However ThinkCozy kept true to what they said and delivered a like-to-like room as per their videos and a clean house like no other.

I stayed with ThinkCozy for over a year…
I stayed with ThinkCozy for over a year in both Bundoora and Burwood East, and I highly recommend them to anyone looking for a comfortable and convenient rental experience in Melbourne.
The accommodation was always clean and well-maintained, and I felt safe thanks to the smoke alarms, CCTV, smart locks and secure environment. One of the best things was how convenient everything was: all the essentials—like pans, pots, cutlery, dishwashing liquid, toilet paper, and baking paper—were provided, making it easy to settle in right away.
The location was also fantastic. Shops, clinics and other essentials were within walking distance, and public transport was close by, so getting around was never a problem. If anything in the house broke down, Andre and Michelle responded quickly and arranged repairs without delay.
Communication with the ThinkCozy team was smooth and professional. They were approachable and genuinely cared about the tenants’ comfort. Plus, the friendly atmosphere made it easy to make new friends and feel at home.
ThinkCozy truly lives up to its name—cozy, convenient, and well-managed. I’m grateful for my time there and would definitely recommend them to anyone!

Overall decent experience
I stayed in the house for 3 months and overall had a decent experience. The ThinkCozy team were all very nice and great to communicate with. It was very easy moving into the house and also when leaving. The room was a good size for me and a convenient location near tram/bus stops, woolies, and retail parks. I also liked that we had weekly housekeepers. However, a downside for me was that maybe the walls were quite thin as I could hear everything from the room beside me and below which made it hard for me to get sleep some nights. There were also some issues with the shared supplies with a delay in laundry detergent and we went without toilet paper for around 4/5 days which was frustrating. Lastly, I felt the house rules weren’t really enforced as dirty dishes were constantly left out, food, and laundry left in washing machine, although this is more a housemate issue. Overall it was a decent stay, there were just a few things which made it a little difficult for my comfort and my schedule/lifestyle didn’t match my housemates which made it difficult for me.

Our Team is very disappointed that we did not meet your expectations and fell short of delivering the standard that would have warranted a stellar review. Your comments have certainly highlighted areas for improvement in our processes.
I’d like to also share some background details about certain circumstances that may not have been immediately visible to the household.
1. ‘Thin Walls’:
A common misunderstanding among our overseas guests is the nature of modern Australian home construction. Unless built before the 1930s or explicitly constructed as solid brick homes, most contemporary Australian houses use stud walls—made of timber studs with plasterboard on either side. Some may have insulation between the panels, but many do not.
As operators, we do not have control over the construction materials or techniques used in the properties. Wall structures vary: some have solid brick, some are timber frame, some have insulation, and others do not.
In addition, most double-storey houses in Australia have timber floor structures, which means sounds may carry between floors and through walls, especially at night. While our Quiet Hours policy and having respectful neighbours help to mitigate noise, it’s not always possible to eliminate it entirely.
With our detailed knowledge of the characteristics of every of our rooms, we suggest and match prospective residents with suitable rooms according to their work schedules and noise sensitivity, during the pre-offer interview, or recommend exploring housing options outside of a co-living environment.
2. Toilet Paper & Laundry Detergent:
During a high-demand period, we experienced unexpected difficulties in restocking supplies. Our primary retailer had run out of toilet paper, so we ordered from an alternate retailer, only for the courier to lose the delivery (three large packs). We had monitored and waited for a week for nothing, before we were informed that the package had been lost.
Fortunately, our original supplier had restocked by then, and the order arrived the next day.
Our property manager was at the property that week when the delivery failed to turn up. He engaged with our House Coordinator to meet the urgent need, and arrangements were made to buy some temporarily.
We have in such urgent instances, asked residents to buy where needed, and reimbursed them. If you had informed us that the availability of toilet paper was very important for you, we could have done that for you too, so that you would not be inconvenienced. Our other residents in the house informed us that they understood it was out of our control, and they had taken the initiative to buy some for themselves to tide over the period of time.
Our House Coordinator even offered to buy some for the house, for the time being. He was very kind, but fortunately, our new order arrived the next day.
3. Dirty Dishes / Laundry Left Behind:
We absolutely do not tolerate dirty dishes being left in the sink or laundry left in the washing machine. We were aware who was responsible and addressed the matter the individuals multiple times.
Your frustration is entirely valid, and it was equally disheartening for our property managers to see the issue persist. That said, Michelle and Lea acted quickly on every report and communicated with the household, particularly with the individuals involved.
Our aim is always to attract and retain respectful residents, and our policies are designed with that goal in mind. Unfortunately, even with the best systems, managing human behaviour has its limits—something you yourself rightly noted was a housemate issue.
We’re sorry you didn’t get to witness the positive changes that occurred after your return to the UK.
I'm truly sorry again that we have fallen short of your expectations, largely due to situations and limitations out of our control.
We will continue to learn and improve from this experience. Thank you again. 🙏

Well-managed and Supportive
We stayed at the Bundoora 1 house managed by ThinkCozy for around 6 months, and it was a great experience as our first rental in Australia. From day one, everything was well-organized and easy to manage. The property was clean, well-maintained, and fully equipped with everything we needed for a comfortable stay.

ThinkCozy and team was super friendly right from the starting. The procedure to rent the room was super fast and smooth. The 9 months of stay that I had was very convenient. The house was well cleaned and maintained. Cleaners would come every once in a week. Gardener would come once in three weeks. All the amenities, consumables were provided by the team, so I had nothing to worry about that. Even the housemates that I've met so far were so friendly and supportive. The house duties were done nicely by the housemates without any problem. The rooms are spacious and are living up to the video shown by the ThinkCozy team. I would like to personally thank Andre, Michelle and the whole team for making my stay a memorable, cozy stay!!
