received call from Vuestay, stating that pool has some "brown stuff in it and needs to be drained" Therefore pool would not be available for at least 2-3 days. Requested financial adjustment to our rental as we were not getting what we paid for at booking. Was told they would "expedite request. It has now been 9 days and the only response from Vuestay was "we are sorry, we want to make it right, we are expediting your request" Vuestay is the absolute worst customer service ever experienced. Avoid this organization. The we rented also had ripped screens, windows full of bugs, lower living area full of bugs and severe mold/mildew. Old broken gas grill, oven which was not cleaned nad when preheated filled the house with smoke setting of fire alarm. AND ABSOLUTELY NO RESPONSE FROM VUESTAY TO ADDRESS ISSUES

Vuestay Nightmare
We acquired Vuestay after they bought out Vacasa and it has been a complete nightmare since day 1 of the transition. The staff at Vuestay are rude, lack knowledge of your property or could careless. When we were with Vacasa they were top notch! Vuestay staff has been rude to our vacationers renting our home, even ending with a fair review due to their staff customer service and rudeness. Their staff has screamed and myself and my husband to the point of us telling them if they enter our property we will contact authorities and then them proceeding to tell us "oh well" we have no one else so your left with what we got. We have sent several pictures of damages from guest that we expect to be reimbursed for and its like crickets. No answer to emails, phone calls or text messages. Their scheduled maintenance staff do not take the trash to the curbs on the scheduled days often leaving full trash bins sitting for the next guest! If I could give them a "0" star I would. We are selling our home and per their email and our contract once we give 90 day notice then bookings after that can be directed to another property and they are refusing. WOULD NEVER recommend them to anyone!
Awful customer service
We reserved our house in Ocean View, DE through Vacasa who passed the rental over to VueStay. When we paid our reservation in full, a cleaning fee was included.
Upon our arrival in July 2026, we asked if we could enter the house at 3:30 which was half an hour before check-in. I texted them sitting in front of the house. We were told we had to wait until check-in at 4:00.
When we toured the house we noticed all of the stains on the carpets and immediately started taking pictures for reference. I then started noticing a few gnats and flies flying around the house and noticed they were coming from the pull out cabinet. When I opened it, more gnats and flies flew out. There was garbage piled in the pull out cabinet behind the garbage can. Took pictures and then proceeded to clean it out. There were rotten cheese wrappers and other garbage piled.
Went to get a dish out of the cabinet to put a snack on, and all of the dishes in the cabinet were covered in food. I took pictures and out all (yes every single plate, silverware piece and bowl) into the dishwasher to wash them. My husband wanted a cup f coffee. He opened the coffee pot to put a filter in, and there was still a filter in there filled with moldy coffee. Took a picture of this also. Washed the coffee pot by hand in the sink so we could use it.
I texted all of the pictures I had taken right away to the contact phone number and also emailed them to the contact email address I had. I was told over and over again they would look into my issues. It took me over an hour to get everything cleaned and ready to be used.
That evening we were heading out the door, and the handle to the screen door came right off in our hand. There was a screw missing to keep it attached to the door. Immediately took a picture and sent that. We were told they would contact their maintenance group and see what could be done. We had out dog with us since it is a pet friendly home. I told them we banged the handle back on and did not want maintenance coming because we didn't want our dog getting out of the house.
I received text messages and emails all weekend long telling me they were looking into all of my complaints, please send the pictures again and enjoy our stay.
When we arrived home, I received an email asking how our stay was. I advised them they knew exactly how our stay was since I was in contact with them all weekend. Not one single text or email has a name on it though.
After two long weeks of going back and forth with "oh we are so sorry, hope you enjoyed your stay" we finally received a cleaning fee credit.
Yes, they made good on the cleaning fee since the house was far from being clean. But it didn't make up for the frustration of having to clean the house before we could start our vacation and having to deal with texts and emails the entire weekend of our vacation.
I will never use VueStay to reserve a vacation home again.

Their lack of communication and concern is astounding. I've sent several emails explaining my concerns in writing to several different email addresses, which I was directed to from phone calls with employees. Nobody knows answers to anything....you get a roundabout bunch of crap. They really don't care about you. We were displaced from our original oceanfront condo an hour before check-in with food in the car to a condo few blocks away from the beach with bunkbeds instead of regular beds. They told us there was a leak in our original unit and that we could no longer stay there. I don't know.... I'm reading a lot of reviews and it seems like they do this often! The hall shower was backed up. Six girls had to use one shower. The refund they gave us was obviously the difference between the two condos and only the booking fee.They totally inconvenienced us and did nothing to rectify it. The lack of communication for the entire visit was appalling. (they actually texted me back the Wi-Fi password and other answers to my questions that I asked for on Friday on Monday night at 11:30 PM and we had already been home!) I will not be using this company again. Vacasa was no better. They didn't answer any emails as well.
I really was rooting for VueStay
I really was rooting for VueStay. I love businesses that try to reinvent what the big companies do like Vacasa and VRBO.
I don't doubt there are nice people working behind VueStay. We can be critical of systems and soft on people, and the maintenance guy who came, Spencer, was lovely.
That said, we arrived at a beach house (Dune House) in Manistee, Michigan after flying from Colorado. I bought three young children and my parents who are in their 70s.
Within two hours of arriving, the fire alarms in the home began going off. After hours of the fire alarms going off and one of my very young children crying, we sought help from VueStay.
VueStay sent two men at 11pm at night. They came and stared at the ceiling and said "There's nothing we can do." So I sat in the home with my three young children and elderly parents listening to fire alarms for hours in until VueStay sent a tech more than 24 hours later. We were awake for more than 30 hours with no sleep and kids crying.
The tech ripped the smoke alarm off the wall and said "Are you cool with this? Because this is a safety issue if I remove the smoke alarm." With no other choice, we accepted the disconnected smoke alarm. With no where to stay in Manistee and a home that exceeded 90 degrees at 1am, we vacated the property the next day.
The manager of VueStay Michigan said she would refund us. I assumed this was the $5200 we had paid to stay in the home. After a week, I received a $400 refund. When I inquired as to why the stay had not been refunded, Vue Stay Michigan stated "I understand that this is not the resolution you were looking for, this decision has been made following a thorough review of the circumstances and the property's features. We have forwarded your contact number to them as. We truly appreciate your patience and understanding."
Individuals act in good faith when they rent a property, assuming it is in good working condition. Not only was the property not in good working condition, but VueStay acted in bad faith by promising to refund the money and then keeping nearly the entirety of a 4 night/$5200 trip. Notwithstanding that issue, we flew across the country to rent the Dune House in Manistee. I saved nearly every penny I had made all year as a K-12 educator to celebrate two of my children's July birthdays. The waste of flights, car rental, and expenses as a single working mom can never be undone.
I try not to use inflammatory language when possible, but the way VueStay has launched and failed to act in good faith while leading a single mom on leaves me speechless.

We rented a Delaware property from Vue Stay, advertised, in the first sentence!, as "beach house with pool access." We are a group of six, two with disabilities that prevent them going on the beach, which is why we picked a place with a pool. We didn't have pool access for all but 1.5 days of our 6-day trip. Seems the homeowner didn't pay her dues. But that's their problem, not mine, though it because something I had to deal with for hours over the week! Vue Stay every single day told me this person would fix it or that person would call me. None of those things happened. The trip was ruined. They refunded me a ridiculous $120 of our $1600+ fee. Never again. Stay away from this company.

We stayed at The Sanctuary - Blue Lagoon A323, and the unit did not meet basic standards. Upon arrival, the apartment was visibly neglected, with sticky floors and counters, dust, hair, sand on the dining table, dirty carpets, and no initial soap or shampoo. The unit also felt partially used for storage, with the coat closet filled with cleaning appliances and a huge rolled-up carpet sitting in the master bedroom.
Management sent two cleaners on our second day, and a staff member named Shushanna eventually brought paper towels and toilet paper. While the bedrooms and windows were cleaned, many issues remained: the kitchen cabinet doors stayed sticky, food was left in the dishwasher, the towel holder in the bathroom broke, and the storage items and large carpet were left in our space for the entire duration of our stay. Overall, the property requires much better oversight and deep cleaning.

We stayed at the 19th Hole Lakeside in Eagle River, Wi this July 11-18. The property is in a convenient location and is spacious. However, it has a very old stove, dishwasher, washer and dryer. None of them worked well. It appeared neat and is decorated very tastefully but was not very clean. There is no beach area and is on the busy Eagle River. The front deck and pier have badly peeling paint. Because of the convenient location we considered renting again but were told we had to wait until 365 days prior to renting to see next years availability and rates. The rates went up over $300/day. I texted VueStay to question the significant increase and received an AI type of response that did not address my question. I talked to a person today who was pleasant but didn’t have any knowledge of the property. I would avoid VueStay in the future.
Do not book through Vuestay!
Our beach vacation was June 6 through June 13 at Bethany Beach. We had stayed at this rental property before. I gave it a 5 star rating in 2025. This year our air conditioner did not work the entire vacation. Had repair man there 2 times, unit kept freezing up. The day before we left the 2nd repair man came, said it needed a part and they would have to order it. When I contacted Vuestay a number of times requesting some compensation for not having air conditioning. I eventually got an email from Mike (who should not be in customer service) that said "Sorry for the inconvenience, I can credit you $25/day for the AC. 7 days at $25 = $175. I will process the credit today." Our rental property was $2610.00. $25 a day for no air conditioning is unacceptable. I reached out again. My last correspondence from them was July 16 stating they are still currently waiting for an update from their local team and will keep me posted as soon as they hear back from them. Very disappointing. When I booked this rental, it was through Vacasa whom I have booked through many times before. They were excellent, but after I booked the rental Vuestay took over Vacasa. I will definitely be looking for someone else to book my rentals through. Please note this 1 star review is for VUESTAY. I would still give the rental a 5 star. I hope the owners find a different realtor to rent out their property.

DO NOT BOOK WITH VUESTAY! WE have been vacationing in the Lake Michigan/southwest Michigan area as a family now for 10 year - always wonderful - but this year with this company - HORRIBLE! Booked with vacasa and VUESTAY took over our booking. MOST WE HAVE EVER PAID! $4600 for a week When we got there on Sunday we let them know that the AC didnt seem to be working correcting, by Monday there was a SMELL in the kitchen and we realized the dishwasher was FULL OF DIRTY DISHES and DID NOT WORK - WE let them know. They sent their HOUSEKEEPER over on Tuesday to "verify the issues". WE had to WASH SOMEONE ELSES dirty dishes and then wash our own EVERY DAY OF VACATION!! We had to change our menu due to NO AC WE had the AC set for 65 degrees - it was 85 in the house!!!! EVERY DAY we asked when they would fix SOMETHING and for SIX DAYS STRAIGHT were told " YOUR ISSUES are being reviewed and given top priority, we will get back with you" and they NEVER DID!!!! THey simply did not care! Here we are 3 weeks after the vacation and after demanding a compensation they offered $250 for our inconveniences. WHAT?!?!?!?! When we paid 4600.00 and had issues all week and they did NOTHING! THAT is such a slap in the face. THEY ARE LIARS and DO NOT GIVE A CRAMP about anything. WORST VACATION EVER!!!! Thing is, we rented this same house 2 years ago through VRBO and WE LOVED IT! WE rented another rental in this area that the FRIDGE went out and within 12 hours had a brand new one in the kitchen! Vue stays response
I rented 201 N Edgewater condo in Bethany Beach Delaware for a one week vacation and unfortunately it was an extremely disappointing experience from the moment we arrived.
On the first night, we discovered that the air conditioning was completely non-functional. The indoor temperature was over 85 degrees especially with a 5 month old baby. Sleeping conditions we unbearable and it significantly affected our entire stay.
I contacted Vue Stay immediately and after2 days a technician did come out and confirm that the AC was broken.Despite this,no meaningful solution was provided. We were not offered an alternative unit, temporary accommodations, or any adequate resolutions. The only "fix" offered was 2 box fans and it was 95 degrees outside at night.
Since returning home, I have made well over 30 attempts to contact the property management team to discuss this issue and everytime they take my info and have yet to respond.
This experience is frustrating, uncomfortable,and unacceptable given the cost of rental. i would strongly caution others before booking this property or any other property managed by Vue Stay. Today is 7/22/2026 and I have still not heard from them! I told them if they would have advertised the unit with no A/C in the middle of July they would have not been able to rent it.
VueStay: unacceptable in every way
VueStay acquired my Vacasa reservation. Not one single thing has gone well with the transition. Multiple phone #s, different listing photos on various sites, conflicting answers to questions about property, agents who seem to have no experience or training, one particularly rude agent who could not handle a basic question about whether my insurance carried over. Worst rental experience ever - and I am a frequent renter on multiple platforms. I would never use this company again as a guest or property owner.

I reserved a Vacasa Rental earlier this year for Ocean City, MD for $3,000. 2-3 months prior to our stay I received the email that Vacasa had been purchase by VueStay. The switch was fine as I was still able to pay the remaining balance (even though their system never updated showing it was paid) but the problems did not truly begin until I arrived.
Upon arrival the code to enter the unit did not work, we called the number and were greeted by a customer service agency in another country who let us know a local team member would contact us. Within 15 minutes a local team member did contact us and provided us with a second code to the second lock box that was supposed to contain the physical key. The box was empty. Within a half an hour a team member arrived and reset the key code so we could enter. All team members who arrived during our stay were in regular clothing and seemed to allude to what other reviewers are saying that they may just be independent contractors not actual company employees. The company and the team member were not at all concerned about the physical key being missing even though that physical key could bypass the keycode and whoever has it was able to enter our unit at anytime.
Upon entering the unit you could tell it was well used, the photos we were provided were from Vacasa and obviously dated as the carpet was quite dirty and stained, there was sand on the floor, the dishwasher was broken with a post-it note attached saying "will be fixed ASAP", 3 ceiling lights in the house did not work and every TV Remote was missing.
The bathrooms were the only thing that seemed to be actually cleaned, the sheets were all stained in yellow and dried blood as well as the comforters. There were numerous amounts of trash beneath each bed (bus tickets, red solo cups, paper towels, etc.) The closers were filled with piles of used sheets used pillows. But the worst part would be the master bedroom drawers. It was obvious they were not opened or cleaned as there was dust, old nail files, bottle caps, trash and worst of all a used full condom in the bottom drawer of the large dresser.
After finding the condom I reached back out to the local team and they sent another team member over to clean and provide new comforters and sheets. They brought one comforter, threw away the condom and sprayed with bleach. They had to return with more sheets.
The main company line and the local team were not concerned at all about us having younger children (1, 3, and 6) in the unit and the condom being found by them. I was offered $150 (half of the cleaning fee) after complaining regarding everything above and advised they would reach back out to me to provide a further refund as
We arrived on a Saturday and it was not until Thursday that they came out to "fix" the dishwasher. They put a cleaning solution in, started the dishwasher and advised me to remove the empty cleaning solution once the cycle had ran through. When the cycle was completed, the cleaning solution was still full. I did not reach back out as I had 1 1/2 days left and did not want to deal with calling the customer service line again.
That evening (Thursday) we found the tv remotes under the couch as well as a pile of muscle relaxers (no one in our family takes or is prescribed these).
Again, Vue Stay did not care about the danger those posed as we had a 1 year old with us. We were offered $100 more after I reached out upon check out. They advised me "At this time, we have completed our review and will not be issuing any additional refunds or responding further."
Will not be booking with VueStay ever again, honestly was agitated that I was forced into booking with them anyways as I never intended to.

I booked a condo in Ocean City, Belmont Towers 410. The rate was over $500 a night. The photos online were very nice, but once we checked in I noticed things in the unit that were very dirty. First, the air return vent was filthy with dust. The floor had heavy damage with numerous deep stretches. My kids feet were dirty on the bottom during the first night. The silverware was comparable to going to a garage sale and picking out many different styles of used old silverware and put it in the drawer. There were only 6 forks for a unit with 3 bedrooms. The half bath toilet flushed, but constantly ran and then leaked. The ironing board was broken. The kitchen rugs were filthy and torn up. Upon lifting one, I found ants!!!!! The living room tv wouldn’t work because the WiFi was not working. The fireplace was broken and dusty (they put up a paper sign saying it was broken ). The master shower had black mold around the bottom. The kid’s bedroom was appalling. The bunk bed was so dirty and old looking. It paint chipping , pencil marks and dirty fingerprints all over!!!!! I couldn’t believe my eyes.
Upon checking out, I could see the “housekeeping” cleaning the unit. They took the sheets off and when I say they, I mean one woman and her young children. The same comforters were put back on all of the beds!!!!!! I watched this happen from the pool area. A maintenance individual also came to the unit and said that they were aware of the toilet problem but just couldn’t fix it.
I texted the VueStays number at checkout time just to speak to a supervisor to explain the condition of the unit. I didn’t even expect to get any type of compensation of any kind. I’ve been proceeded to call around 15 to 20 times throughout the last month to speak with somebody. You only get to talk to an overseas call center. After two weeks of trying, I was finally able to speak to a supervisor. This supervisor acted as if she did not know that I was trying to get a hold of somebody and was very concerned about the information. I told her she told me to email her all of my photos and documentation and she would call me back. That phone call never came. I then called many many times since then and today I was told that management has taken care of the problem and they have calling me back multiple times, but could never provide the date time or person who called me back. That was because no one ever called. They ended it with there will be no future callbacks because this was resolved after they spoke to me the numerous times, which actually never happened. They claim that they open up expedited tickets for you to speak to a supervisor, but then immediately close them as soon as you hang up the phone.
I would never ever ever ever stay with VueStay in the future. There are no real people that you can speak to ever. The unit is dirty and they don’t care once they get your money. I would post the photos for proof of my communication and the status of my unit, but this platform does not allow to post pictures.
