Overall, working with The Guarantors was a very positive experience. As someone trying to secure a lease, their platform made the qualification process fast, straightforward, and completely stress-free. The online application took only a few minutes to complete, and their team was responsive and professional throughout the entire process. Communication was clear, and they got everything finalized with my leasing office without any hiccups.
​The only reason I am giving 4 stars instead of 5 is the cost of the security bond/deposit coverage. While it definitely beats getting turned down for an apartment or having to pay a massive upfront cash deposit directly to the landlord, the fee for the guarantee bond was a bit higher than I initially anticipated.
​If you need a reliable cosigner service to get approved for your dream apartment, I definitely recommend them—just be prepared for the bond fee to take a decent bite out of your move-in budget!

Fast answers and outstanding communication

Do NOT lease from The District at Forestville Apartments Maintenance is HORRIBLE I moved in on the 9/11/26. I should have read the reviews. NEVER ignore the red flags. I viewed the first apartment not what I was told by the leasing office, I was told I would get a fully renovated apartment with walk in closets with washer & dryer in the unit not true. Broken shower knobs that doesn't work properly, tried to take a shower water just stopped completely from shower head. Call office for maintenance No one answers. Run Run 🏃‍♀️ donot stop here to rent. They trick you with a insurance policy that's NONREFUNDABLE through a third party call The Guarantor which cover them if you skip out on paying your rent. My credit was excellent so I didn't need them to really get approved. Long story short don't rent from these people not good at all my repairs has not been done yet. Water in gritty bathtub has been constantly running since I moved in on 9/11/26. RED FLAGS...
