COMPANY WILL TRY AND RIP YOU OFF WHEN THEY LOSE OWNER AS CLIENT
This company will take a prorated rent in the beginning then tell you they never ever prorate in the end and will try and take you to court. We had to scramble to find other accomadations so now they want to sue us for the last half months rent which was prorated in the beginning. This company is not friendly to DISABLED, VETERANS, or Retirees. DO NOT USE. THey are only out for your money. when they lose the owner they will try and stick it to the leasee for everything. I have been told they are evicting me, Iam terminating my lease early and owe, and none is true. the paper work that they give for termination of lease states your LEASE is terminating then it state they are terminating your month to month. We were never on a month to month!!!. they do not care about anyone but themselves. I have paid early for 2 YEARS and this is how they treat me!!! THey do not care about the tenant only the owner but from the reviews i have found that may not be the case.
Update one: Cass can not answer a simple question like who is her boss. she states there is no one to escalate a problem to that the buck stops with her. she can not or does not know who writes her checks or reviews. She states she is the GM but does not know who she reports to.
SHe has admitted her paperwork is misleading "like to thank you for bringing to my attention the misleading wording used in our letters" She thinks in her own mind that only real estate licensed personnel knows how to write a contract that will stand up to legal scrutiny.
MAJOR DISAPPOINTMENT
We were charged monthly fees that seemed excessive compared to other property management companies. We were also the ones that brought item after item to their attention. Neighbors kept us informed while my spouse was recovering from cancer. This business accused us of being non-receptive! At one point, they finally completed an inspection (30 days after requesting it) and we are still waiting for a copy--45 days AFTER they claim they were there! PLEASE, do yourself a favor and go somewhere, anywhere else. You will thank us later on.

Brickleys phone staff nice and helpful
I viewed the property at 5408 Beebe NE both Friday & Saturday (once alone and another time with my fiancé). Monique at Brickley's answered the phone and set me up with the access code. She was very polite and friendly, and acted in a way that made me feel my time was valuable. Great work to Monique and the Brickley's staff! Also, the access system for viewing the property was a convenient option, so thanks for that as well!
Friendly and really efficient!
We had a great experience with Brickley's Property Solutions. The woman I spoke to on the phone when I called was incredibly nice and offered me plenty of information about viewing the property we were considering renting and about the lease term. I received an access code for the property shortly after I requested to view it online, and with clear instructions. The property was beautiful--well-maintained, clean, tasteful. It was lovely. I don't have experience renting a property from Brickley's, but from their customer service, I would recommend their company and I wish they had properties available in the Heights!

Brickley's has been incredibly kind since I have gotten in the market for a rental home. I viewed 2 of their properties and they answered my questions with a lot of detail and compassion for my situation. I have not been approved for the property I applied for yet but that being said, I am hopeful that I will be calling this new place home! They're definitely the people to do business with as far as rentals are concerned.

Good service with poor maintenance
Brickkeys is great at renting your home quickly and efficiently. Their rates are fair and you don't have to worry about getting paid. Their maintenance crew is very poor. They make multiple trips (with a fee each time) without resolving the problem quickly or efficiently.
Watch out for GOUCHING home repairs!!
Brickley is good in managing properties EXCEPT when it comes to working with its clients to maintain reasonable repair costs. You would think the company would want to assist its clients in obtaining a reasonable fee for repairs; instead their maintenance dept is generally 1.5 times more!! Arrangements had been made and communicated to Brickley's maintenance dept that their services were not needed but a breakdown in communications amongst the maintenance dept and administrative staff caused the repair to proceed without the client's knowledge. Brickley took no responsibility nor accountability. The admin staff member was on maternity leave and not available for comment. The client had erred; end of story by Brickley. Watch out!

Information hard to come by
Everything was great at first, than the tenant started missing her rent payments and being late all the time and still is. We never receive emails on the status of our house until we reach out wondering why the payout was less than it is supposed to be. They keep taking her to court for eviction but cancel because she pays her past due balance and then she ends up late again. So you would think she would be out already, but she isn't. She is still living in our house... It's like pulling teeth to find out what's going on. Yet we are required to keep paying for maintenance and hoa fees and the court fees, which we are told she pays back, but she can't even pay the rent! While they are mostly very nice, I don't really feel like they reall understand our situation or even care. Being military and living overseas and paying a mortgage on our house plus the rent and bills here is very straining on a family of 6 on a single income. I just wish their was more information by communication from them without having to inquire every time something isn't right. We never find out she didn't pay the rent until we receive the owner packets. We are never told when she makes the payments, we are never told when the court dates are, or what the outcome is. So from us just looking in, it's like the tenant has friends in the office and she is just living their paying rent when she can. Maybe if we had more communications and it actually seemed like the company we paid to help us manage our house while we are overseas was on our side instead of the tenants, this review would be better.
The worst
I cannot imagine a worse property management company, and I have had several in many years as a property owner.
A tenant moved out from one property, and a month later, I sent a realtor to evaluate it for sale. Brickleys was still managing the place. The realtor reported that the property was in “appalling” condition; and that although the front door was locked, a sliding glass door had been left unlatched and accessible to the public, squatters had been living there and had apparently caused significant damage after the prior tenants left, that there was spoiled food in the kitchen -- and it goes on. Imagine hearing this from your realtor a month later, rather than the management company you trusted.
The repair contractor they use is exorbitantly expensive. Ask the price if you are considering using this place. I trusted them to perform repairs at a reasonable rate, and years later, I looked closely at my bill. They had been charging $80/hour for handyman work! Imagine paying that rate for tasks like replacing a toilet seat. Now I realize why my Albuquerque properties (which are completely paid off) were barely profitable.
When I wanted to list a property for sale, Brickleys told me I couldn't. Even though this was not expressly prohibited in the management agreement, Brickleys insisted that merely listing a property violates a tenant's right to quiet enjoyment. Google the "right to quiet enjoyment" on the Internet and see what you think. I have been an attorney for 15 years and this made me laugh out loud.
If you enjoy being jerked around, shockingly high rates, and having your property deteriorate and left open to the public, you might want to check out Brickleys.
If you want to see what others say about Brickleys, be sure to read the unpublished Yelp reviews. I wish I had.
Note: To be as fair as possible, I forwarded this review to Brickleys for their input. Brickleys’ associate broker responded that they had sent rather generic “cleaning estimates” (which do not mention the fact that the door was unlatched, that squatters had been there, that there was spoiled food in the kitchen, and so on). Brickleys says it does not want to "alarm owners or hype up the situation." But if the situation is alarming, don't you think the owner should know??
Brickleys also wanted to point out that I had declined to have them re-key the property. This is funny, because Brickleys did not send me a work order for the re-keying until a month after the tenants moved out, so make of this what you will. (And in any event, it was a sliding glass door that was unlatched – the front door was locked.)
Finally, Brickleys wanted to say that this had happened because I had refused to use their exorbitant contractor. Well, I didn't refuse to use the contractor until December 19th -- that's nearly three weeks after the move-out. I cannot believe the silly extent to which Brickleys will try to blame its clients when things go wrong!
Great Service
It took a while to get started with Brickleys, a little confusion on my end as I was new to the property managment scene. They patiently worked with me and were able to get all of my issues resolved. The properties I have were occupied very soon afterwards and we have had no issues with the tenants so I have a lot of confidence in their screening process.
Great communication and customer service
I have been with Brickleys for 8 years now. I am very impressed with their management team. They maintain a great level of attention to detail.
Professional and Efficient
I was referred to Brickleys by my realtor. She found them for me on Angie's List. I never had any difficulties with them. The help they provide is always professional and efficient. Were I not selling my property I would continue with their services.
Property management;
When i first contacted Brickleys about managing my rental property. They did an excellent job of getting monthly out reports on time and deposited funds on a very predictable schedule. Now you get your report somewhere after the 10th of each month and the deposit doesn't post until a few days later. When repairs are done and the item replaced i have requested the warranty paperwork for items replaced and have never gotten them. I.E. the hot water, or the air conditioner. Garage door opener. How come that has not happened? This would save the owners money if the parts are still under warranty and need service. I got a ticket from the city about a bush blocking the sidewalk. Why did the city contact me and no contact form the management company?
Very quick to respond to needs of owner and tenants
There have been a few problems this past year with our property. Brickleys responded quickly to make sure that the tenants could be comfortable. When a new refrigerator was necessary, they complied with our wish to purchase an Energy star rated appliance.
Trustworthy and good communication
Brickley's has managed our rental property for almost 3 years. In that time I have found them to be very open, honest and trustworthy. They are very fair in their pricing and have good communication and prompt service for the both owner AND tenant. I have dealt with others. I highly recommend them.
