Terrible experience with Select Home Warranty
We had a horrible experience with Select Home Warranty (SHW). Our refrigerator was broken, and a claim was filed on 2/18/2026. 2 days later, the technician finally responded, saying he wasn't available until 3 days later! After all the waiting and phone calls, SHW told us that because my 9.5-year-old refrigerator is still under the LG "10-year warranty", they don't cover. We need to call LG! The LG tech came the next day and told us that a 10-year warranty is only for the compressor. Problems like this always involve many components, but he could fix it for 550 dollars! So we reported back to SHW, but we never received any response! They refused to pay us ANYTHING for the claim up to this day. I called SHW yesterday (4/14, YES! 2 months later!), their representative still told me the same cheating message, "Please check your email, the reimbursement form will be sent to you in the next 5-7 days". I have been waiting and calling since 2/18 (today is 4/15)... If you think you won't be the victim, Good Luck!

I don't even want to give one star. I have had SHW for over a year and have paid on time every month. I have never had to use them and have had two service calls I paid the fee for. The last time was for my garage door opener and the tech they sent was awful! He was aggressive and rude. So I ended up using a local company instead. I have been waiting over a month for my reimbursement check of a whopping $125. I have been told not to cancel until I get the check. I asked to cancel my warranty before the scheduled $35 payment and was told they would not deduct any more payments out and yet they did on the 11th. I called this morning and was told they could not reimburse my payment and that if I want to cancel my warranty I have to pay an additional $75. What kind of company is this?? How they had such good reviews is beyond me, but now I know how shady they are so I'm sure they wrote every one. You will never speak to someone in America, they are all reading from a script and can't help you. When I asked to speak to a supervisor she called and I asked to speak to her supervisor and she said she didn't have one. I said you own the company? She just kept asking for my last 4 digits on my card to take more money. I just spoke to a guy that was worse than a used car salesman! He kept trying to get me to give them a second chance and I just kept saying "PLEASE JUST CANCEL MY WARRANTY, I NEED SHW OUT OF MY LIFE!" He finally said he cancelled but it will take a few days. I have a terrible feeling that he lied like the rest of them. I have now had to cancel my credit card so they no longer have my information to keep taking my money after I have asked them not to. I don't trust them. So huge inconvenience. They are just trained robots!!! Run don't walk from ever signing up with this company.

Select home warranty IS WORTHLESS
SUMMARY: over promise, underdeliver while reminding you how inexpensive the (useless) policy is, never less than 45 minutes to get ahold of someone (in the Philippines call center)….. horrible and worthless.
We have had a home warranty, with several companies over the last 15 years. I went with this company because unfortunately they were one of only 2 I could find that serviced the area of the home we just purchased. BIGGEST mistake. Made all sorts of promises, including the amazing offer that my rate will not go up for life which is what duped me. Last month pool pump went out. Seized. It took over a month of unanswered calls, emails, was then assigned a company to handle my repair that is 4 hours away (so they denied doing the repair) twice, then was told to find my own repair company and submit a quote of repair for authorization, when it finally got authorized, I was only authorized enough to cover less than half the cost of JUST the pump! 400 dollar cap and pump alone is 1300. Nevermind the labor and piping that needs to be redone, they won’t even cover the cost of simply the pump!!!! Not to mention when you call, it’s a call center in the Philippines. Can barely understand them half the time and they are VERY rude and condescending. Finally spoke to someone with clear English when I wanted to cancel the policy, but even then they only offered an additional 100 dollars. STAY AWAY from this company.
No Service, No Accountability — Completely Frustrating Experience
I opened a plumbing leak claim on March 25, and more than two weeks later, I still do not have a technician assigned.
Initially, a technician was scheduled, but he refused the job, stating that the company doesn’t pay him. That alone should tell you everything you need to know about how this company operates.
After that, I was told to find my own contractor and would be reimbursed only $100 — which is completely unrealistic. No qualified contractor will come out for that amount, so effectively I was being asked to do their job without proper support.
I’ve called multiple times and was told the issue would be “escalated,” but each time I’m asked to wait even longer. Meanwhile, I have an active plumbing issue that has gone unresolved for over two weeks.
For comparison, I have policies with First American Home Warranty and Choice Home Warranty on other properties, and they consistently get technicians out within 24–48 hours.
At this point, it feels like this company is happy to collect payments but is unable or unwilling to provide actual service.
I would strongly advise others to look elsewhere.
I will be seeking a refund on both of my policies and will go to another provider

They are trying to offer you 2 free months extra. They are not doing nothing to you. There are a scam, big company, scam. If I can give them less one start will do that. I'm not saying that because I don't like them.I have 12 policy with this scam company. And every time I called, they said, policy said, we cannot do that policy said, we cannot replace that. Dishonest company
I submitted a claim for my water heater. Tech came out and determined it was not repairable. Select only offered $175, claiming it was due to depreciation. They said the heater was 20+ years old when in fact it was only 7 years old. I ended up replacing myself at a cost of just under $800. They are dishonest and after screwing me over, still penalized me $75 to cancel. BUYER BEWARE

If zero stars were an option, SHW would earn it without hesitation. I made the mistake of switching from American Home Shield to SHW in October 2025 because they were cheaper and, unbelievably, recommended by AARP as “customer‑friendly.” That claim is flat‑out deceptive.
My nightmare began in December with a leaking refrigerator. SHW sent a technician who did nothing but complain and then disappeared after the diagnostic. After more than a week of delays, they sent a second “technician” who wasn’t even a plumber—just a handyman working for a property manager. To make matters worse, that property manager proceeded to harass ME as if I were one of his tenants. Completely unprofessional and unacceptable.
In March 2026, I filed another claim when my toilet stopped filling. SHW assigned Total Repair Now, a company with a 1.9‑star rating whose negative reviews mirror my experience exactly. They performed the diagnostic on March 24, SHW approved the repair on March 25, and then everything stopped. Fifteen days later, nothing has been fixed.
My toilet has been running nonstop due to a broken shutoff valve—an issue SHW is fully aware of and has acknowledged as an emergency. Despite daily calls to both SHW and the contractor, I get nowhere. SHW’s overseas call center reads from scripts, offers no real help, and repeatedly tries to restart the entire process by demanding new diagnostics. Their solution? Wait four more business days or find my own technician.
SHW takes your money and then abandons you when you actually need service. Do not trust their promises, their “process,” or their so‑called recommendations. This company fails at even the most basic responsibility of a home warranty provider. Avoid SHW at all costs.

Incompetent Phone Support
If you’re lucky enough to actually get a human on the phone, be prepared for a miserable experience. The wait times are astronomical, and once you get through, the representatives are dismissive and unhelpful. They seem trained to stick to a script that avoids giving any real answers, making you feel like a nuisance rather than a paying customer.
The "Technicality" Trap
This is where they really get you. I have submitted legitimate claims for essential appliances, only to have them consistently denied based on obscure technicalities buried in the fine print. They will find any reason—no matter how small or irrelevant—to avoid paying out. It feels like their entire business model is based on collecting premiums and then engineering reasons to reject coverage.
Zero Follow-Up
Perhaps the most infuriating part is the complete lack of engagement. Once a claim is filed, the silence is deafening. There is absolutely no follow-up. I’ve had to chase them for weeks just to get a status update, only to be told the claim was closed or denied without anyone ever notifying me. They have no respect for your time or the fact that you are living with broken equipment in your home.
The Bottom Line:
Select Home Warranty is happy to take your money every month, but they will vanish the moment you actually need them. Between the broken portal, the rude support staff, and the constant claim denials, they provide zero value. Do yourself a favor and stay far away. Save your money in a dedicated repair fund instead—you’ll be much better off.

Read section 9.1.2 of policy - doesn't cover anything if there was no maintenance performed on it (verified by pictures and techs), a whole listing of exceptions, and will not cover INSTALLATION of any covered parts - and the max they will pay for any appliance/part is $150. Do not go with this company!
They will never have my business again
They will never have my business again. They sent a plumber to resolve a leak in the bathtub, only to say they needed to submit documents to select who said they never received them. Of course, the customer service is horrible. After making repeated excuses on why their repair service didn't get them the right documents and leaving a leaking pipe running, I hung up on Select Warranty - which they proceeded to harass me over the phone, calling 5 times. Never again. Never. Save your money.
Not heard back after 2 weeks. Scam Company.
I filed a claim online to get my refrigerator fixed. I immediately started getting calls that I couldn't answer because I was at work. When I finally answered someone from maybe the Phillipines, asked me the same questions I had already filled out online. They said I would be contacted by someone for the appointment. I got an email saying this could take 48 hours.The next day I got another email telling me to get my own repair service and they would reimburse me 100 for the visit but I had to send any quotes to them for the actual repair.That was on March 18 so it has now been 14 days and I have heard nothing from them. I don't want to pay out of pocket. I just want them to fix it. It has been my experience that all these home warranty services are a scam. BEWARE!
Check the poilcy in detail before you pay
A few years ago I would rate them as Good. Now in 2025- 2026 They are so bad. I am searching for Class action. If I have three caims they have NOT acted on.
They say they cover HVAC but they showed me details in their policy that they never snowed me. That they do not cover "electronics" in the HVAC. Electronics is 95% of HVAC

we put in a claim on our air conditioner. It was four days before a service company came out to inspect. Tech said fan motor was out and needed to be replaced. Select was made aware of situation. Select asked for 3 years of service we supplied 2 years. Select would only pay $150.00 and it cost $500.00 we paid company. I asked how can a motor be serviced, they could not give answer. I will be cancelling. To top it off we never received any call backs...

Select Home Warranty felt like a complete scam to me. I faced two separate issues, and each time I was connected with agents overseas who seemed to have no customer service skills at all. They made empty promises, only to apologize later when nothing was resolved. Both of my claims were denied, even though the contract clearly stated they would be covered. Save yourself the frustration and keep your money.
Save your money, time, and mind- stay away from SHW
I paid upfront for several years of "coverage": the technician sent was incompetent and misdiagnosed the problem. Then, he ordered the wrong part, lastly it turned out that the issue was another and was DENIED! Overall, last 3 claims- denied. It has so many limitations that is NOT worth. One technician told me that they have problems getting approval from the SHW team to perform repairs/replace appliances. I have had other Home Warranties in the past- no problems but this one is by far-the worst.
