We were told that the flat would be deep cleaned and ready for us when we moved in, but this turned out not to be the case:

- there were unwashed dishes in the dishwasher when we moved in
- the (removable) sofa covers were not washed, though I specifically asked before signing the contract
- the washing machine was not working and we had to wait for a new one to be delivered - I asked if the old machine would be removed and the new one installed and Frank Harris assured me that it would. But of course, when the new machine arrived it was dumped into my entryway and the delivery man told me he was not asked to remove and install.
- the front door didn't shut properly
- the shower was broken

Throughout our stay, Frank Harris did not keep us informed of many things, such as building inspector visits. There was an incident where there was no water in the entire building for a day, and there was 0 communication from Frank Harris - we had to ask our neighbours to forward their emails to us so we could be kept in the loop.

Frequently when there were issues with hot water or the elevator breaking down, Frank Harris would tell me to go contact building management and sort it out myself. I asked who my building management was and how I could contact them, and the Frank Harris rep told me they didn't know. I was also never given a key to the mail cupboard and had to ask a neighbour if I could borrow theirs to make a copy. Frank Harris seemed to know absolutely nothing about my building or my flat

Leaving 4 stars because I was looking for a 1B close to Moorgate and there weren't much properties in their portfolio.

The service was however excellent (rep. Charlotte). Nothing I've ever seen. They prompt with the viewings, offered honest opinions and helped me reach a decision out of all my options. They made me feel they are working for me rather than trying to make quick bucks.

Charlotte was very attentive and helpful along my rental journey. Would definitely recommend!

Too many issues to possibly contain in a comment. Flat was dirty and uncleaned, despite promises. The ceiling is cracking and leaking despite 2 months of notice to the agency to repair. The flat was covered in broken glass, mould, and dust. The agency never replies to emails, changes agents every 3 days, and lead us on for months promising to fulfil their end of the contract. Avoid at all costs. A bunch of lying snakes with zero interest in doing their job. Considering forwarding complaints directly to the landlord. Frank Harris has truly given us the most nightmarish experience.

I encountered a nightmare afternoon with Frank and Harris Barbican branch. The gentleman who I dont know the name appears to be extremely impolite. They have a weird policy that ask tenants to provide card details and CVV before they can call landlords to discuss offers. I understand this. but at that time I only knew for first time and I wanted to ask for explanations, the only thing I got is "up to you to do this, we have plenty of candidates who can rent this property" and their bull-s**t "we serve only the landlords not you". It can be true but how idiot to say this out :) Really wish I can have that guy's name.

Today, my encounter with Frank Harris & Co. was remarkably positive. They actively listened to my needs as a prospective tenant, responding promptly within a minute to confirm a property viewing for the next day via email. Additionally, they followed up with a second phone call before the scheduled visit. Their punctuality was commendable, and unlike many letting agents in East London, they demonstrated a customer-centric approach, understanding and adhering to the UK Customer Care standards.

Charlotte was amazingly well informed about the Barbican area and very gracious to me and my baby during our flat hunt. She made a stressful experience fun. Thank you!

Freddie was very helpful in our recent flat search. We had very specific requirements and he made sure to take each of those into considersation as he showed us properties. He was also honest throughout the process and genuinely kind.
He was a pleasure to work with and I trust the wider team will be as they continue to manage the property.

I have now been using Ian Swale and his team at Frank Harris for many years as letting agents for my properties, and I have always found them to be positive, fair, and forging good relations with tenants. They also have a great team of contractors to get any repairs fixed promptly. Danielle looks after my portfolio on a day to day basis, and she is very able in handling re-letting and seeing to tenants' needs efficiently and fairly. she is a pleasure to work with.

Had a very positive experience working with Frank Harris &Co., probably the best one I've had during my search. Charlotte Rule not only facilitated the viewing, she was very helpful post-viewing, sending pertinent information such as the calculation of council tax and expected bills. She also guided me toward coming up with an offer that could potentially be of interest to the Landlord. She also facilitated the negotiation with the Landlord.

Other agents I've worked with do not proactively provide valuable guidance. Although the offer wasn't accepted ultimately due to non-negotiables on both sides, the process was handled very well. Overall great experience.

I had a great experience with Frank Harris. Kevin was extremely friendly and responsive. He was very easy to work with and made the process seamless from start to finish. He promptly answered every question I had (of which there were plenty, as it was my first time renting in the UK)-- I thoroughly recommend working with Kevin and the Frank Harris team.

Wow! Where shall i start? These people are criminals! Firstly they took massive advantage of my naivety and inexperience in the world of renting by a viewing i did on the 17th of august! They did not give me a guideline or asking price of the property firsthand WHEN THERE WAS a asking price! As well as they did not let me know before i paid the deposit how my rent would be collected because mine was different than usual on the tenancy agreement.There is so many scandalous things they did! And the property was at least overpriced by £300 and only after i saw the tenancy agreement contract was i able to review everything then decline after I gave my holding deposit. it is my first time renting out and, I am a student struggling financially and with mental health issues, that my dad has to help me pay for rent and they do not give a damn about the people they deal with. When i made my offer, that lying scumbag Ronnie platt saying someone is beating me on my offer when NO ONE was making an offer on that disgustingly overpriced property,when i initially made an offer for £1370 per month not knowing the landlord already had an asking price of £1600 per month. Ronnie platt was also pressuring me to pay the deposit that same day otherwise someone else was going to take it when there was ZERO competition for the property and my offer. Afterwards i spoke with another crook in the agency Ryan Morgan pressuring me to take the property regardless assuring me i cannot get my holding deposit back! Such a horrible company full of criminals that should be locked up! STAY AWAY FROM THIS COMPANY EVEN IF THERE ARE NO OTHER ESTATE AGENCIES LEFT!

Unprofessional. I would recommend an agency that actually filters through landlords as we had a horrendous one for 2 years. At the end of it when we moved out, they told us they had to take out £300 for professional cleaning, when in the contract we signed, never stated that. They said that the flat was "professionally cleaned" before we moved in, but the door was broken, the floors were dirty, there was mold in the bathroom.. It was never even communicated from both parties (the agency and the landlord) to us at any point. I feel so bad for the new tenants who are moving in to that flat now, and I'll avoid Frank Harris from now on.

I've used Chris Dowd and many of the others from his office on many occasions and each and every time he has gone above and beyond to help and will go out of his way when necessary to make it as stress free and straight forward as possible, i 100% will happily highly recommend
