Zero Deposit issued a Guarantee Certificate for my tenancy. When the tenants later accumulated substantial rent arrears, were evicted through the courts and a County Court Judgment was obtained, Zero Deposit refused to honour the guarantee.

Their reason? I could not provide a historic HomeLet reference report for one joint tenant—a document that was never in my possession or under my control. The referencing was completed by the letting agent before the tenancy began.

My question is simple:

If the required referencing had not been completed, why did Zero Deposit issue the Guarantee Certificate in the first place?

If the referencing was satisfactory when the guarantee was issued, how can the later unavailability of a document held by a third party suddenly invalidate the guarantee?

A guarantee is meaningless if it can be avoided on this basis years later.

I have repeatedly asked Zero Deposit to identify the contractual clause supporting this decision and to confirm whether the missing reference was reviewed before the Guarantee Certificate was issued. I have yet to receive a clear answer.

I invite Zero Deposit to respond publicly to these questions so that other landlords can understand what protection this scheme actually provides.

To desperate to recover money . Not considering that people maybe away to respond specially during the summer holiday when schools are closed . Treating like customers are all fraud .. too many emails and also sending emails to the guarantors .
