Two listings for same non-plot, different guide prices! Out of date legal pack!
An absolute shambles!! False info and robotic staff. AVOID AT ALL COSTS!!

They don’t even deserve a one star…

They don’t even deserve a one star review.

They advertised a property for sale claiming the home report was £125k. I called the office to ask some questions and do some due diligence.

Question 1: is there any category 3 in the home report in terms of structural damage in the property etc. woman on the phone said “wait until I pull up the home report” she said no there’s no categories threes or any structural damage.

Question 2: The home report valuation is £125k is this correct. She replied yes.

Question 3 is there gas mains going into the property. Again, replied yes.

She lied about every single question I asked. I never knew this obviously so placed a bid believing her answers to be true and accurate. I won the bid and pad £13k to reserve. After over a week of emailing and calling up for the home report to be issued they kept putting me off. The home report was eventually sent to me a few weeks later. The home report was dated 5 days after the auction date meaning there wasn’t even a home report in place and you guessed it… structural damage, category threes, home report value of £80k (£45k less what they lied about) and also no gas mains.

Their legal team have been ignoring my solicitor and refusing contact. My solicitor done digging and found them to have broken three separate laws and threatened litigation and demanded my money be returned. Again, no response. This sham of a company lies, cheats and steals. They take deposits, refuse to refund and hide behind “legal loopholes” the owner of this company is a multi, multi millionaire through scamming people.

I literally paid them £13k I had been saving up for a few years to invest in property, they broke me financially and mentally. I cannot speak enough about how this company is a vile, disgusting cash cow for scamming people.

Avoid at all costs. They lie, cheat, steal and fraudulently doctor home-reports.

Drove for 14 hours to view a property…

Drove for 14 hours to view a property that ‘ could do with some insulation in the flat roof’ but in livable condition. It needs a new roof, new drainage and animals removed from the cavity. Place has been listed, sold, relisted multiple times. Don’t believe anything this company tells you

Scam company …

I made a winning bid on a flat in Port Glasgow. Never should have made a bid on it as there was no legal pack or home report. Luckily i didn't sent any deposit over and i asked for the legal pack before i was going to give them any money. After an exchange of about 20 e-mails in wick they've sent me a tenancy agreement for a different property and a title sheet for a third property and many e-mail threatening me with legal action if i don't pay the deposit i finally got the legal pack for the property that i apparently won. There was an application on the deed for the day before the auction to transfer the property from RBS over to Bromley Capital Ltd. Smells like a scam to me. They would have probably taken my deposit and never give it back. If they even had any intent to sell me the property that application would have taken months. Don't sent this people any money before checking with a solicitor.

Buyers beware!! Do not deal with them

Buyers beware!!! Getting away with with peoples hard earn savings selling lands with restrictions - No legal pack provided they don't respond to messages and just ignored calls Sold land with restrictions and refused to provide legal pack disclosing potential information. Why are they even allowed to operate? Scammers

Wouldn't even merit them with 1 star. Registered for property auction. Asked for legal pack on multiple occasions. Never received. Looks like auction went ahead with no legal pack OR they neglected to provide certain individuals in preference of some. Who knows. Also no photos of certain rooms provided - something to hide? Also neglected to post picture of scaffolding with tarpaulin over the dormer. Accidentally on purpose? Multiple queries sent, none answered. I'd say a very poor company to deal with.

Customer service non existent

We were really interested in purchasing a property but have contacted future property auctions on 5 separate occasions over the last 10 days and have been ignored. Seems that this company are deliberately withholding information on the condition of this property as there are hardly any photos and they will not reply to emails requesting further information. Terrible customer service and a shame for the sellers who could’ve had a chance at selling their property.

Avoid this company at all costs

Avoid this company at all costs. They have attempted to sell three pockets of Zoned Amenity land on my estate. Each time the buyer has pulled out losing thousands in deposits. Its a SCAM. Meanwhile the pockets of land including one designated as a play area have not been maintained. The grass is two feet deep. This is Zoned Amenity land. It cannot be fenced, built on, parked on, camped on, anything on. It is part of the 10% of the estate reserved by order and the council have confirmed all planning permission will be refused.
DO NOT PUT A DEPOSIT DOWN UNTIL YOUR SOLICITOR HAS REVIEWED THE LEGAL PACK.

Avoid Amenity land.

Be aware that if the land is described as "Amenity" you will NOT get planning consent for anything on the land. You won't be even able to fence it off or do any activity on it. If it has grass you will need to cut it every month during the summer.

Once they've got you're money, you have no power or say

I know it's down to the buyer to do checks on the land and other things to do with restrictions. But the land I bought wasn't ready to be sold... I'm more then a year down the line after paying all monies to all parties and still no closer to owning the land due to the seller not pulling their weight. If you buy using this company prepare to have none of the power once you have transferred your money across....

Land banking scheme

In a land plot purchase description there was no mention of the land being part of a landbanking scheme scam therefore misrepresenting the offering to buyers since this information cannot be researched and found out from the legal pack or the local authority so must be informed. Once I got to legal stage found out the address for the plot was completely unknown and therefore no idea where the title was due to be registered as sellers solicitors informed of a completely different address. They still have adverts up for another 9 plots on this field. The boundaries shown in the pictures is not the same as what is shown on title plan. I question if the rest of the facts stated in their advert is even correct. I viewed the site shown on the image so did I even view the correct site or does the site even exist??

We paid a deposit for land that the seller advertised, but later discovered they don’t even hold the title for it. Despite repeated follow-ups, our deposit has been stuck with them for months. They refuse to refund, and the only option given to us is costly legal action – which would end up costing more than the deposit itself.

This feels like a deliberate setup where they can advertise any land, take deposits from the public, and hide behind legal loopholes. Hardworking people who save for years can lose their money in an instant.

Advertised as a “prime investment site”…

Advertised as a “prime investment site” with “potential for housing,” but the Land Registry proves it’s restricted amenity/public open space – meaning nothing can be built on it. When I challenged this misrepresentation, they responded with threats of legal action instead of honesty. Exactly as other reviews say: worthless land dressed up as an investment, zero transparency, and aggressive tactics. Avoid at all costs.

I do not recommend this company

I do not recommend this company. I was a first-time land buyer and believed the hype in the advertising information. The listing was for a small piece of land via auction. New to this type of purchase, i noted the land "May be suitable for a portable home, Bio net Gain Carbon capture, Allotment's or maybe for the travelling community. (subject to investigating & gaining necessary consents)."
What the listing failed to mention, and I failed to notice, is that there was no access to the land. I'm not sure how you can add a cabin to a piece of land with no access. The auction site recommended a solicitor who was useless, and in the end, I pulled out of the deal, not before losing a £3000 deposit and the auction fees (even though it didn't go to auction) of £2500.
Remember, Buyer Beware. This company has other reviewers who have also queried the description of land. My advice, do NOT pay a deposit until you have viewed the land and also have a good solicitor ready BEFORE you bid.

Advertised my house without permission

Had my property for sale on every platform without my permission.To make matters worse I am in the middle of divorce proceedings and it took 2 emails 3 phone calls the day before then until 15 minutes before auction went live to be resolved.
After a few days at significant cost back and forward with solicitors trying to assure that the property was not for sale,tearing my house apart looking to make sure I had my title deeds incase an almighty fraud was taking place,worrying if people were going to turn up trying to have a look around after assuring my kids I hadn’t put it up for sale I eventually got passed to the manager Robin and was basically met with a shrug of the shoulder type whoops we got the wrong house number.
Also managed to get the wrong photos showing my house plastered everywhere online.
Horrible customer service.
