I engaged rapid building inspection to carry out a pre-purchase building and pest inspection on a property I was purchasing for myself and my daughter.

This purchase was particularly important to me personally. I lost my wife five years ago and have been raising my 7 year old daughter while trying to move forward with our lives. Leaving our previous home was already a difficult decision because of the memories attached to it, and I was hoping this property would give my daughter and me a genuine fresh start.

For that reason, I placed considerable reliance on the inspection report when deciding whether to proceed with the purchase.

Unfortunately, my experience with the inspection and the subsequent communication has been extremely disappointing.

On settlement day, after conducting my final inspection, I discovered significant cracking in the entranceway. I immediately contacted the inspector to discuss my concerns and to establish what condition the area had been in when the original inspection was conducted.

I was informed that the inspector did not have any photographs of the inspection, other than the relatively low-resolution photographs contained in the report which I had to provide those photographs back to the inspector. The vendors subsequently stated that the crack had been present for approximately a year. Without clearer photographic documentation from the original inspection, I was unable to establish the condition of the area at that time or properly assess the issue before settlement. I ultimately proceeded with settlement without compensation from the vendors.

The next day I identified more issues that caused me concern, including cracking through external bricks and a gap of approximately 4mm around window mortar. I also discovered significant water damage that had been concealed behind a piece of particle board in a storage room on the side of the property.

The storage room was not identified as an external feature in the report, and I could not find any reference to the room or the damage in the inspection report.

I contacted the inspector about these concerns and he attended the property. During that visit, he told me that he did not recall entering the room. This was particularly concerning to me because the photographs included in the report appeared to show the inspector standing close to the entrance of the room, although the room itself did not appear to have been inspected.

I was advised to raise my concerns with the office, which I did.

Since then, I have made repeated attempts to obtain clarification regarding the inspection and the issues I have identified. I have also raised additional questions about other matters at the property, including a fixed fish tank and whether concerns about its level and the surrounding floor and structure fell within the scope of the inspection.

I have not received a response to any of these enquiries and they will not make comment on where they stand on this matter

I understand that no building inspection can identify every defect, particularly where areas are concealed or inaccessible. However, I believe there is a significant difference between a defect being genuinely hidden and concerns being visible or reasonably detectable but not adequately documented or investigated.

For a service associated with one of the largest financial decisions a person can make, I expected thorough documentation, clear communication and appropriate follow-up when legitimate concerns were raised.

The lack of photographic documentation relating to the areas I was concerned about, combined with the difficulties I have experienced obtaining clear responses after the inspection, has left me extremely distressed and disappointed with the service I received.

I am sharing my experience so that anyone considering engaging this company can make an informed decision and know exactly what type of company they are hiring.

I sincerely hope the company takes my concerns seriously and uses this experience to improve its inspection documentation and communication with customers.

The worst experience ever, I booked them to do a pest and building inspection on the property that I am buying and the cancel 2 times. Customer service really unprofessional and rude.

We had a great experience, receiving a thorough inspection report within 24 hours, which was really important before our handover. Very easy to organise and comprehend, thank you!

Our experience with Rapid Building Inspection has been extremely disappointing, and based on what we have experienced, we cannot recommend this business.

We contacted them to arrange inspections at several critical stages of our build, including earthworks, slab preparation, pouring and concreting. Each time, arrangements were discussed and we were given the impression that an inspector would attend. However, despite these commitments, they repeatedly failed to attend our block and provide the inspection service they had promised.

The most recent inspection was supposed to take place on Friday. Our builder and the relevant work had to be coordinated around the agreed inspection timing. Then, only last night, we received an email advising that the person responsible is now on annual leave.

We completely understand that circumstances change and employees are entitled to take leave. However, when a business accepts an inspection, communicates back and forth with a client, coordinates timing with a builder, and knows that construction activities are being scheduled around that inspection, we believe it has a responsibility to either honour the commitment or arrange a suitable replacement.

What has been particularly frustrating is the repeated pattern of promises followed by non-attendance. Despite all the emails and arrangements, to date they have never actually attended our block of land to carry out the inspections we engaged them for.

This experience has raised very serious concerns for us about the reliability and professionalism of this business. When dealing with something as important and time-sensitive as building inspections, clients need to be able to trust that an inspector will actually attend when arrangements have been confirmed.

Based on our experience, we would highly recommend that anyone considering using Rapid Building Inspection exercise caution and carefully confirm exactly who will be attending, when they will attend, and what will happen if the nominated inspector becomes unavailable.

We certainly would not use this company again and cannot recommend their services.
